EVICTION in less than 24 hours for tampering with electric meter. This stupid act could have caused a fire in the ground floor. Flat putting at risk several babies and children above and their parents. As a landlord we would have been in court for. Manslaughter had our systems and checks not caught this stupid act Tenant thought they could get free electric by jumping the meter. Our Monitoring software alerts us if usage is unusual so we investigated. Do you know anybody who would replace a lead valley with flashband take a look at the results. While inspecting this roof I was horrified what I found Some cowboy roofer did this to 8 valleys on this roof storing up a huge repair now to replace the valleys and roof timbers This video shows why you should not use flashband for a valley not only does it rip but shrinks and creases trapping debris. Indemnity insurance for houses that have no planning or building regulations approval is a waste of time, I am just going through the buying process for a property, and it's come to light that the side extension to the property has no planning permission or building regs approval, now I think due to the size of the extension it would come under permitted development, but that doesn't get away from the fact it doesn't have building regs approval, that basically means at no point during the build was any of it inspected, ie footings, drainage, floor slab, roof, steel works, an indemnity won't help you sell the house on, what you will require, and it's what I'm going to ask for is a regularisation certificate, the council will request that areas of the existing extension are checked, they may ask for the steel to be exposed, or floor, they will ask for test holes to be dug in various areas, and only issue a certificate when they are happy that the building regulations at the time of the build where followed, please don't rely on pointless indemnity insurance, that won't stop the piece of steel falling on your head while your watching TV

Thank you, I deal with building control and planning in my day job, I was told, but the extensions been up over 10 years, my response was "says who" how can you prove that, I won't be lumbering myself with an illegal build, otherwise I'm buying the problems, anyway I've told them get it retrospectively or I'm walking away @@PropertyWithAndrew

The current woeful state of affairs with enforcement and listed buildings is defined by two changes introduced by the Conservatives. The first is the removal of consessionary VAT rates for authorised alterations to listed buildings. Whatever else may have been said about this tax relief the hard fact is that it represented an inducement to owners of listed buildings to come forward and declare their intentions by making a Listed Building Consent application. This worked comparatively well I believe. Now this concession has been removed, many chancers wanting to avoid the extra effort needed (and the risk of refusal) crack on anyway. If it's an external alteration this means no planning application is likely to be made either, nor having the building work scrutinized by Building Control or an Approved Inspector. If the alterations would raise the Council Tax band, then the Local Authority, and the community at large, is being defrauded. The other factor is the program of austerity under the Conservatives. This has squeezed Local Authority budgets. Planning fees are set by statute but are very low for many types of application and for Listed Building Consent no fee at all is due. Local Authorities have had to prioritise more stringently than ever before and some of the first casualties were Design and Conservation officers. Even if they were not let go their hours have been cut regardless of the number of Listed Buildings in the planning area. Similar cuts have been made to enforcement teams. Some authorities have jettisoned old and more experienced staff in favour of younger and cheaper, with obvious consequences. A third more general factor has been that in areas with very high property values planning staff cannot afford to live there and commute to work, sometimes over long distances. Consequently they don't know the district very well, if at all. When WFH is factored in the area covered by the planning department can become more and more abstract and less regarded. A final note - there is no statute of limitations for unauthorized alterations to List Buildings. Whether the work was done even 50 years ago criminal charges can still be brought against the owner, the builder and the architect.

100mm of external grey foam and internally (he says at 5:41s) construct a timber frame inside 50mm of celotex or kingspan...consider you need now 12.5mm of plasterboard and then 2mm of plaster before paint. Do the math on your property with laser and a cad software and you lose MINIMUM 3 square meters. You are gonna end up with a wall of 384.5mm (100mm external wall insulation + 220mm existing brick wall + 50mm internal insulation+12.5mm plasterboard + 2mm plaster) . Do you really need that????? Who would in reality add insulation on both faces of the wall.

Any one with a listed building. I go by this golden rule:- Always approach for listed building consent no matter what your doing internally or externally. Then they will advise too what they approve and how and also advise what changes actually require planning applications / permission

Theres enough of everything on this planet to go around but the greedy horde wealth, land and possesions. While paying for the legislation to keep the poor in poverty and keep the rich in power and there is so much more like all the data showing we should get paid more then 20 at the current level of prices with no more inflation the only reason we would see inflation due to wages increasing is the greed of companies that want to make more money this year then they did last year. They can take a hit to their profits and still be fine we cant take a hit and yet inflation continues. Production has increased steadily profits have increased steadily yet wages have stagnated? Companies need to share the profit among its workers. To long the power has been in employers hands when its supposed to be in ours because they pay off our legislators and so on and so on we created money and the economy we can fix it easily so why dont we? Theirs more data and ethics to back up the factual statements ive made but ive already typed enough to prove my point so... oh and just about the tax stuff ya stop letting the rich not pay or dodge their taxes while auditing only poor people because the govt cut funding to the irs so they dont have the man power to look into the rich and powerful or sending money to countries that have universal healthcare when americans dont have it and get raped by insurance companies etc. Or sending money to israel to help commit genocide. Interedtimg as a grade 2 property has been changed internally without approval as it was all before the register. Owner died, son is selling it, and ive spotted there is no approval for any of it. This is a massive risk as he just wants problem gone.
