Great video very honest and saying how it is. I totally agree with you I am not buying buy to let in 2023 absolutely no margin in it. I am focusing on renovation of my exiting older properties at the moment.

For me buy-to-let is never a bad idea. As long as the interest rate is below inflation and the monthly returns work out to something you are happy with after analysing a deal PROPERLY, why wouldn't you consider it? Good properties may be harder to find than they were before but they are certainly still out there. Look at what the 'big players' are doing...your big banks, pension funds etc, they are currently investing literally billions into property while some of the same companies are funding media articles telling everyone that property is dead!! For me, even IF the first few years are a bit tougher with slight market fluctuations, you will never lose out in the long run.

It's a bad idea for communities, for the neighbours of your short term get rich quick plans. Every renter shouldn't pay rent. I applaud the Tennant's who bankrupts the get rich quick merchants. Isn't it strange that buy to letter money grabbers don't care about us residents in OUR communities, so why should we care? Don't rent, squat!!

@@KevinCambell-ig1ty do you not realise that if there weren't private landlords renting out properties it would be even worse for the housing shortage? If anything you should be more annoyed at the government for not providing more housing to people who need it. Renting properties is just the norm for people until they are able to buy their own, I've been through that cycle and don't have the bitterness you seem to. I know plenty of landlords (including my previous landlords) who do care about their tenants and don't overcharge rent etc. Also if you knew anything about property you'd know that buy-to-lets are not a get rich quick scheme lol, wise up!

@@edenbreckhouse look at the long term growth of property - it has NEVER gone down in value over any 10 year period, including the 10 years before, during and after 2008. When it comes to property, the banks, trust funds, pension funds etc know what they are doing. They are buying property knowing in the long term it will grow in value while issuing statements telling everyone to sell their homes. Seriously just look at the figures and they speak for themselves.

Wow! A buy to let Guru being refreshingly honest. Well done that man! I sold in 2019 but never saw Cough Cough cold coming and missed 25%. However I piled into physical art, antiquities and physical gold and silver. So yes, all opportunities of investment can be profitable but always never be married to the trade. Good luck to you and your wife on the Ecel adventure. Also can you do a video on how the government have sneakily reduced Capital Gains Allowance! I can’t believe that more people are not aware👍 Keep it up and good luck!

I know someone who took a year to get a tenant out and when the tenant moved out they also took the landlords stuff (appliances, furniture etc). The landlord stood and watched the eviction and their lawyer just said, leave it, its not worth challenging. The only plus was the stuff stolen looks like it has been trashed too. The state of the property handed back was terrible. They sold the property, not worth it.

So crap to read. I don’t know how anyone feels that behaviour is justified. I’m probably £8k down by time court date comes around & then I dread to see the state of the place too. See constant parties on their socials & family members who shouldn’t be there. Nuts how the government offers no other solutions & doesn’t support those offering one. Makes me want to sell it too but I have to remind myself how it took me 30 years to get the house & being one of the first in my family to do so. No fun being a LL nowadays.

For me it still works, the rents have increased to cover the extra mortgage costs. I rent my BTL'S to organisations that look after them and I don't need to worry about getting paid. Also there isn't many things where the banks will lend you 75% of the asset, you can't do that with shares and remember that debt goes down with high inflation in real terms. I also think the level 'c' for EPC's will have lower standards as the government can't afford to put half a million homes uninhabitable, there's not enough housing now. I feel rents will keep increasing the more that landlords get out the sector. I do find your videos very useful and well put together 👍

Renting to organisations is a great point. It can mitigate some risk. We do it with our 10 flats. Do you think they work if you was to buy another one? I’m not disputing some existing ones work. But I’m referring more to spending 25% on a new BTL. (There’s always the odd exception) but are rents moving well enough to combat the interest rate rises & extra stresses on a LL? Just asking.

