Omg thank you thank you thank you sooo much ! I’ve heard about cash reserves but I didn’t know that it could potentially stop you from getting a home loan! And just by you bring it up made me dig deeper into it and lord am I happy I did ! 🙌🏾 I was already going to save up extra money but for refrigerator , washer and dryer and things of that nature but now ik I have to switch something’s up

My biggest fear is a market downturn. I'm buying at a peak and I most likely won't have equity for a while. Very scary!

In my opinion buying a house is a loss unless you can buy it cash.. the interest you pay over the years is ridiculous, I know people who had 800 credit scores and still didn’t qualify for the best interest rates.. I bought a home cause it’s better than paying rent.. not cause it’s a good investment.. we all have to live somewhere

FHA is one of the worst mortgage products. Build up your credit so that you can get home ready or home possible or naca if your low income.

The math is exactly why I’m trying to buy a home now! lol. I’m in the dmv area also and rent for my 1br apt. is like $50 short of what my friends and I were paying to rent an ENTIRE 3 BEDROOM HOME last year! 😫lol. How did this end up working for you?

Can't imagine anyone over age 35 making these mistakes. I think this video is exceptional for young adults entering the homebuying arena. This is also why 1st time homebuyer courses are encouraged if not required. Your video was very informative. Thanks for sharing!! 💚

So it sounds like the mortgage lenders want to be sure that most of your disposable income will get deposited into their bank, on or before the first of the month but no later than the fifth for the next 30 years!

I loved this video. Everything was very accurately said, and no matter how you put it, buying a house or selling a house, it is torture. I have bought and refinanced my 5 houses, and i swore never to do the process again, specially if you don't have all the required moneys and paperwork in check. I just refinanced my home of 17 years to a lower mortgage, and it took 6 months for the loan to close. It is not as easy as they say, yeah, refinance at these lower rates and save. That's not true. When you finish, they have put you through so much anguish, that you feel you have lost your sanity and you don't want the low interest anymore. It is worst than buying. So please, be prepared for battle and don't lie to them or mention property you got 20 yrs ago, or how you got it, because you will have to dig all the paperwork from 20 years ago. That's what happened to me with a government loan that was given to me because of a hurricane that happened 17 yrs. Ago. To fix the house. So be prepared and get all the ducks in a row. Owing your home it's very satisfying and I hope each and everyone of you who read this, get to enjoy the feeling of joy that owing your own place gives you. Don't worry about buying new furniture, that will come, but it will take some time after the purchase. Good luck to all of you.😘

Wow! This so so true! I’m sorry you had to go through all of that when refinancing your home. My mother experienced the same thing earlier this year and it was stressful. She felt like giving up because it was so much back and forth! I’m wishing you the best in all of your endeavors!! Thank you for mentioning this important detail in the home ownership process!

Yeah even if you're buying a home cash well in Europe anyway you have to pay for your surveyors inspection appraiser out of pocket and when the surveys report comes back if it's not satisfactory and you look for a different home you have to pay again. Thanks for video

Yeah that’s actually similar to the USA as well. It’s unfortunate because that’s a lot of money potentially spent if the house doesn’t pass the inspections!

I completely understand that! I was nervous too. However, that why it’s important to have reserves because that will help you with you mortgage payments just in case anything happens financially. Also, when you first get a mortgage, you will usually get 1-2 months “free” of paying. So during that time, save your money as if you’re paying your mortgage so you can have that has backup!

Nothing new. complete waste of time. Evasive sentences. For example, if you told us some kind of price for inspection fee or other fees that you mentioned, that would be useful. You talked about the importance of pre-approval for so long. I did not learn anything new from this video and I am just a regular person who knows very little to nothing about real estate, buying place, etc. Also you told us that you would tell us the magical information of debt to ratio, again you gave no information no numbers nothing. Also evasive sentences about how much reserves necessary... nothing specific.

Love your content! My husband and are currently looking to purchase a multi-family (2 units) but the way New York prices are set up 😭!! The price for houses and the mortgage to go along with it are just crazy. One multi family we were looking at for about $390K has an estimated mortgage of $2,7000 per month! I’m getting so discouraged 😩😩.

Thank you so much for the support! Yes, this market can be crazy especially with COVID hiking up prices for homes. However, I still think you have a good deal there. I know the $2,700 sounds scary to pay but if it’s a multi unit and you’re in New York…I feel like you can definitely charge close to that amount to your tenant! That way they will pay for almost all of that mortgage for you all! I really hope it works out for you and your hubby! I’m rooting for y’all ❤️
