£1150 for a 4 bed in Peterborough! I wonder what is going on and how people can afford 2 bed flats for £1250, or 3 bed houses for £1600 in Worthing, which is where I am on the South coast!

Regional variations in rental prices across the country are often significant. Rental prices in Peterborough have increased significantly in the last three years in particular though. A number of landlords leaving the rental sector resulting in supply and demand imbalance is a key factor. It doesn’t explain all of it, but it is key I believe.

How much was the property to purchase and what’s the yield? I’m thinking about following a similar path to you in the rental market.

The purchase price was £156k. The rent is £13.8k per annum. So gross yield of 9%. Although I think it’s a good idea to also calculate the yield after the £17k refurb too. Which would be 8%
