I'm not sure I quite understand the 'no garden' on the new build. There are windows on most of the walls. What is just outside those walls? Is it completely surrounded by streets? If not, why isn't there ground out there? Or, does that ground belong to a lower down flat?

Don’t be confuse buying the dip in a bear market, with guaranteed future returns. Just because that company is down 60%+ from ATH does NOT make it a sound long-term investment. Make sure you’re investing in great companies. kudos to Georgette Wong

My house is north facing. It’s an end of terrace and only has a 30ft garden. I always have sun in part of the house. On a hot day I have cool areas at the back of the house which can bering much relief. I don’t think the north facing thing is such a big issue in every house and it’s best to assess each house with a visit, before you dismiss a winner. If a house is terraced it is more of an issue.

I live in the US, so certain things about house buying in the UK are not what I’m used to here. The main question I have is, why does it take months to finalize a sale? I’ve bought three houses, and watched my children buying houses, and the process never takes more than a couple of weeks past the offer being accepted!

Bigger isn't always better. They should have just taken that million dollars and bought back their old house. Bet the buyers would have sold it back in a heart beat and enjoyed the profit!

You dont downsize to free up capital only to spend all your money on a huge house where 2 peas rattle around most of the time.

Should have forked out the xtra 5k, as it was a real quality property: great area/views to die for/quality concrete construction plus tile roof/excellent size/+ with outbuildings as well!... Could have knocked 5k off reno project. Instead, they missed out altogether. Will go to someone that appreciates it more

Delightful young couple, so loving and down to earth as well, I hope they have found the perfect spot. The retired couple are still adjusting and should take their time, remember their objectives and compromise with cost of owner/operating costs in mind! Good episode!

The longer the older couple look around to buy their house, the less house their money will buy and not to mention rent eating into their money from selling their beloved house. In the end, the purpose of selling the house so they could have more to spend in their retirement years might not pan out as houses will get more expensive and cost of materials of redoing a project will be much higher. Just in the last 2 -3 yrs, cost of goods/heating etc. has gone up anywhere from 25% to 40%. Kids and grandkids visiting ...that is only about 4-5 times a year and not be every weekend. I am surprised that Phil did not go in at 515K or 520K instead of full 525K. When the seller knew they were cash buyers, he/she thought he could get another 5K atleast. It took a lot for the couple to come to the same page, and they didn't want to get put out of their comfort zone with the 5K extra for the house and the budget of doing up the house later going up from 65K to 80K. We all know too well that construction work always goes above the estimate by 15-20% and job takes longer than the initial time frame.

Love Kirstie & Phil - however all the whiners make me crazy - Kirstie and Phil need to be paid $100,000 minimum an episode to put up with all the whining - guess the whiners just can't put things in perspective - wow and wow - P.S. the poor lady downsizer tries so hard to smile - slightly pathetic

The older couple are not looking at the right sort of property imo. They have the money to buy a comfortable,manageable home with a view to some relaxation rather than purchasing something that needs loads of work. The Monkton Farleigh property was lovely but they’re obviously not into downsizing! Bath is a gorgeous city and anyone who is able to buy a property there can consider themselves very lucky but if one of the couples are in tears of disappointment on first viewing,I wouldn’t even consider it!

Kerry may not get what she wants unless she gets a plot and build a house themselves. How they would have the energy to start on that house they lost out on, not only the house but the land to maintain, and the cost to heat etc on their pension. Personally i think the house they sold has made them so unhappy and obviously regret selling it. Shes a very sad looking lady, hope they get something soon and love it.

So I am retired and prefer to spend time in my garden. Cooking is now an afterthought so I usually prepare my one meal a day in the morning so when I come in from the garden it's minimal effort. Who needs a big kitchen and five bedrooms when they could be going on holiday, stop in and visit the children, enjoy life!?!?!? There are hotels that you don't have to clean.

Isn't it a bit provocative to ask one partner what they would do if they were not with the other partner but alone? Does that help clarify what the couple needs to do as a unit, or is it just plain divisive?

Downsizing never means downsizing. They ALWAYS say, 'I need more room.' The older couple is not being wise at all. Don't buy a house when you're OLD with the idea that somehow your far-flung children and grandchildren will fill it. Buy the house that you TWO need, with maybe ONE extra room - then go and stay with your children and grandchildren. The older you get, the less you want to clean and maintain in a house. They need a course in the realities of aging in place.

It is so irritating. How is 3800 square feet, for one older couple "too small"?? They want room for everyone, in a smaller house. That's physically not happening. How often will everyone be there at once? Compare that to the time the couple will be living there, by themselves. It isn't practical to maintain what amounts to a hotel, year around. If that's their mindset they shouldn't have ever sold their barn.

I think the older couple needed to be told from the first conversation: consider building. If they could get a reasonable plot on the edge of a village, for example, and then rent while building a house to their own specifications, they would be happy. He can do work and reads the design magazines; she's mourning the home they created together before; he wants modern and open; she wants cottagey character. Their own design could artfully blend everything they like while giving them a very personal, bespoke home in which to age in place.
