That’s pretty wide, but to each their own! I will say, I’ve not seen a 6’ hallway in anything residential… and not really that common in commercial either.

Hey Jim - we ended up using America’s Home Place to have our home built. (We went with stick frame construction.) There are tons of metal home companies out there tho, and having a custom package prepared and installed for you should be relatively easy!

We are about to sign with AHP today. Building two custom houses connected by a vestibule due subsiding issues. Having them connected allows us to build another house on the property. The guys at AHP are awesome. They built my buddies house and someone he knows and both couldn’t be happier. They needed specialty items and AHP was the only builder willing to do it. We are going with grey board and batten as well lol. Thanks for sharing. We are starting a KZbin channel as well but will be awhile before we have enough footage. We have a lot of dogs so they will be part of the channel. We are also going to start a farm, so will show all that too. So freakin excited!!

Good morning, did you build a post frame barndo? If so how did you take in consideration the framing when you designed your floor plan? I’ve been using a barndo designer and the post are spaced accordingly. So you would have to take in consideration those for windows and doors. Curious to here. Thanks.

Our septic was approx $6-7k if I recall, but that was 2 years ago.

Our painters sprayed, and then came and and did finish/touch up by hand. They actually came back again when we weren’t happy with the finished product. The owner of the paint sub-contracting company contacted us directly to make sure we were happy.

How close was the actual cost of building compared to what American Home Place offered and was there any unexpected cost. What was not covered in the home. Like site prep

Site prep or "LAND IMPROVEMENTS" as AHP likes to label it will be exponetial to the base model price. Also the physical issues of the land you are wishing to build on. (who they hire and how experienced they are with equiptment can factor in). Time is Money thing. AHP has a minimum 'LAND INPROVEMENT" costs. It is in the neighborhood of starting at $56,000 and upwards as they deem necessary. It probably has to do with profit? Best to ask them up front for an "honest" estimate! Land Improvement can go as high as $100,000.

It really just depends on your home site… we spent maybe an additional $20k or so on site prep (septic, dirt work, construction driveway, we’ll, etc) But all of those numbers were quoted to us prior to signing, and we had an allowance system for all those items. I believe in the end, we maybe only went “over” by less than $3,000 on our entire home project. I chalk a lot of that up to our construction manager and his lengthy experience in the market.

This may be a stupid question, but if your barndo is a 40x20, how did you get a 38x18 with only taking off a 1ft barrier of property? Shouldn't it be 39x19 or am I missing something....like I said this question may seem stupid but doesn't make sense to me. TIA

You have to subtract a foot from each wall dimension so 40’ - 2’ = 38’ same for the 20’ sides as well. Hope that was clear and helps 👍🏾

Switch the master toilet to the other side of the sinks so it can be more private, maybe a half wall or even enclosed.

Add a ground contact rated base board so the doggos don’t push the wire from underneath. Also some one bys running across would look nice. It would turn it into a corral fence.

Thank you so much for taking the time to make this video. I’ve watched it a bunch of times. It actually helped us decide to build this plan. Since there is no model that we could walk through I am so grateful to have this as the next best thing. We are about to sign with AHP for a build in NC. Now that you’ve been in the home for a bit, besides the commode height and recessed can lights, is there anything else you can recommend or wish you’d done differently? Also we are thinking about adding a wall when you come in so basically a hallway by front door. Then leaving most of two facing half walls open facing the great room but with sliding barn doors to close inward, to make a flex room. We needed one more area to sleep guests but also wanted a quiet spot off great room to use for puzzles and games with bookshelves and Murphy bed. I didn’t want a lower level so hoping all the extra sq footage will work for us this way. What do you think? I know at the time of this video you were planning that area as game area. Did you change things around? Btw your wife really chose some beautiful finishes and colors. Any advice would be greatly appreciated! Thanks again! Cat

Thanks. We did the vaulted ceilings, so it wouldn’t have made sense for us to enclose the front room/space. We did ultimately place the dining table nearest the front door, and a round table near our double doors. It has been the “kids table” for large gatherings, but serves as a daily drop zone for keys & school forms. The living room is still where we intended, next to the kitchen. Makes it nice for us to be able to have something on TV while cooking 👍

Having the same problem finding floor plans and steel erector. Atleast the welded kind. Takes much more steel with the prefab barns.
