Whatever you building or designing. I can tell you one thing that they will turn it back into slum. Building ke piche kachra fekenge apni khidki se , paan aur gutkha thukenge har deewar par , naake pe baith ke ladkiyo ko aurato ko chedenge aur har wo Ghatiya aur jahalat Bhara kam karenge Aur building me reh ke slum jaise hi jiyenge. How I know this Becoz same thing happening in Diva area where I have flat . People have just developed all these bad habits living in slums for ages and even when they go to live in new places they don’t change and turn these new settlements into another slum .

I might not be able to buy flat in Hiranandani now , but I know Niranjanji is the real Hira in manufacturing houses of US/Europe Quality in India, and there is no doubt such type of houses can be built by other tapori builders (like Adani/Godrej etc...) due to which life of buildings is declared as 35-40 yrs by BMC.
