I’m a Realtor right outside Memphis, Tn and I am shocked your Realtor didn’t educate you on these items. Plus, ALL BUYERS should have a home inspection. Especially on a 100 + year home but in reality every home. This is the reason Realtors are getting a bad name. A good agent is worth their fees, just make sure you hire a good one!

That’s is great! I am in the process of purchasing my first home, it is 83yrs old. Monday I was informed a have a portion of clay pipe that needs to be repaired & I also have knob n tube wiring that should be replaced. Idk what to do, I wanna buy this house but not if I have to repair everything the same year is purchased. I need to figure out how long it could last before these things need to be replaced. No way to know I guess. Do you have any updates on your home repairs? Thanks for the video

Congrats! I have a colleague who quitted TikTok Seattle after several months. The main problem according to him was language barrier in the organization - Mandarin Chinese was the main language for communications. He was born in China and came to the US in 1st grade. He has no problem speaking Mandarin Chinese for everyday topics, because he speaks Chinese with his parents at home, but he found it very difficult to use Chinese for work.

Thanks! I was in the same boat, I only spoke Chinese at home with zero vocabulary for work related terms. When I first joined, I didn’t even understand what simple terms like cost/revenue was in Chinese, but I asked around and found everyone to be so helpful

Thanks a lot. Taking brown then. I have big hands and don't like sensitive and mushy (however it is spelled in english lol) keys. I like it clicky and with a bit resistance. Since I am in chat support, proper typing gear is essential. Even in office setups they just give you cheap HP keyboards. (But I am freelancer now)

@@badeng4787Yes! A good inspector can even put a camera down the sewer line. Their Realtor should have been able to educate them on most of these items also! I would warn my client on any home with knob and tube wiring.

Plumbing 10-20k Sewer 10k-20k Electrical 10-20k water heater replacement-4k Earthquake proofing-no idea Double pane windows 20k She is lucky I would Add 25k -40k for water proofing and draining water around foundation and repair of foundation cracks.. especially if ure in water table…

This was really helpful. My partner and I are looking at a 1952 home (also 2Bed 1 bath) to buy and we are in escrow. My partner and I are on the fence bc the house still needs some work like you mentioned. It might be too expensive of a house for us but we really want it. Thank you for mentioning price too.

Try gateron yellows if you enjoy linears. They are FAR superior to Reds and dirt cheap they have incredible springs that are slightly heavier in the bottom and they sound fantastic esp lubed. And if you want heavier switches and an incredible sound profile. Get black v2s but do keep in mind that those are a tad heavier and a LOT more expensive. Plus no matter what unless you're using click switches you want to lube them. And living switches is fkn hell. You need krytox which is hard to get in most places and often the people that sell it ask unfair prices. Then you need to spend like 10 hours lubing switches.. its the most mindnumbing sh ever. But 10000% worth it.. switches become buttery smooth, no more spring ping and incredible sound

I guess it is not right to say that a person should replace a water heater that is more than 12 years old. The one in my home was a 1984 unit with a pilot that must be lighted by actual flame. I was thinking about replacing it in 2019 when I bought the home.However, after I replaced the sacrificing node and checked the structure by using a small hammer to slightly tap the bottom of the tank, that thing was solid. It still functions perfectly today, then I asked one of my neibhor about the age of his water heater. Guess what, it is almost the same age. It is prudent to check the water heater every year if it is an old unit though.

I like membrane more all of them are just too loud even red switches when it’s pushed all the way down. My fat cat always stomp on my keys and it ruined my mechanical keyboard in 6 months, but not membrane tho it lasted many years not a problem is found
