I have great tenants, and I’m dredging with rent raise this year…I always tell if you’d better leave I’m happy to assist you with finding more suitable for them, takes an asshole remorse out of me

Loved the face-to-face podcast interview format, Dion. We highly value the dedication you have shown in creating a channel that has, so far, aimed at assisting smaller investors/landlords. If your property is situated in a blue state that has recently implemented stringent rent control laws, would you agree that the binder strategy is no longer a viable option?

The binder in that case helps tenants understand why the rent is going up the maximum allowable amount. Less turnover. Instead of a cold email. And make sure your property meets the requirements. Like in CA a single family or duplex in your own name isn’t rent controlled but in a LLC is it. In Oregon a small multifamily when you live in one unit also isn’t controlled

When vacant I put the arlo system there. (Really rare to be vacant though) I don’t do short term rentals. If I did I would have exterior cameras.

Love it! Got to meet chad when we were both in spain at the same time. One question for you dion. It seems like it would be a common occurrence that the binder strategy moves the rent up to more than 2.5-3x the renters gross income (which I consider to be one of the most important screening metrics). How do you handle that?

I’ve never checked or asked what a renters income is. Credit score and eviction history. All I’ve ever cared about. A decade within it a late or missing rent payment.

My landlord tried raising the rent on me but I told him there were a family of raccoons living in the ceiling he didn't believe me until one of them now my rent is actually lower

I need to buy some raccoons the next time I rent lol. The binder method can work for landlords or tenants. Either way depending on the rent compared to area average.

Dion, why not go the lazy route and ask the tenant to find a price match for you? ie "your rent is X and the new rent is Y. If you can find a comparable home nearby for a better price we can work on the price". Seems like most folks won't do the homework and just accept the increase.

It takes less than 5 minutes to make the binder. 10 minute conversation. March 1 this year I started making $3200 more a month pure profit. Pretty lazy. Pretty effective. Tenants looking online would find comparable that aren’t the same. (Bedroom count or amenities like garage, car port, pool etc)

You are not truly "financially free" if youre still worried about what your tenant may or mat not do when you make your move as the landlord.

This is why we don’t have one tenant. Or retire early until cash flow is 4 times what we need. Tenants are diversified: 1/3 military. 1/3 section 8 1/3 working for retired. Takes me about 4k a month to live and I have 23k a month in profit. Your opinion of financial green means nothing to me. At all. Period lol. Stock investors are never free since all stocks can drop to zero. Property can’t. Money dies to inflation. Assets don’t.

@DionTalkFinancialFreedom Relax. It wasn't a personal attack I was making a general statement, which by the way is objectively accurate. On a personal note now though, if you feel you need to spend time justifying or explaining rental increases to tenants, you clearly are worried about them leaving, and incurring loss of rents , fixing up the place or whatever. If your cash flow is that amazing I don't know why you would waste your time doing that. Tenants are adults and they can comp out other rentals on their own. All making a pitch to them does is make them feel more empowered than they are. The only power they have is to stay or leave. Neither of those should make a difference in your life or bottom line if you are truly financially free. To each his own thoigh.

Your video isn't reaching the right people. 3. Not using video hashtags properly 4. Not sharing the video on social media sites. 5. There are not enough ranking tags. A6. Video performance: 0 out of 50 7. Not a single tag, description, or title that is optimized for search engine optimization. I have a lot planned for your channel. There are a few more reasons why your videos are limited to your channel. In a word, your video is awesome; such videos are in great demand.
