@@aary9176 in Turkiye rents are high and there are a lot of small families and newly married couples. Actually if you research this market further you’ll find that this is the most ideal apartment size to buy as an investor 🙂

On Sahibinden app, when looking for land there is zoning status option for Villa and for Residentially. What is the difference? Can both be used to build a villa style house

@@scaryjoker in villa zoning normally it is 2 or 2.5 floors, and other may have more floors for buildings. But be careful zoning status settings are in many cases incorrectly selected by the land owner or in some cases misrepresented by the agencies. You will have to research them or deal with a local contact like myself who knows the zoning regulations of the region well

We dont rely on infill walls for supporting the structure. The grey structure you see in this video with columns and walls are what will support the structure along with the foundation below.

@@Sandybay888watch the video carefully and pay attention to the various columns and load bearing walls (wider ones), you will see how they are situated perpendicular to each other, acting as shear walls as well as load bearing walls. Well these owners actually like having neighbors nearby, and still having the privacy of their own independent villa. If you want more privacy , just need to go further away from the city. Also the prices for the land gets cheaper too and you get more privacy.

Purchase before application. BUT the properties you buy need to fit the criteria and you need to follow the process, otherwise those properties will just be regular purchases and not for citizenship.

@@marie-joelleraussou well for you it might be too much but for someone else it might be well worth it. Everyone’s situation is different. Depending on your circumstances it might be worth it or not, even if it was $250k or $100k it depends on your own circumstance. If you have $400k worth of property somewhere with rental roi of 3-4% and low capital appreciation prospects over a period of 3-5 years, and you are in need of an additional citizenship with Turkish citizenship matching your requirements, then it is a no brainer for you and your family to sell that and purchase real estate in Turkiye for citizenship. So it really depends, make sense?

Is citizen by bank deposit a reasonable option? Would the YUVAM account support 2 years + 1 years extension? It is easier and protect the fund from fraud or fluctuating real estate prices.

@@brianliao5268 yes for sure if you are not interested in the real estate option and are really risk averse then it might be suitable for you to go with bank deposit option. The YUVAM account supports the 2 years + 1 year that is required for attaining citizenship and protects your investment from currency fluctuations. I however advise going with the real estate option always as it gives you a cash return per year of currently 5-6% net quite conservatively and considerable potential appreciation during 3-5 years when compared with the bank deposit option. Nobody bro, nobody. If you go for a villa, the least they could offer you was privacy, and you don't even have that. Your neighbours can watch you swim from their balcony. It's embarassing. Goes to show you Turkish quality. No hate to Turks, but you can tell the difference from European/American and even Asian quality.

Merhaba, I've been following your channel for a while, love the content. I have a question for you to maybe be able to better understand the market. I watched the video when u were showing the home build in Istanbul that was very cheap per m2. Now my question is how can this Alanya Villa be 2.7 usd and is so far from the sea and the materials used for the build cost maybe one to two10th's of the price listed. I would love to build a House in Istanbul myself because it would be much cheaper and buying Real Estate in Turkiye seams like a luck of the draw type of thing. I understand that the whole land buying and permit process in Turkiye can be very dificult especially for a foreigner but do you think its worth it in the end? Thank you for your input

Thanks a lot for sharing your thoughts. Build cost has increased in Turkiye and has caught up with the world, before when it was quite a bit cheaper to build now it is only slightly cheaper than Europe. I believe it is quite worth it only if you have already decided that you will live in Turkiye and also have checked out the prices in market for readymade properties, nothing suits you, then you decide to build, you will get it done for cheaper and also get something totally custom which is designed with YOU in mind, so def worth it in the end.

I've been following the real estate market locally here in the usa and in Turkiye and its crazy how the pricess keep going up everywhere. We built our own home here in the usa and saved a lot of money by doing it. Insallah when we are ready to move maybe I can build something in Turkiye as well.
