One of the strategies I like to use to get better at running the numbers (especially in the beginning.) Is to ask an investor you know if you can run the numbers on one of their properties and see how close you get.

I have more than 4 times the money coming in that I need. It took 8 years. Didn’t have to deal with the military people who got rank by staying in instead of being good lol. I’m glad my pensions don’t work out.

I seen your hemlane video but arent they basically PM? do they get more expensive from a duplex as opposed to tri and 4plex?

Great questions. Takes about 2 hours a month to self manage them. (That’s the average. Most months it’s 30 minutes. A tenant turnover takes maybe 4 hours. So the average ends up at 2) Hemlane is software for private landlords. Some property management companies use it as well. But it isn’t a PM company. It’s the platform that makes managing easier.

Because when i want to get a 4plex through VA i want to be able to have the 2 years experience to let rent count towards income for the property. Utilizing hemlane will allow me to still be counted as a landlord with 2 years self managing my property technically correct?🤔

They grow up so fast. Why not spend that one more year to comfort her on her journey to independence. I'm in similar shoes. My kids want to stay in our house in overpriced area, but I want to slow travel or move abroad and in addition to everything save money. I decided to give them what they want, mostly comfort of their own home while they are kids. But then I'll fly the nest lol

That fear keeps millions of people poor. Reserves. Don’t retire u til your passive income is several times what you need. I could have half my tenants stop paying rent and still not have to go back to work. And in over a decade I haven’t had one late or missing payment. It’s easier to lose: A job. Stock value. The field you work in could be replaced with AI or robotics or outsourced to cheaper labor. I agree that real estate isn’t for everyone. Especially the people who don’t research how to mitigate risk.

With 5 or more units rents going up can push up the price. The expenses also matter since the value is based on the NOI. With 4 units or less price is based on comps. So it depends on what has sold in the area. I do agree with you though

I like to invest outside the larger cities. Better regulations even in blue states that hate landlords. How far do commuters driver? I would house hack since I have to live somewhere. It’s not forever. Just a year or two. Prices are the same in Seattle so I’m 45 minutes away.
