I am my recently deceased daddy’s property manager of his 2 rental properties. I have them up for sale. On the 2 BR 1 bath single family house I replaced the HVAC system in 2023, put a new roof on this June.I had a new tub and shower unit put in . I have smoke / carbon monoxide detectors. I had an HVAC company inspect the furnace & AC units , all good. The electric box is old and has open places on top and bottom. Should I go ahead and have an electrician update the electrical box before an inspection or just wait? I had already had the house painted but after having it rented for 8 months it needs a few touch ups.( I have plenty of the original paint color left.) I am having 1 broken window pane replaced because it was broken.7:51

I backed out of a house after inspection. The outlets weren’t grounded but had new outlets with the tripper. Like they weren’t real or wired incorrectly. A few more things also and I noticed the diy things that I didn’t notice so much because I was excited about buying the houses location more I guess. Am going to have to really pay attention next time. I might need to see the houses a few times and measure things and take notes to make correct decisions.

We found a home we loved with a beautiful view. We agreed to pay more than our budget. It needed all 3 bathrooms to be redone. The most disturbing was the solar.He had put solar on an 18 year old roof with a life expectancy of 20. The roof was not inspected befor solar was put on. The city inspector did not check the roof, only saw that the solar was installed correctly. To replace the underlayment of the time roof it would cost us an additional $8000 to take down the solar panels and reinstall them. In addition to the $25,000 for a new roof. We were also left with a $25,000 loan on the solar. Why.would someone do this. The owner received over $10,000 in tax credits. Knew he was selling and would leave the new owner the bill. We walked away. Home inspection found many more priblems. Many things were covered up.

Well ,you seem like a good inspector ! I have not had good experiences with home inspectors I have dealt with! The homes that passed inspections had many defects ,some pretty costly ones too! I found the first problem for a friend on a home he bought and inspector listed shingles would need replaced . So ,I agreed to put a new roof on for him for free! I was contracting part time. Well immediately we found rotten sheathing ! Then rotted rafters . Went inside the attic the inspector supposedly inspected and the rot was obvious and extensive ,if he had looked! Ended up spending several thousand dollars on new lumber and many many hours! The inspector refunded the inspection price! 400 dollars in 1990! Wow ,what a great guy! My latest run in with a lousy home inspector was my sons house ! I found a sub panel the home inspector did not even know existed ,let alone inspect ! It took me about ten minutes to find the issue after entering the house! At that point my son had already closed on the house ,assuming everything was a o k! I called the inspector at his home and told him what I thought of his inspection quality ! He also missed heating duct pipes dis connected from trunk lines! I asked the inspector if he doesn't check the breaker box ,how does he know it's safe ! He said he just looks at it,doesn't really get into it deep ! I said it didn't concern you that the panel was maxed out and had a 60 Amp breaker that had no logical explanation ? Well ,I wondered where it went and found a totally inadequate sub panel inside a closet !

Roof damage can cause multiple problems as well.

Is crawling under a house into crawl space part of a inspection because this guy didnt in fact the bank special picked the guy to make a long story short my mother bought the house and there are so many unfinished jobs its ridiculous they took advantage of a poor old lady they pencil whipped the fuck out of the inspection the guy is out of new albany indiana wish i could get his name out of the bank first financial

I walked away because of active termites, not sure if it was lots of damage or not.

Waco has some weird people. I hate going there. They just stare at you. It is rude. Weird people.

1. Change all locks in home 2. Deep clean the home (carpets, flooring, baseboard , etc) 3. Paint the walls 4. Change outlet covers 5. Change all utilities in your name 6. Change HVAC filter (over head microwave, fridge as well) 7. Request pest service 8. Change your address and forwarding address 9. Organize all your home closing documents 10. Prepare another budget that includes new mortgage and expeses.

My wife and I will be in Waco in a few weeks. I am intervieweing for a really nice position with an awesome company. My question: What is the real deal with the sky high property taxes??? We looked at a few homes, (almost the same square footage and lot size) nothing special, but the property taxes were $21,000/yr!!!!!!! It will take us almost 14 years to pay that same amount where we live now.

So I challenged my property valuation this past year and got it reduced along with many others around me. Great, right? Now this year, my home has actually gone down in value while the land has gone up considerably in value. Any advice for how I can challenge the land valuation?

Just walked away from a home. It had so many quick temporary fixes for bigger issues in the future. I really loved the home but it’s probably best for me to walk. Literally had all 5 issues you brought up.

Waco is one of the worst cities in Texas. It’s got Baylor and some good fast food, that’s about it

I lived in Waco for 20 years. Low wages and traffic on I-35 will always suck. Look up the Jessie Washington history in Waco.
