Hey man In practice the most you could have in a 3 bed is 6 people but you would need to meet the standard for licensing for 6 people. Licensing is based on people count not room count. As for mortgages, they’re happy to proceed if the house is a good house without issues and you have all the relevant consents: planning & licensing & certs etc

I want to know: Do I keep contributing to my portfolio in these unstable markets, or do I look into alternative sectors?

I’m a contractor, and my job doesn’t permit me the time to properly analyze my holdings/evaluate stocks myself, so I’ve had a fiduciary " Jenny Pamogas Canaya " actively restructuring my portfolio for the past 7 years now to match the present market condition and that’s how I’ve been able to stay afloat, knowing when to buy and sell…maybe you should do the same.

You’re best bet here is to pick up the phone with a broker in the industry who can give you more info, up to date rates and talk you through the process. They’ll also be able to choose a lender that is best for your particular circumstance. Not all lenders do the term exit but using different lenders should not be an issue

Hey, you need a minimum of 4 rooms for an HMO. There are 3 beds out there but they don’t tend to stack up as well

Well uhmmm where to start but here we go. Lived in this house around 1962 to 1964 before moving to Manchester. Its history going back to the orignal family that built it and the church that used it as well as it being a hotel have an array of different tales that are what make it so special. Maybe im a bit bias as it was my first home.

it seems not so easy to get bridging finance as they expect some level of experience and income from the advice I've been given by niche advice!!.

Hey, bridging finance is extremely flexible and can be gotten with no experience at all. You need a broker that is focussed on bridging products and knows the market but we have never had a client fail to get bridging finance
