Why is the cost of a fire rated exit device double the cost of a normal one ,I know you only make one type, the rated version does not have dogging feature and just has a U.L. listed decal on the same cover you use on the normal one ?

When you open up plans to see the openings & handing's On the first page is says (ALL EXIT DOORS MUST OPEN WITH ONE ACTION AND NO SPECIAL KNOWLEDGE) AKA 1-lock only and no keys/codes/Fobs needed to exit.

Hello, What if the top and bottom bolts don't remain retracted once you release the push bar? Is this an issue at top of the door?

The outside of a door needs to be secured the inside needs to be safe. safety & Security conflict with each other. Commercial EXIT doors can only have one lock.

Unfortunately, the advent and perfection of the LEVER set, introduced early 1970s, dominating by the early 2000's has severely undermined the expanded use of the Panic Exit Device, be it VonDuprin, Yale, Sargent or PRecision. Code requirements softened, yielding on economy, and LEVERS were allowed on moderate occupancy load structures. Commercial kitchen exits, common doorways often are allowed to have merely a lever or paddle, depending on local AHJ. Currently, it is not uncommon to find code requirements to have double locked doors on all customer facing entries.....requiring a key to open FROM THE INSIDE. This is a huge step backward, based on a questionable premise. I implore the local authorities who preside over building codes to reverse these fire traps, and require emergency egress hardware on all common egress points, and all fire doors within. IMHO. the only consideration should be the safe and swift evacuation of a building.

Panic hardware is my most preferred method of locking exterior doors of my business. Panic hardware is my standard for exterior doors and fire rated interior doors. The reason is simple. They do a great job. No special knowledge is needed to release them, just push the bar. If your hands are full, just put your butt against the bar and push. I once had to carry my 3 year old niece out of the door at a restaurant and no need to put her down to open the door. Carrying my niece, I put my butt against the bar and push and the door opened at once. And, yet...panic hardware will do all of that which I described while still allowing the door to be locked from the outside.

If you think that concealed vertical rods are frustrating to fuss with, you ought to fight with the cross bar style concealed vertical rod exit devices. A great way to test your vocabulary.

I typically like to use NL (night latch) trims and cylinder dogging on classrooms because it is the simplest. The night latch trim unlocks the classroom door momentarily so the teacher can pull it open and to allow students to enter the room, the teacher can use the dogging feature. If there is an emergency or when it's time to lock up, the teacher can simply undog the device. The cylinder dogging prevents unauthorized lockdown. One variation is where I use QEL with a card reader on both sides of the classroom door...outside is set up for momentary and the inside is maintained. The momentary outside card reader activates the QEL momentarily so the teacher can pull the door open and the inside maintained card reader activates and maintains operation of the QEL so students can come and go. When the time comes to relock the door, the teacher can simply swipe the key card inside to de-activate the QEL. The card reader also prevents unauthorized lockdown.

I hate vertical rods. Concealed or surface. Vertical rods are the worst. They always need adjustment and repair. And, vertical rods are frustrating to install, maintain, adjust, and repair. As soon as a vertical rod exit device starts acting up, I automatically replace the rods with concealed vertical cables. I use absolutely zero vertical rod exit devices. No, I'm done with vertical rods. I refuse to install vertical rods. I only use vertical cables or rim with mullion. You ought to try adjusting and repairing a vertical rod crossbar exit device. At one of my buildings, Siblings and Nieces, we had that type. At the Siblings and Nieces facility, we had the Von Duprin 5547, 5547-F, 8827, 8827-F, and 8847-F series crossbar exit devices. I hated them! Every single time they needed repairs, adjustments, or maintenance, I would have to take the door closer loose, remove the door from the hinges, lay the door on saw horses, and adjust the rods, and then put the door back on the hinges, re-hook the closer and hope that I got the rods synchronized only to get a call the next day that they were having problems again...and had to do it all over again. The more you do it, the more frustrated you get. It was even worse when you had alarmed exits. You would adjust the rods only to find that the alarm wouldn't reset because the latch bolt monitor was out of whack. The more you fight with the rods, the more upset you get. The more you wrestle with the concealed vertical rods, the more you resent vertical rods altogether. I got rid of them and now that Siblings and Nieces facility uses the Von Duprin QEL9849-F, CD9949, CX9849, CX9949, and 9949 concealed vertical cable exit devices and the Von Duprin QEL99-F, CD98, CX99, CX98 and 99 series exit devices with removable mullions. Since I made that change, I haven't had to touch them accept when locking up at night.

Referenced this video cause I have never encountered this system before, honestly, while great in thought, these things seem problematic and should not be installed on doors that see regular daily use. There are more than a couple here where I work on a 6 year old building, only 4 do not have problems and those four doors hardly ever get used.

I totally agree... The 55, in bright chromium is mid-century-modern art. Placed upon Stainless steel polished narrow stile doors... yummy! Evolution of egress has made these and the 88 and its poor little sister, the 44 forboden as falling debris can get behind the bars; preventing them from retracting their latches/bolts.
