I live in the City of Anaheim, which owns the utilities. Do you know if your recommendations are applicable in the City of Anaheim? Will the City of Anaheim drop a new line from the pole to the ADU?

Depends on the city and situation. A separate meter was going to cost me $5K from the local power utility; it was much cheaper for me to tap into existing main panel and meter for my ADU.

I like the 45k price, but you already started with a 20x20 structure. Essentially you did more or less of a remodel. If you had to start from scratch this project would have probably been another...what 80k? or more. Wife and I are looking at a 24x40 from the ground up and just the permits and the hook ups alone are 45-48k. ----- Northern Calif. We're looking at a 250k plus build in 2025. Lot of money for less than a 1000 sq ft

You’ve got to factor in insulation requirements as well. I suspect you have to do closed cell foam insulation as you can’t fit r-19 batt insulation in a 2x4 stud cavity. Closed cell foam will increase costs of insulation. So not exactly a net savings of $X on framing costs. Great information though.

Very well put together video. There are a few issues when you asked what it cost to do electrical to the electrician. He said 13000 you said set 1300. You probably didn't catch it, but you misspoke. It all depends on what's being installed. Very well done. Ask for drilling wires through the post for wires, you can, you would just have to apply what they call simpson?tie shoe for structural strength, if you drill through structural

Hi Hektor, Do you have any good subcontractors (reasonable price) for grading, and foundation? I have a small ADU project in Torrance and the City requires to cut and fill 4 feet deep and compact it before footing.

Im all for saving money, but with the contractor, youre paying for wisdom, experience. Again, don get me wrong I wouldnt want to pay that much to a contractor. But you are very wise to use other resources.

Great video. I am a General contractor. I am currently building a couple of these lil units. Most contractors are over charging for these ADU’s. My overhead is low and currently beating any written estimate by around 20%. Great video!! Very informative.

Terrible waste of space. Why huge bathroom ??? Why not more room for living space ? Very inefficient!!

I'm a home/owner builder building an ADU. I have a question on what to do if the toilet vent pipe runs through below a window. My understanding is that you cannot drill through the king studs. It's a concrete slab. Any info will help. Thanks Tony

Good work ! Way to get it done. Essentially you just became an unlicensed general contractor. Hiring someone may have cost more but would have saved 2+ months of time. Tradeoffs everywhere. Love the content . Peace !

Great video, Hektor! I wish I had watched these videos before starting our ADU project-it would have saved us from some major mistakes that ended up costing time and money. After 5 months, we've successfully passed city inspection forthe footings, plumbing, framing, and electrical inspections, but there are still more inspections to come. Fingers crossed for the rest!
