The pros and cons are a lot like Tucker. People that live in Tucker love the proximity to I-285 and I-85, will concede that the schools aren’t great and neither are the food options but the housing is more affordable.

I have lived in "Smynings" for 25 years. The schools started declining about 10 years ago during a population explosion.

There are places she didn’t mention because they don’t sell homes very often, and when they do, they are gone quickly. Brookhaven… the real Brookhaven. It is wealthy Buckhead.

@@KellyCoHomesAtlanta was borne across the street from Piedmont park in the early 60s. Moved to the suburbs in the late 60s. I’ve watched Atlanta change some for the better, others for the worse. Like it or not, there is a reason.

Chimney Springs is actually one of my favorite east cobb neighborhoods. I feel like they have the best amenities in East Cobb. If I could’ve put a sixth on the list, I would’ve put chimney Springs.

My Pro that you didn’t mention is the MARTA Rail Station Downtown. You get to a MARTA Rail Station and you can get to anywhere in the world because it connects to Hartsfield-Jackson International Airport.

Years ago I lived in Peachtree Park in Buckhead. We were backed up to the railroad tracks. Never again. It was horrible.

Let me impart my many years about Atlanta homes. Old (1930's -1960's) semi New (1970's-1980's) Newest (1990- to Present) This advice is for people who don't have any home improvement skills, don't have the time to deal with major issues or have lots of money burning a hole in your pocket. Old (1930's -1960's) Old homes are just old, nobody thought about water proofing Basements or Crawl spaces. Some homes have semi Crawl spaces or there is a basement with just enough room for a water heater, Hvac and laundry machines. Stay away from those homes. Yes they are charming, some have great bones but that water intrusion is horrible and it will affect the living spaces. Doing home improvements are going to be a major lesson in disappointment in electrical, plumbing and fixture replacement, even door widths are small, sometimes under 30 inches. I will give you my most stern warning buying any old home in Atlanta. DO NOT BUY THEM. New (1970's-1980's) New homes, again nobody thought about water proofing foundations, so if you have a basement 90% chance water gets into the basement. They do have slightly modern construction methods and in some cases they were well built and doing replacement/updates of fixtures shouldn't be a problem. Look at the topology of your home and how water flows around your home. Topology is a huge consideration. Look at where the water goes, is your house a catch basin for the neighborhood? Yeah don't buy the home, that property should be a cistern. Newest (1990- to Present) Are we still talking about water intrusion issues? Yup you guessed it still a problem. By now you would think that these Newest homes should have the best of the best, wrong, there was a building boom in the 90's and you guessed it these homes were meant to be sold not lived in. I have toured these types of homes and I was surprised to see them looking like some 1970's bad sitcom home. The materials and workmanship are just garbage. I've been in multi million dollar homes in Alpharetta and Buckhead and their construction methods are just garbage. They bought location, not home quality. Unless the sellers can show you pictures of the homes foundation being fully water proofed with tar, waterproof membrane, French Drains and sump pumps, your home will eventually have water issues, yes even if you live on a hill. There are exceptions to every one of the periods of homes. But when people are selling their homes most are not looking to put Mercedes Benz materials and fixtures in them. it's slap some box store paint and some overseases fixtures and they are done and that problem is for the next buyer to deal with. Location, Location Location and Bones, Do your homework, in this internet age that should be a walk in the park.

I’ve been shopping for homes close to Atlanta downtown not too long ago, they are not just old all have one or more those problems that you mentioned and the prices are insane what is going on here 😢

I completely understand! AND just jump in. Buy real estate and start building wealth. MAKE them what you want over time. I know that's easier said than done but I coach buyers around this every day. everyone who didn't buy 5 years ago wish they had. Everyone who doesn't buy this year will wish they did next year.

Great video. I'd say the only downside is anyone watching who's selling a home like the ones you tell people to avoid, may decide to avoid you as their listing agent. For example, if I'm selling a house on a steep hill, can I count on you to show my home in the most positive light? Just something to think about. Keep up the great work! 😊

Believe me, I thought about the repercussion of this video AND my track record shows that I know how to overcome all of these objections. And most of my sellers in these situations wish they would have had me to help them buy bc their agents didn't tell them about the possible negative resale consequences.

Gainesville Georgia is one of the more affordable areas you can live in the north metro area. The median sales price is $420,000 and that would get you a four-bedroom, two bath home. But Gainesville also has some of Lake Lanier’s most beautiful and expensive homes. The highest sales price over the last six months in Gainesville was 2.9 million.

Its so expensive and crowded gridlock! Very very built up. Some people struggle to even turn out of their own streets from all the traffic. It think it was lovely and affordable 20 years ago but not so much now.

Great info. Get a home inspection for new and existing homes. Spend time there at different times of the day. Look at the neighbors. Are the adjacent homes front and back yards well kept?? We looked at one home and the backyard next door was an eyesore. We by passed that one. Beware of new subdivisions as how your new neighbors will take care of their property.

We can lower real estate prices tomorrow by eliminating capital gains taxes on the sale of single-family homes sold to owner occupants. This would unleash a wave of inventory, drop prices for owner occupants, & cripple corporate owners.

We love loving here. It is safe, we have great schools, we are very close to Lake Lanier and 400. My neighborhood (Chattahoochee River Club) is absolutely gorgeous. I pinch myself all the time to make sure that we really do live here.

I know people like to complain about the traffic and I get it. They're not wrong, BUT our roads and highways move millions of cars everyday. Maybe tens of millions EVERY day. Just sayin. 😁

One thing I would like to add as it pertains to Education is Georgia is one of the most supportive states when it comes to home schooling. The amount of shared resources that you get in the Metro Atlanta Area and overall support from the home school community is amazing. If you like home schooling you will love the ATL.

We relocated from Maryland in 2006 and bought a home in a highly sought after neighborhood in Fayette County. The house was on a crawl space. We sold the home in 2020. We never had any problems with the crawl space. Another positive about a home on a crawl space is that we were able to have solid hardwood flooring; those who are familiar know that you can do that with a slab. I know that everyone is putting LVP in their homes at the moment, but I don't see that lasting. I suspect later down the line everyone will be ripping the LVP out and replacing it with something else. Hardwood flooring stands the test of time.

Moore's Mill is the worst. Beautiful million dollar mansions but, you can't get out of your drive. Defoors Ferry almost as bad. As far as homes with crawl spaces in GA, good luck trying to find one without one.

I wouldn't just look at permits pulled from a flipper. I would check for any permits. Home owners sometimes try to do upgrades themselves and you want to make sure they were done correctly so you don't find a mess that was covered up. Also...a GOOD home inspection!

Why not some of the neighborhoods in the city? Like Inman park, Ansley park near piedmont park, downtown Decatur area, candler park? I know those neighborhoods’ homes average well over $1 million.