@@TheAnxiousInvestor I don't mind you asking. I think you need to do your due diligence even more so. I recently looked at a 1 bed flat that could probably be made in to a 2 bed, the figures worked but someone wants it as a residential so I'm not competing with them and it was a cheeky offer I made...I'm kinda regretting that one. The rents probably aren't moving up enough atm but I feel that they will keep creeping up and I'm hoping mortgage rates will start coming down a bit. I'm thinking while people are being fearful then there can be opportunity as Warren Buffet points out, it doesn't feel long ago that you couldn't even view a property as the market was so hot. I'm all about the long term and leaving them to my kids so I know in 25 years every property in the land would've increased in value. It is interesting to get lots of different views though.

@@HarvysHotDeals some charities need housing and will just pay you even if they're empty, a domestic violence charity is one I've let to. Council refugee scheme can be good but not as high as private rents but will do the maintenance in some cases and no agent fees. Try businesses that need to house contractors. Hope this helps a bit.

100% agree with opportunities being present. Remember this is only referring to standard BTLs how most the population know it. I’m not referring to adding value via extra bedrooms, refurbs, title splits etc etc.

The EPC rating is killing all landlords. This government hasn't thought through and putting pressure on landlords and only benefits to rich corporate landlords. This is not on!! The government should have some scheme and guidelines to help landlords to reach EPC requirements. Really disgusting what the current government is doing.

They need to encourage more startups. High streets are a disaster, so few independents. They can’t compete. Not sure what the answer is. If the big corporations pay very little income tax it wouldn’t hurt to give the independents the same reliefs.

The banks in the UK are investing in Build to Rent so they get the rent. In the US large corporations are paying cash to buy up properties to rent and I would think that will come to the UK

BTL has always been a foundation element of my retirement plan and I was going to buy another property this year but haven’t been able to make the financials work. I’m struggling with viable alternatives that produce reliable income. Any advice would be greatly appreciated.

It’s tough because the question itself and answers require more context around circumstances goals risk appetite & resources. I personally wouldn’t buy a BTL this year unless it’s genuinely below market value & you’re happy to accept the points made in the video knowing you’ve made “instant equity”. I am too exploring other options. Further investment into www.healthxcel.co.uk as we’ve boot strapped it. Or buying commercial buildings or business as I’m in the process of refinancing 2 properties we built with no debt. Im looking into gold and blue chip stocks too as they seem to be lower in price. I’ve got a lot of income stream / business type videos on this channel too that may help my friend Best of luck

I can't see them coming down much at all where I live in a London suburb. There's still high demand and that combined with wages going up and more borrowing power means a small decrease in prices will get people buying. Only time will tell though.

@@Louisthesaxman1 I did a comparethemarket on mortgage deals with 25% deposit. All mortgages were showing 6-7.8% rated fixed on 2 or 5 Yr deals! Checking what it would rent for I'd be break even! The market will have a reckoning and Don't trust the advertised price it isn't realistic. My family had a semi detached sell for 265 after having offers of 300k fall through from September last year.

To some degree but it’ll obviously impact cashflow. But it’s one way to mitigate some of the risks absolutely.

😂I am lucky I think, but not complacent! In UK landlords are essential but rarely appreciated! We all need the shelter of a home, whether we own or rent. I was bought up to realise that in a depression people only need food and shelter. I am talking need not want. I do not make huge profits yet am expected to pay for all upgrades needed to comply with the new laws. It is tempting to sell up and buy a posh home for me and claim money from the state believe me greed is this motive! and frustration! We need some funding for the service we provide! Many are better off wielding a stick and catching bipolar! These people get a better income, no stress and do not need to pay tax, filling out that confusing form, fearful of doing it wrong! I cannot afford an accountant!

100% Right, BTL is just not worth it anymore, why be a Tax cash cow for Govt, you do All the work, Govt just takes !, taxes applicable all the way up from purchase to sale, the taxman get his cut full stop, not prepared to do it anymore !! I'm in my 50's and am selling up & out of the imaginary profit & so called capital appreciation. I don't trust pensions, only investing into S&S Isa's for as long as they last, at the mo 100% tax free, no hassle, no dodgy tenants or repairs !!

