Thank you Barbara! I know that's a concern for a lot of folks so I try to touch on it. The further north you go into North Carolina the more you kind of risk things, that's actually able to be seen via Google maps. The coastline to the Long Bay kind of veers to the East and that whole chunk of North Carolina kind of sticks its chin out waiting to get punched by the hurricane as it goes past. As usual, Myrtle Beach got off easy...!

So bad, one of my neighbors have had it with CAMS, and have put their home up for sale....just to get away CAMS!!! Other than that...I'm still a happy clam

@SoBelle100 ...it's not just Meritage management company. If you're looking for a home here, be sure to ask before you choose a home to get a copy of the management company, HOA COVENANTS, CODES AND RESTRICTIONS. that way you can an idea of living there. So many buyers think all HOAs are alike. Unfortunately, I worked for a long time in the largest POA in Texas. So I know what's reasonable and what isn't. Altho I asked many times for a copy, I was ignored. Should've been a red flag, but I wanted a Meritage Home for all the reasons you were positive on them! It's a good home at a very affordable price!

Hi Jen! Was literally out there 2 hours ago 🤣👍 There's really not much in Longs besides the grocery store, some produce stands and farms, and a couple golf courses. For some people they prefer it that way! The housing is definitely making its way in there though. That shot of me in the video standing at the gas station and kind of going in a semicircle? That's it, that's downtown Longs! Folks that live there like the quiet and rural aspect of things, and when they want anything more than that grocery store and gas station Little River and North Myrtle Beach are all right there, 10-20 min away depending on what you're looking for. Wish I had more for you as far as the look of the place. Did that help?

I've got a video in production that's going to show more of the "downtown" area (even though it's not huge, it's just the Little River waterfront). Revamping the entire shooting and editing process and it's taking a while but behind the scenes production is still producing and shooting is still shooting, I'll have it up for you guys as soon as I can 🤪! Love Bridgewater and their home styles, they're in the process of starting a sister development right on the North Carolina line that also is going to be put on camera as soon as there's something worth putting on camera. Chesapeake homes does Bridgewater and I'm one of their top "outside" people. They'll definitely let you design whatever you want as long as you're building from scratch, but if there's a spec house in the process of being built they can't change much there because the county permitting won't let them. But you can absolutely option out whatever you want right out of the gate as long as the permitting isn't set in stone! 😁👍

I need to do more of those videos those map videos are fun to make 😊 South Carolina does not have the mandatory roof replacement like Florida, and as far as home insurance rates have risen a little bit but nothing like Florida. Really, the rates here rose a little bit to offset the losses that they took in Florida. I talk a little bit about taxes in a video on my channel called "7 hacks for buying a home in Myrtle Beach". Obviously taxes and insurance vary, but as a general guess on a $400,000 home, your taxes would be about $1,800 a year and your insurance would be about the same maybe a little more. It depends on the house and a bunch of other things but that's a decent thumb rule to go off of. Did that help?

We may reach out to you if we decide to visit the area in the Fall. How does the south and north strand tolerate hurricanes?

I would say on level there's no advantage to being North strand or South strand when it comes to storms. Most of the time they drive by and it's a glancing shot that hits everything equally. We don't get that many direct hits. Any place that's prone to flooding, be it North strand or South strand, has the potential to be an issue after a hurricane though so the thumb rule there is don't be right on top of a river or a tributary and that's a good place to start!

I 100% agree with you but I have to make these videos for the poor folks from around the country trying to escape where they're at, that's why I generalize there...to them, until they get here and understand the difference between the cities, it's all Myrtle Beach. Just the same if I was moving to New York I wouldn't appreciate the difference between the different boroughs until I was there and established. To me? Looking at it from the outside it's all New York to me 🙂👍

The entirety of Myrtle Beach is a mix of local South Carolinians and people from all over the country...you could easily walk through the grocery store and bump into Boston Irish, New York Italian, and Lowcountry Gullah before you even left the produce section. I'm not sure if I answered your question right, did that help?

It's about 60 mi from the southern tip of Pawleys Island to the northern tip of Little River as the crow flies. You can make it from one side to the other in about an hour and 15 minutes or an hour and 10 minutes, faster if you get lucky with traffic 🙂

Permanent residents pay a base rate of 1/3 less on property taxes than folks declaring a second home or an investment property in South Carolina. Depending on where the house is there are additional tweaks that could make the second home or investment property more expensive tax wise but for a primary resident you're going to be 33% less at the very least. And the taxes aren't horrible. I'm sitting in an 1800 square foot house in Socastee at the moment, my taxes are like $1,400 per year.

Kudos to you for thinking next level 💪😎👍 While the expanding foam insulation kind of grabs/holds any water that leaks in and stops it from spreading sort of like a sponge (thus preventing water damage from spreading and destroying more drywall), there's nothing organic in it for mold to feed on like there would be if there was wet wood or cloth or something like that. Water held in that foam won't grow mold just like if it were held in a steel pail or porcelain sink. And the only reason I know this is for the research I did for the exact video you watched because if not for a builder mentioning that to me I would have never known 🤣👍

I lost everything I owned (and I mean everything including my golden retriever and cat) to toxic black mold that was hidden inside the walls of my San Diego home. The seller did not disclose the water damage or the mold. It took me over 400 IV’s plus lots of education so this would never happen to me again. It’s now a survival, life or death skill, for me. Thank you for responding. I am seriously considering a move to SC so I hope to connect with you.
