How would you know the sale has fallen through? Or is that simply speculative ..

So there are a couple of methods to spot fall through's. For this we are making an initial list of properties that have sale agreed. Then tracking those properties by saving them to your shortlist and checking back on them weekly. When you come back and check them then 1 of 3 things you might see. 1). the property has gone grey and showing no longer on the market. that has usually be sold or taken of the market fully. 2). the property is the same and no changes. these are still sale agreed. 3). the property is no longer showing sale agreed and is fully on the market. these are the sales that have fallen through. on some occasions the sale might still be going ahead but the vendor has asked the agent to fully market it again if they are concerned the buyer might be delaying for some reason or the sale is very likely to no longer proceed hope that helps

What happen if my tenancy agreement expired after 1 year and the landlord decided to increase rent suddenly from 400 to 450 because of the mortgage and costs went up. Without fixing and maintenance house as requested and the situation of my educational time I strongly disagreed to pay extra and Increaseed rent and paid same amount like before regularly. But the £50 increased rent added up every month and after a year that made huge money and made a month arrear rent and landlord decided to give section 8. Without looking to give section 21 or any action when every month a same amount like before without paying the increase rent and left non sense. Could you help me can I be to right not pay the added up payment and appeal against them section 8 notice!? Thanks

Hi Can the agent or landlord issue and write a section 8 notice in past date!? For example today landlord call to give notice and warning to give section 8 notice but on form the date of issue is for a week ago and I would receive that by post a few days later. In fact already one week time is beaten. Is the notice valid and right ? thank you

Hi @Sam, Spareroom have updated their site and criteria since the video was created, but if you look at the top of the listings and in the sort box section you can choose ads by 'newest ads', then when you are looking at this list the very last properties on this list would be the oldest property listings hope that helps

Hi jen it can depend on how you prefer to run the properties, some investors do take this approach especially when they wish to be as hands off as possible However other paths are possible If you have full management in place your letting agents will often have a team of contractors and maintenance that can cover everything you need and some provide quick response times so you can be covered that way without having a monthly fixed cost to a maintenance policy it can be personal preference on one hands off property it can be good for peace of mind. for more than one property there are often more cost effective solutions hope that helps jen

DONT DO IT! 2 days to 2 weeks is a LIE, a big fat lie. They can get away with quoting this time frame as it only applies to very niche bridging loans secured on property you don't live in. These are "unregulated loans" If you plan to use a property you live in to act as collatoral, you are stuffed for a 28 day turn around. Why? Because if you use a house you live in, or if you plan to live in the house you are doing up, then it is a REGULATED loan aka a fricken full on mortgage, albeit with a team that will wizz through the standard steps faster than your standard broker. But not fast enough.... The property you are buying at auction will still require all the normal searches, (most can be indemnified, but you will still need to do some) but the main thing is that your secured property will need to supply asbstos reports, fire safety reports, etc etc etc, and you will need to book a valuation of both properties which due to the current state of the industry will take a minimum of 1 to 2 weeks to book in. Surveys hold everything else up and you essentially reduce your time to get this done to just 10 days to 14 days. It is very very tight, and you will basically be flipping a coin as to if you lose your deposit or not. And that's if you are ON IT, and can source every doc imaginable for your existing property, and complete all the paperwork you would normally fill in over 2 months of a stanrdard mortgage. Our broker told us we would get the offer in 24 hours after the survey, this was utter bollocks. The bridging loan part of the industry is full of essex boy types, who will promise you the world to get your business then just say "well thats how long it takes" ignoring the promises they gave you at the start. IF you are going to use a bridging loan, ensure you have a property you can secure against the loan that you don't live at, carry out a full brics certified survey and valuation on it before hand, get all the required certificates done, and check with your mortgage provider and make sure you can secure a loan on a property they have mortgaged to you, otherwise your bridging loan will need to include any outstanding mortgage in order to buy out your existing lender. This resulted in our scenario to add 120k onto the bridge making a previously safe loan with plenty of equity to a nail biting "if the auction house does not come in at this minimum value we are screwed, and remember bridging loan valautions work on the principle that they can sell your house in 120 days and are therefore "priced to sell" aka a LOT lower than normal valations.

Would the housing association or the council carry out the modernisation of the property and apply for HMO licence or do you have to do that before giving up property for social housing

Hi @wasemo it will often depend on the organisation what they require, but most I have come across require the property to be up to the right level of refurbishment If you speak to them early in the process they can give you the full requirements of what is needed so you can get the right properties, locations and plan the correct refurbishment

Hello lets say i find a good property to source. How do i get my fee? Do i just give the address to the investor to check out the property then ask for my fee in which he could potentially cut me out once he knows the address or do i sign a contract with the investor for my fee so when i provide the address he cant cut me out?

