So my sister lived in blue Springs off of Sunset Street.. and I visit her every holiday every weekend.. blue Springs is really nice and quiet. I love the fact that my kids would come for the weekend and they could run and play in the neighborhood bouncing from yard to yard with no problem. Parks and lakes it was fun.. they had a lot of shopping places Workout centers and family dollar. But I appreciated the most was that it was quiet and if we got a little rowdy in the backyard on holidays, no one really made a big scene or called the cops. We knew to quiet down at a reasonable time but also I love that we got to enjoy ourselves on her property. The neighbors were friendly. He had a pet squirrel. 😅 Blue Springs Rock. ❤🎉

Downtown needs a grocery store and other developments. Crime is real especially that RV situation is terrifying. Morningside community area. Murder and vandals and theft. Scary. I love my Levasy are better and Blue Springs is very awesome 😎👍 just bad things happen in the metro especially Blue Springs.

I'm on south OP. Cash is definitely king. I'm in a high-demand neihhborhood cause it's maintenance free, mid-size villas, thus, somewhat older buyers that have cashed out on longtime real estate. Based on that, we aren't affected by the rates. I feel so bad for buyers that need mortgages; it seems so unfair at 8%. Great video.

I may well be moving to Kansas City or the general region. I have a friend in Kansas City, and my cousin lives in Kearney. While the most expensive houses in Kansas City are obviously much more expensive than the most expensive houses in Kearney, I was VERY surprised to learn that the median home value in Kearney is much, much higher than the median home value in Kansas City. It is not even close. I figured it would be the exact opposite since Kearney is way out in the boondocks seemingly halfway to f'ing Iowa. I don’t understand why Kearney is so pricey compared to Kansas City. They supposesly have better schools than Kansas City (better public schools anyway). However, I have no youths. Also, they supposedly have a lower crime rate and are less ghetto-fabulous. I don’t know. But I am wondering WHY it is more expensive in Kearney. There MUST be some reason. I don’t mind paying the extra money and living in a tiny town in the middle of the boondocks if there is some legitimate REASON for it. But in most metro areas, it gets cheaper the further outside the city limits and into the wilderness one ventures (not the other way around). That is certainly true in San Francisco and Miami. If the only reason Kearney is more expensive on average than Kansas City is better public schools, I would just as soon go with Kansas City as I have no youths and even if I did I would send them to private schools like my parents did me. Why IS Kearney more expensive?

Really awesome question and excellent insight and how the market is here. You are absolutely right about most places being cheaper further south outside the city you go. There is a trend though up "north of the river". The more north you go the more expensive it gets. A lot of it has to do with overall desirability of the location and the builds that are happening. Yes the schools are better up there, the access to amenities like in Liberty, the demand of people who don't want the city, etc. All increase the desirability of Kearney. Also because so much construction is happening up there a lot of homes are newer which increases the price point as well. Also, you can get a good chunk of land out there too. But really it just a demand factor. I hope that helps. Let me know if I can be of service to you in your possible move.

I moved to Raytown from Salina, KS about 1.5yrs ago and I LOVE Raytown. My neighbors are SUPER FRIENDLY, all the people I've met have been nice. It's a dream location compared to where I came from. We were checking out crime stoppers etc for crime levels and stuff in Raytown and almost didn't buy our house here cause it said it was very dangerous here. But in all reality its not anymore dangerous here than anywhere else in the city. I LOVE living in KC, its got a vibe that makes you wanna be apart of it, and the pride you feel knowing you're apart of something greater than yourself is amazing. Where I came from there wasn't that sense of pride, the crime was getting crazy and people were not friendly. The only downfall of moving here is the traffic jams at certain hours of the day, but if you leave earlier or later than when everyone is getting off work its fine. It takes a little getting used to if you're from a small town in the middle of basically nowhere, but the joy you get from being here after the culture shock is amazing. I don't wanna live anywhere else but Raytown/KC.

Nice video. I grew up in kcmo and attended raytown schools. I've seen downtown Raytown decline over the years. I wish the leadership would be more visionary about how to improve it, how to attract new businesses. I've seen some new, local businesses. They have the bike trail near downtown. Lots of possibilities linked to that, Imo.

I visted KC for a few days (I stayed at the Westen at Crown Center across from Union Station). I felt safe in that area. People told me the area around the KC Zoo is bad.

Has it changed from the growing populations? And what kind of ppl are moving in? (From a population chart it grew like crazy from like 1-2 years ago)

According to what I am reading the population is growing by a steady 1% per year. I have not seen a demo breakdown. But what I can tell you because I basically live there is it seems like a lot of families are moving here from the Kansas side because the property taxes are cheaper and the schools are really good as well. I believe it is headed for a very positive population growth. But only time will tell. Hope this helps .

I live in Raytown and this gentleman is right. Cheaper housing and large property. I think everyone on our block has about an acre in the backyard. A neighbor on the street has chickens, a pony and a horse. A neighbor behind us has chickens and a goat. Crime on our street is and has been, virtually nonexistent. We all look out for one another. We don't mind not having a busy bustling downtown because more businesses like that attract more crime. That's why a lot of Raytown citizens hate the Walmart on 350 hwy. It's a large part of what has attracted the increasing crime and criminal element. I haven't stepped foot in it for about 10 years. Lee's Summit Walmart isn't far away and less crime. The schools in Raytown were until fairly recently, rated very high. When KCMO schools lost accreditation, there's been A LOT of people outside of the Raytown school district that have family living in the district that allow them (illegally) to use their address to allow their kids to attend Raytown schools. That's a large reason why the schools aren't good anymore. But if you homeschool or do private schools, I would safely recommend buying in Raytown. In fact, I am going to subscribe to this channel to keep it on my radar for when we sell in a few years. I really like the honest content.

Depends on who you are and what you look like. You don't see people expressing themselves and anyone that is different is looked down upon. People in masses bring a certain energy and Kansas City people will tell you all day long that their so cool. Yep if you're a good ol boy then you'll fit right in. Kansas City is HIGHLY SEGREGATED, it's either trashy, ghetto or suburbs that think they're Beverly hills. Do NOT MOVE TO KCMO OR KS. especially if you're black. The racism is very real here and it's not hanging from a tree racism.But it's definitely an energy here that won't allow you to climb. As a black man in construction it's very draining to either see Westport full of artsy people who act the same towards you as good ol boys do, or it's good ol boys who only like you if you LOOK like you could play for the Chiefs. It's a big small town with very VERY small minds. I promise you. We all have our own tales and I highly doubt this guy has the same experience. So therefore my words won't make sense
