People define themselves as having "made it" or "defining wealth" by owning a home because we have been told that owning a home is the American Dream. But what about all of the people who are underwater with loans? A home can be one of the quickest ways to poverty as well. Ever heard of the term house poor? A house is somewhere to stuff equity, if you own multiple homes then maybe it signifies wealth, or debt. Interest rates on homes should never go below 5% again, which creates speculative bubbles that trap ill informed and easily manipulated people into buying more than they can afford. But.. yes you are right in that we all have entitled, high standards of living that have contributed to unaffordable costs of living. We can blame politicians and the Fed, but its also our fault too. We put people in charge that cater to entitled, irresponsible, unaccountable behavior.

One thing i can add is that there is no such thing as limited inventory. Look at china for example, houses remain empty and the price doesnt go down. They just demolish those buildings if there is no demand and dont ever drop in price

I offered two young folks an acre od land to help me build a house. Value of the lot is around $150,000. When they found out it would take about 5 years, they moved on. They still think someone is going to fix this crap. We will never see those no money down, no doc loan times again. 20% down is now standard and will be into the future.

I don’t want to they drop rate , this very bad for our economy, maybe short term you gain but long term they will destroy us, for me interest beste actually very low for this economy, so they know this why they will drop interest rate after that inflation again peak after that already many people have less money in their pocket, they will hike again interest rate for another 4 years, USA economy can’t handle this game anymore, either they will start big war or another pandemic on the way resetting economy once again. In 1975 the average American home cost $39200 and in 2023 with average inflation rate it be $264000 . In 1975 the average new vehicle cost$3500 and again with inflation rate the vehicle should cost $22000. The median household income in 1975 was $1500 and if going be inflation in 2023 a household income would be $11000. Below is proof. Inflation is never going to stop increasing or even keep goods and services at the current prices and proof is below with historical averages of the cost of living increases that beneficiaries receive in the past 48 years. The cost of living increase for Social Security Benefits between 1975 to 2023 is 3.8%. Of course, that'sj just the average. There were some yearsi with 0% increases (most recently, 2015) and some with double-digit increases (1980 andi 1981). There has been no increase of 6% or more since 1983 -- except for 2022, which featured an 8.7% hike. That means that inflation rate increase total of 182.4% over the past 48 years! Which in 1975 the average benfit was $257 and if that individual lived in 2023 their benefit would be $1540 a month. In saying that not being proactive and not planning personal finances for future inflation of goods and by budgeting, eliminating debts, and saving for the future unexpected expenses will lead to financial hardships.

Inflation over time causes a concentration of wealth. I know a family of 5 living in a hotel room, with 3 full time sources of income and no addiction to drugs or alcohol. This is going to cause major civil unrest soon.

It’s actually an extremely simple game. You use the bank’s money to get into the game, and flip a house or two for profit. If you don’t have the skills, don’t play the game. If you buy a house and proceed to pay the mortgage for 30 years you’re a sucker.

Property owners prosper because they don't need to trade their time for money. My house is paid off and I am lucky enough to focus on the business goals that need my time and attention which will catapult me into higher stratospheres of wealth opportunities. Living below my means (in a car for many years) is how I got here. Don't get a mortgage and buy the cheapest house you can bare to live in. If you can't pay for it fully in cash you truly can't afford it.

Yup, I asked the fence builder up the street from my Moms and asked a price per foot, and he told me the people he was working for booked 2 months in advance and lumber went up. I asked, did you buy that lumber at that price and store it?…of course not…therefore his point is moot, when he bid it, price was one thing, when he got there 2 months later, he lost money then…

My house is on the market all fully updated, electric, plumbing, insulation, heating. It’s selling high because I can’t buy another for less. Hoping someday home prices will drop so I can drop my price. Guess I just got to learn to be grateful for what I have.

I'm from Europe, and between Europe and the United States differences are getting decreased over time. I've been living in the US for 30 years, and the decline of the American dream is stunning. Right now, we are equal to live in poverty. It looks different in Europe but differences between those two are fading up very fast. Gen Z is the best example .

Refinance requires good amount of equity to do. When your house value is going down and down, your equity is also growing down which could disqualify the refinance. That's the secret in the industry 🤣

Do you understand...this cannot continue...if there is NO ONE that can afford a home...then there is NO MARKET for homes...therefore, there is NO REASON to build homes if they CANNOT BE SOLD. So, your doom prediction is completely wrong. Homes can be bought...but it requires more planning than buying automobiles...and, you may have to forego a new car if you want to buy a home. But, just keep on telling people that they will never be able to buy a home, they will believe it

Don't forget about Insurance & taxes - my PITI (Principal/interest/taxes/insurance) went from $1995 per month to $2250/mo. My insurance guy says it's gonna keep going up... - that's an extra $3000/year!🤒🥵
