Would you not just flip a house with that money? Deposit for a bridging loan, refurb as best as possible for as cost effective as possible, aim to add % of value and then sell? BTLs are more risky than they’re worth these days with 100% of your rent coming from a single tenant….

Landlords are going to continue to sell up due to the threat of the removal of section 21. This has caused a shortage of stock meaning rents have gone up. If it is indeed removed, the selling up will increase, which in turn will increase the rents further. A total loss for tenants everywhere. I bought my first rental 6 years ago, and was charging £600 per month, but that house would now go for £1,100 per month at market rates. This is mostly due to the threat of removing section 21. By the way, I let this house for £800, so my tenant is very happy.

When that happens you have to leave the property to rent until the market catches up. I wonder what the reevaluated value was…could have refinanced for £95k and got some money back to invest elsewhere

Flawed if the mortage is the basis of being trapped. You don't get a mortage you simply won't get a house, ever. So you are even more susceptible to hiking rents for the rest of your life. Leverage is fine if you are finding ways to manage your life and finances around it. Life is tough and requires sacrifices in order to get to a future where you can thrive

I’m just a casual investor mate - property is my day job & index funds and s&p500 is my occasional sideline thing. To increase your £888 will take time if you can’t add to it. Compound interest is great but takes many many years. The more you start with and /or longer you leave it to compound the greater the results. To increase current savings, reduce expenditure. If you can’t, you need to increase incomings. You could use that £888 as a start up for potential “side hustles” I.e. Flipping products. One positive to take away is you know your outgoings and have savings. You’d be surprised how little people know about their incomings and outgoings let alone actually saving.

A bit related to that, I once saw a Short in which a guy says: "the youth is not a time for fun, it's time to work (hard)". Some youngsters might think they are "too young" to have such mentality. Sadly I can't find that video.

Possibly they want less air b&b more likely long term lets for a larger pool of working bill payers, home owner occupiers uplifting the quality of the homes. Governments need workers to make tax contributions, so a lot of it comes down to cost of re- morgaging or cost of new mortgages for first time buyers. bond markets can predict future mortgage rates.

In real money (gold), house prices are fairly stable and haven't gone up. If you measure wealth in a constantly debased currency (£) you are delusional and don't understand the difference between money (a real asset) and £ (a government issued IOU that will never be repaid, it a measure of debt not wealth).
