I ask because some of my neighbors told me to check my mortgage statements bc they were being charged MORE than what they should have been...for numerous months...until they "officially" became South Carolina residents - even though their primary residence is here, they were still charged a higher % rate until they can prove they were S.C. residents (proof of S.C. driver's license, etc.. ??) Is this true?? They also told me to notify my mortgage company ASAP bc I shouldn't be paying the higher rate here that they're currently charging me EVERY month. Is this true?

Hello! Yes property taxes are still calculated the same way. Whenever you purchase a property, refinance or even change the deed in any way (add someone, take someone off, move into a trust, etc) then the county automatically puts you at the 6% rate. You have to actually apply to get the RESIDENTIAL EXEMPTION. This will not only get you the 4% residence rate but it will also exempt the school taxes for further reduction. You CAN get the money back from the County if you have been over paying. You will need to notify them and then complete whatever documentation they require for proof that you were and are not claiming another property as a primary residence elsewhere. Once you are 65+ and have been an SC resident for a year, you can also apply for the HOMESTEAD EXEMPTION which further reduces your taxes...however you also have to apply for this - it is not automatic. Yes one of the requirements to get the primary resident rate is you have to have your car registered and SC license.

I would never ever again buy a condo high-rise building in Myrtle Beach. I own one oceanfront right on the Grange strand. Near surfside and it’s nothing but a money pit the assessments the assessments the assessments they don’t tell you about the assessments. Besides your high HOA fees, all the other bullshit things they make you pay for.

Thank you for your question. No, right now there are no laws requiring these however that is something in the works. In the meantime, many HOAs have voluntarily started to get the Structural Engineering Reports and Reserve Studies completed because of the collapse in Florida. We do have a video on this as well. It is a good question to ask when considering purchasing a condo here in the Grand Strand.

I stayed here and it’s beautiful… We stayed on the top floor.. gourmet kitchen, 4 bedrooms 5 baths 2 dining rooms two living rooms office space a library and laundry room… The wrap around pool, beachside amenities and your in proximity to EVERYTHING. !!!

Thank you for watching a video and for your question. Most one bedroom condos in the Grand Strand DO NOT offer a washer/dryer in the condo. A few here and there do however. Most 2+ bedroom condos DO have a washer/dryer in the condo. However, again there are a few that do not. Most of the time, if there is not a washer/dryer in the condo, the building offers a laundry room with washer/dryers pay per use.