Yes circumstances are key but you re missing the point about the current environment. The sector remains of interest to cash buyers because the alternatives are so volatile - what you gonna do with spare cash? The way things are its basically a gamble. Plus there are companies now that buy, refurbish, let and gaurantee rental payments for you.

If the house market drops then I will just be buying more buy to let’s ,, just check out the tenants well take a decent deposit, keep the property in good nick,it does help if your in the building trade but I will never sell my properties, all the setbacks are just occupational hazards, but property itself doubles in value every 12 years and that’s without the rent it’s a win win for me

What about the business failure rate Versus house prices doubling in value every 10 to 15 year's? Or the lack of housing stock and yet huge increase in demand for accommodation? 2023 maybe not the best year BUT Warren Buffett once said that it is wise for investors to be “fearful when others are greedy, and greedy when others are fearful.”

Agree with Warren, but I’d double check the house price rises. I’ve done videos on this. They don’t increase or double everywhere. Some have yet to recover from 2008. Buying properties now for me is all about the ROI I want. Which I’ve increased for myself to continue. It’s just increasingly becoming more difficult due to costs & then the added constraints / changes to LLs.

Business failures is a good point to raise but BTLs are businesses too. A bad property, run of events etc can be just as painful and likely cost you more than bootstrapping or starting a business. My current LL is selling, I’m trying to get rid of a tenant to sell, and there’s been more reports of LLs leaving again since this video. Of course that’s a small sample I’m using but I think the BTL dream that was once an incredible asset to be a part of, isn’t quite the same. The argument now is, is it still better than nothing or the banks? That’s a personal decision I suppose.

Great. Buys to let's have devasted communities,. People come and go, some good and some bad. As a homeowner I despise this get rich quick scheme. In my avenue now there are several of these houses, all of which have not nice Tennant's. In my, and most people I know who own houses agree, we hate this. I'm not a vindictive person but when buy to let owners properties get trashed, we celebrate🎉. Buy to letters don't care about communities so why should we care. Stop this vile practice, put your money into gold or property renovation. People like you shouldn't be filling a market that council social housing should be addressing

The government could build 2 million homes in 5 years. If they wanted. Money for Ukraine was found from where ? ..really can't understand why they just don't build more homes. The good landlord's will do well and the bad ones will go under.

Good landlords still getting shafted sadly because it takes a bad tenant to leave you 8 months in arrears with no real promise of getting money back. Powers have shifted so much. A LL messes up it’s fines, potential jail or repossession. A tenant does it, it’s “stay until you’re kicked out by bailiffs” Also banks are buying more property as we speak. So it’ll be interesting. As for the first part of your comment - don’t get me started mate 🤦🏽‍♂️

I think serviced accommodation has troubled waters ahead due to glut of supply and new legislation. Plus, it’s no 'let and forget', more like running a hotel, a full-on business, and not for the faint hearted

@@TheAnxiousInvestor I have 2 BTL's and seriously considering converting both to SA's, the Government might change the rules again but if they do I can always convert them back to BTL's again. I totally agree that now is a difficult time and with little profit margin left after all the running costs. Fortune favours the brave who BTL in 2023?

Now is the best time to invest, prices are lower than they have been in the last couple of years. Interest rates will start to come down. If you’re in this for the long term property is still the best investment class. We do BRR and have bought a number of properties this year we will keep expanding and look at this as a long term investment. Rents will also keep going up year on year.

Prices even if they was 10-15% lower wouldn’t compensate for the rise in interest rates though. It’s definitely not the “best” time to invest. Most investors are sitting on cash atm. However that’s not to say BRRR doesn’t work and if you do it right, get a high enough ROI it’s still good to invest. But I’d never say it was the best time, we’ve seen better times only a few years ago & no doubt when recessions fully kick in and we see the aftermath of QE etc we’ll see more opportunities. Glad it’s working well for you though and best of luck for all ventures.

Because the field is bent in favour of the huge Funds. If you aren't a huge fund, best beware.. There are a billion better investments for Joe/Josephine Soap than a "Buy To Let".

Good luck, I still think Property is the best especially if your refinancing every couple of years to pull out the equity.