Hi Omari, the typical process is to secure the property sale in some way. Like an estate agent would sign an agreement to sell the property on behalf of the seller What paperwork you use and how you approach the sale very much depends on if you are acting on behalf of the seller or the buyer It is worth looking at the property ombudsman as there is more to consider than just the paperwork to get paid a fee but also what you need for compliance This link will help www.tpos.co.uk/ All the best

Hey @ Tony Nice find well done, there's a couple of next steps that could help If you know for sure it is a bank owned property then the next step would be to call the bank and track down the right department If you think it is, but your not sure, a good next step can be to look at land registry and see who the title ownership is You can do this direct with the land registry or do it via some third party tools. If you don't have third part tools accounts (usually quiet expensive for checking one property) then land registry is best eservices.landregistry.gov.uk/ This should give you name of owner and you can follow up from there Empty for 20 years is unusual though and there is often a reason it is empty and it might not be an asset they are selling for some reason Hope that helps Tony ☀👍 Good Luck with it

How about if the fee attached to the property found is 10k on 250k property, and that 10k is what you'd have saved by going to the off-plan developer and getting the 10k discount yourself, ie. it seems the adviser pocketed the 10k early bird discount and passed the property onto me at full price. Would you say that's something to worry about / turn down?

Hi Noah, It is common that property sourcers do charge a fee This can be really varied depending on a host of things and some sourcers charge a fee to a buyer as a buyers fee, some sourcers get paid by the seller as a selling fee. Using a sourcer should provide a host of benefits from them filtering and shortlisting properties, conducting viewings and due diligence and in some occasions managing negotiation on purchase price, project managing refurbishments or securing ongoing management for the seamless lettings There are a lot of variables too if value has been provided In terms of should you turn down a deal, it of course comes down to the fundamentals of that property Is the price you are paying providing value for you ? does it stack up for your goals and your aims ? with all costs considered (sourcing fees, stamp duty, buying costs etc...) does it provide a good value property compared to other options in the market ? Hi It's certainly a great video. I give my example, please give your opinion: I brought one BMV for 105k which costed me about 10K for refurbishment with £550 rent. After bridge loan of months, Mortgage was refused by two lenders. As a result of that, I paid bridge loan of £630 for 12 months instead of 9 months originally planned. After that I have boiler breakdown and other repairs with £5000k. But six months ago, I brought a new built for 205K which is yielding me £1200 rent. Within six months value gone up by 10K. Now, I am thinking my next few 2-3 properties will be new built although they may not yield the same as my recently brought 205K property. Please advise which is good strategy.

Not sure if its crowdfunding but is there anything that works like this...... I give money to somebody to buy a property and put up for rental, because of my investment i get the return of %. for eg.... I invest 5k for a person who buys the property and starts to rent it out, I get 10% of the monthly income after tax etc....? Not sure if its the same as crowd funding....

Hi MaximusJohal, it depends on the specific outcome you are looking for with ownership, but the closest I can see to what you are looking to achieve would be aligned with Crowdfunding so well worth having a look at that further There are different properties across different platforms and you might find that Property partner have properties available that are a fit for your aims Hope that helps

£10k *off* the asking price? Not here mate. In the Lake District, properties often sell for *more* than the asking price! The area has gained World Heritage Status, and that has bumped prices up...... We get 18 million visitors per year, and some of them move here after visiting the area....... Even a green field will cost you around 8 to 10 grand per acre here if you find one for sale, and no, you won't be able to build on it! Planning regs are a nightmare here. You can't even put an advertising board/hoarding outside your house if you work from home, unless you fill in reams of paperwork.......

Hi Brian, I know what you mean, not every location works the same, and for sure Lake District is very popular so finding the right property and price is ever more difficult That's not to say that there aren't outliers or situations where properties do get sold at a lower price than marketed, but I fully appreciate right now is very competitive and buyers over paying in some instances

Hi my solicitors issued section 8 notice due to rent arrears, tenants have not vacated the property. Inspection was done last month tenants were nit present and they are also in breach of the agreement as pets living at property. No contact from tenants and Notice ended today i asked estate agents to issue another letter to visit the property as we have not heard from them. Will this be used against me if going to court as 2 visits will be done in a month?

Hi Ezo Assuming you have given the required notice period to arrange a property visit I'm not sure why as you've mentioned would be a problem This should be something your solicitors can help with though who have helped issue the eviction notice Have they suggested this would cause a problem ?

Hi @josh yes 100% There are requirements you need to consider to setup as a property sourcer or buying agent, but sourcing property for buyers is a great model if you are able to add value to the buyer for sourcing properties they can't find easily and/or improving the experience, speed or cost in some way for them We have articles here on sourcing www.propertyinvestmentsuk.co.uk/?s=sourcing Hope that helps

Hi Webster, Both locations have licensing in place in select areas, if you visit the local council website for any area they will have a location plan which will identify the locations and boundaries for local licensing schemes This can be the case for HMOs and also for buy to let licensing of landlords in some locations Hope that helps

Hi @Farhad ideally the closest radius the better But it will depend on how many properties there are nearby as comparisons and it maybe that you need to scroll out further. You can also check out easily the stats for an area for rental yields, buyer demand, growth and more for any area at property.xyz/ Hope that helps :)

Hi @healthiswealth, are you looking to provide the accommodation or do you require the accommodation for assisted living ? A good starting point can be the local council and/or local charities that provide this support as they will sometimes have an accomodation officer that is able to support more directly on their requirements or availability Hope that helps

Hi @David, it should do, on the basis it is using on the market property prices, if you see a change in an area it should change to reflect that. However what you tend to see in reality is although house prices change in any given area at different levels both at a macro and micro level, you do tend to see it change visually more gradually over time rather than a very large change over night for example So if you are looking at a property location for long enough you should see overtime the prices and heat maps change to match the new prices Hope that helps
