Too many tenants getting a free ride . Don't pay and can't get them out . Poor landlords out of pocket by thousands. Landlords should be able to charge 4 months deposit , and as soon as there s a full one month in arrears they give eviction notice of 3 months . That way they are protected from taking the hit . The only thing that they might have to fork out is maintenance if the tenant trashe s the place

To just be put on a street after lining there pockets with close to £100000 , no fire doors no carpet rising damp black mould and a boiler i replaced , to then be kicked out for no reason at all and to try keep a deposit, thank the lord for non corrupt judges and knowing that this land lady was a criminal

I would also be considering when your current mortgage deal expires and is due for remortgage, and are you likely to go to a new lender or stay with the same lender on a product switch. If you can wait a year then you might know when the new statutory extension of an additional 900 years comes in to force.

Regional variations in rental prices across the country are often significant. Rental prices in Peterborough have increased significantly in the last three years in particular though. A number of landlords leaving the rental sector resulting in supply and demand imbalance is a key factor. It doesn’t explain all of it, but it is key I believe.

Even though the act is called the ' Leasehold and Freehold Reform Bill ', i am hearing precious little about freehold reforms ? Not everything is about leasehold, especially the new builds built for the past 5 years or so, the developers have shunned leasehold for houses for a while now, they are now freehold with a commitment (no choice on this), to pay for the ongoing maintenance of communal land and possibly sewer pumps, play areas etc........ this is a total rip off and is being ignored as all the attention is on leasehold. Did this bill allow freeholders to challenge the service charge bills being issued by the companies which in the past could be for any amount, for any reason ! Unlike leasehold whereby they had to give a breakdown as to what was being charged for. I am hearing nothing about all this whilst ' Estate Rent ' runs riot.

Please bare in mind that for 6 or more dwellings transactions, you can claim non-resi sdlt rates, which reduces your overall sdlt bill. Over 250k is 5% compared to 8 % for resi rates.

I’ve been trying for months to figure out who owns a piece of property that has no address, there’s no for sale signs, no home on it, it’s just a fascinating piece of property that I’d give just about anything to own. It basically appears to be forgotten because it’s not suitable for a home, but it’s absolutely amazing and nobody but a few homeless ppl know about it. Idk how to find the owner.

It’s difficult to know what to suggest in these circumstances. Have you asked the neighbours? Presumably you have already tried a land registry search but to no avail? As a last resort, have you explored the law of adverse possession?

The council waiting list is over twenty years long in many parts of the country and there is hardly any temp accommodation because of demand from migrants. Private rented accommodation is hard to find and the rents are insane, especially in London and the South East. It's a real nightmare scenario for renters, but most LLs don't really give a damn because they haven't been in that situation.

@@property.insight If governments allow huge numbers of people into the country, you would think they would at least have the decency to build enough housing for the new people AND our homeless, or cut the numbers coming. But politicians have no conception of homelessness or the eviction process, so they aren't that bothered. In fact, the rental income on their BTL portfolios go up, so they are probably rubbing their hands in glee at our suffering.

Personally I would say that if your remaining years on the lease are 80 years or below then wait until the leasehold reform act has been enacted and the marriage value is effectively scrapped. This will make remortgaging more economical. If you are about to approach 80 years remaining and haven’t yet then speak to your mortgage broker to understand what your options are now.

Would you say it's better for the ground rent to go up by RPI or double every 10 years? Which one is better if one wants to sell the property???

I would say to go up by RPI is the better of those two options. It’s the less aggressive increase generally. Some buy to let mortgage lenders have criteria where they won’t lend if ground rent doubles every ten years. For some they won’t lend if ground rent doubles every 15 years. Increases in line with RPI though is generally regarded as more acceptable.

The leasehold reform bill has now been passed. My understanding is that existing leasehold houses remain. However it will not be possible for new leasehold houses to be created.

It doesn't matter how many are served for anything other than a "no-fault". That's up to the property owner. IF there is blame, then they should follow the process. The fact of the matter is a lot of S21 are served just because the owner wants the property back because they're curcumstances have changed or they need the house or they need to sell it or whatever. Do what the rest of us have to do . . . get a second job, give up your netflix and rent a flat. But the courts will never be fit for purpose, that's why they've done that. So S21 will never be abolished. If you get served one, as a tenant, don't move out in two months. The landlord still needs a court order to evict. And if they haven't got a gas safety on the house, or they haven't protected your deposit, the S21 isn't valid. so DO NOT move out. Keep paying your rent, and stuff them.

What does it say about rent increases? Unless rent increases are legislated for then the landlord just has to increase the rent to an unsustainable amount. If rent increases are restricted they may get out of line with market rates which will lead to other issues.

As far as I know the draft renters reform doesn’t have a lot to say about rent increases currently Andrew. I take your point. But under current practices any increase above market rent can be referred to the tribunal as unfair. I believe this will still be possible after the renters reform bill.

If it goes, I'll sell my flats - the heroin addict in one stopped paying rent for a year and totally trashed the flat whilst keeping all the benefits he claimed. Even using Section 21, it took me a year to get him out and cost me thousands.. I actually had £100 in my account left last year. Literally. This guy knew exactly what to say and do and left the day before the bailiffs turned up - another public school bastard. #neveragain

The market is slowing to a crawl. It's not a good sign when 99% mortgages are even being mentioned, let alone the longer terms of 40 years being offered too. Truth be told, most people cannot afford a home. Only the historically low interest made it possible to pull in so many people, no longer.

Quite possibly slowing down. Although it’s a strange market. Yesterday I attended an auction and I was genuinely surprised at how much people were paying for properties. Consequently I didn’t buy anything. This is an interesting article and suggests many forecasters are predicting a modest drop in house prices by the end of 2024.
