Hi, really great video, very informative. Thanks.. Though still quite confused with the last tip though.. In the example you provided, you'd still pay more total price when you included the agency fee in the purchase price (108k), than when you negotiate a lower price without agency fee (106k).

The upfront fees include a 3.57% agency fee, 6% property transfer tax (Berlin), and 2% for the notary, totalling 11.57%. Now, comparing two scenarios: *1) Negotiating a Lower Price:* Let's say we successfully negotiated the property price down to 96,430 EUR. Without including the agency fee in the price, the total fees would be 11.57%, amounting to 11,156 EUR. *2) Including Agency Fee in the Price:* Alternatively, if we negotiate to include the 3.57% agency fee in the property price (making it 100k), the total fees at 8% (agency fee included) would be 8,000 EUR. While it's true that, technically, the total price is higher when including the agency fee in the purchase price, the initial savings of 3.57% can be beneficial for clients with lower savings. This approach also opens up the opportunity to reinvest the savings (3,156 EUR) into potentially better investments. Hi!. Thank you for your message. Let us answer in 2 steps here. The first is the requirement for 100k income, as this is often misunderstood. The income that's taken into account is the "taxable" income, not the normal gross income. If you do a tax declaration there are multiple things that you are allowed to deduct from your gross salary (f.e. insurance, pension payments, additional household costs, rides to employment or the free tax amount for kids), lowering your final "taxable" income. That means that the real gross income can be higher than the limit mentioned in the program and you should take a look at your last tax statements to see if you qualify. Also, for each kid the income limit increases by 10k. Regarding the second problem. Indeed the shortage of sufficient properties at a reasonable price is a problem known for a while already and part of the general "housing crisis" in Germany which leads to higher rents and prices. With programs like this (and the stoppage of programs for lesser energy-efficient buildings) the government tries to make sure more and more of these properties will be built, but so far it was not successful due to long planning and permit times as well as currently high building costs. However, more and more new builds switch to this standard and buying a house on your own allows you to reach the requirements at a cost that is still manageable if that is an option.

Hey! Indeed private banks have (thankfully) lowered their interests quite a bit since their peak in November. However, KFW loans can still be an interesting and important factor for a clients mortgage, depending on the individual situation. Especially if you meet their criteria for energy efficiency or if you don't have a lot of equity and need to finance a high % of the purchase price the substitution from KFW can be very attractive and in most cases lead to a better offer overall. This is at least not reflecting the reality but also lead to idea that this is Ukraine to blame. I hope that will never happen, but I doubt that in case of attack on GErmany by other country you would call it German war.

I'm interested in buying a second-hand apartment, it feels kinda risky though because there might be hidden problems with the apartment; and I don't know all potential problems to look for, I know I should hire a Gutachter if I seriously am considering buying the apartment. I bought a German book about this, but for houses, and I want an apartment, and also the book is in German, so I read it through Google Translate. Hopefully something there is interesting for you to get inspired by.
