How would you know the sale has fallen through? Or is that simply speculative ..

So there are a couple of methods to spot fall through's. For this we are making an initial list of properties that have sale agreed. Then tracking those properties by saving them to your shortlist and checking back on them weekly. When you come back and check them then 1 of 3 things you might see. 1). the property has gone grey and showing no longer on the market. that has usually be sold or taken of the market fully. 2). the property is the same and no changes. these are still sale agreed. 3). the property is no longer showing sale agreed and is fully on the market. these are the sales that have fallen through. on some occasions the sale might still be going ahead but the vendor has asked the agent to fully market it again if they are concerned the buyer might be delaying for some reason or the sale is very likely to no longer proceed hope that helps
