The National Highways Authority of India (NHAI) has revised its plan for the 2.2-kilometer stretch between Hero Honda Chowk and Umang Bhardwaj Chowk in Gurugram. Instead of constructing a flyover at Umang Bhardwaj Chowk, NHAI now plans to build a six-lane elevated corridor to alleviate congestion and enhance connectivity. This decision was made in consultation with the Gurugram Metropolitan Development Authority (GMDA), which suggested constructing a viaduct on this stretch. The elevated corridor will feature three lanes in each direction and will run parallel to a proposed metro corridor. As of now, NHAI has not announced a specific timeline for the commencement or completion of the elevated corridor project. The project has undergone several revisions and delays since its initial approval in 2017, and the latest design is yet to be finalized.

This project is located in a prime area of Golf Course Road, which is a part of main Gurgaon. It’s worth noting that Gurgaon's rapid development has often been accompanied by infrastructure challenges due to below-average urban planning. If the approach roads in such areas were as wide as those on the main Golf Course Road, the property prices would likely be double their current value. However, as the area continues to develop and commercial activities expand, these regions are expected to witness significant upliftment, both in terms of accessibility and property valuation. It’s also important to understand that most internal roads in Gurgaon’s prime sectors (Sector 24 to 57) follow a similar pattern, with access roads measuring 12, 16, or 24 meters. Wider roads, such as the 60-meter or 90-meter ones, are typically found in premium zones, where property prices already range from ₹38,000 to ₹75,000 per sq. ft. (Excluding Camellias). For example, DLF Belaire, a 12-year-old premium project on Golf Course Road, currently trades between ₹35,000 and ₹40,000 per sq. ft. Its so fast moving time thanks to ruling dispensation,our leaders n many many greater forces that work for our nation, having said that i think NOW if the developer don't offer rooftop clubhouse or sky clubhouse from now on (2024-25 onwards) that it can't claim to be super or uber luxury n this is my msg for ELAAN ,i think in their 3rd phase they must bring marina bay sands like towers with sky clubhouse

Sir, greatly the centralised clubs like that in Camellias have had a great impact on uniformity of services. At Elan it is also believed that making an extraordinary Jewel would create great value instead of following the marketing pattern. It would be great to see some Sky lounges in future as several projects have proposed the same. But I still believe that Golf Links, which to my best understanding is the most superior concept of Super luxury still choses to keep centralized club instead of any other pattern. I beg your pardon but total land parcel is not 50 acre, it's somewhat around 35 acre and as per latest update there won't be any luxury hotel coming as Elan couldn't buy the adjoining land. So, please correct this fact.

I am excited to be writing this back. Intended only for a healthy discussion. It's great that Companies like Elan are of great interest to the community and that's obviously because of their overwhelming performance. And as more and more people discuss, it creates confusion among the general public. If what you have quoted here has been told to you by Elan Group itself then only believe the information to be true. If there was a smart individual portraying to be an expert and gave this information then it's your responsibility to validate the same with the verified sources (may be Elan in this scenario) before believing it to be true. The total land with Elan is nearly around 48-50 Acres. The 1st Ever land that was purchased by Elan from Indiabulls itself was almost exactly 40 Acres. Of which 28.80 was residential and 11 Acres was commercial (6.50 for Retail and 4.50 Acres for Luxury Hotel). Later they were able to extend the 6.50 Acres Retail land to 12 Acres, where the company will be developing Elan The Mark (country's 1st Luxury Retail - with brands on board like Benoy, WET, CD+M, SWA). Have still not added the land for their School. To the best of our knowledge the land patch is almost around what we have quoted in the video ie. 50 Acres. The 6.5 acres retail land that you mentioned has been extended to 12 acres, is not true as that negotiation failed which resulted in reducing the size of shops. And on rest of retail land that is left out of 40 acres, earlier they proposed a 5-star hotel, but now they are rethinking about it and may come up with office space. And 2 lakh sqft club house for just 3 towers of phase 2? I always believe that information should be accurate so that buyer can take an informed decision. Project is already too good and don't need extra bells and whistles, which would ultimately lead to a disappointment.

There was never a reduction in the sizes of shops. Again, we take the ownership of our statements here and you will have complete details regarding the sizes of shops also at the developer's office only. Because you wont be able to claim the source of the incomplete information here hence it will be great if you are able to connect with Elan anytime soon as you might be missing out on a great project (be it retail or residential) due to unorganized information that you are receiving. Bhai ji, offices would come only as a part of Elan The Mark ie. the 12 Acre commercial and not at the place of the Hotel. 2nd... the Project is a great one that you very rightly pointed out. But it is important to highlight the next phase with its enhanced features as the Projects' which get developed in phases (M3M Golf Estate, Central Park Resorts ETC.) wouldn't get the right credit for the upgraded features (if you would like to explore M3M Golf Estate you will find out that how Fairway West​, Fairway East, Polo Suites, St. Andrews, Latitude and Altitude are different phases of 1 Project announced at different stages). How do you propose we mention about the club for this phase? 2 Lakh sq.ft., right.. (information accuracy or inaccuracy kahan se aa gai isme. Bhai sahab jisse 35 - 40 Acre ka agree kare baithe ho aap unse bolo ki inaccurate information kyu de rahe hain, we are inviting you directly and with great respect to the company's office so that we may be able to help you get a better clarity over the subject). The club will definitely be a State of the Art masterpiece. Please just wait for the new features in these respective blocks of the new phase to be announced soon and the market would know why the bells are ringing so loud. Dost aisa h, ki BPTP ne 37D main Jo Project 2000 per sq.ft. ka becha tha uska rate filhal 11000-12000 per sq.ft. hai. Agar koi pariwar aaj Dwarka Expressway pe Ghar dekh raha ho 2.50 cr tak or wo BPTP Terra ko na jaante ho aisa possible nahi hai. 2003 - 2024 ki journey hai BPTP ki or BJP aane ke baad sabhi ko idea h ki kon survive kar paya or kon nahi and BPTP stood out among the Top names post government change and the people who invested in their Projects in last 5 years are jumping with exceptionally High returns. You gotta understand that this Govt. Has brought in alot of changes in the entire system and solid Companies like BPTP who have completed their deliveries across 2500 Acres have a great opportunity to advance in the current market scenario. Ab to Sarkar bhi wapas aa li. 10 Saal metro main. Bhai aise to Dwarka Expressway bhi nahi ban raha tha. Work has started for Metro development in the region. Ye to bera hoga ki BPTP Amstoria ke plot 50000/- per gaj se 2,50,000/- aa Gaye. 50000 pe to Sinha ji bhi le lete ab BPTP kharab dikhega hi kyuki dhai lakh pe lena mushkil Hai.

@@confidolandbase bro FYI Dwarka expressway ki delivery date 31 March 2012 thi . But hum sbko pta h wo kb mila h. More than a decade delayed project h wo reason kch bhi ho delay ka but wo delay hua. Go and check wikipedia for more info on this project. Similarly an elevates road was planned to connect hero Honda chowk to dwarka expressway wo bhi kaam stop ho gya h . Similarly global city ka e auction me kisi bde builder ne interst nhi dikhaya. Yhi haal metro ka hoga. 1decade to mene kam bol dia. It will take much more.

Mr. Yadav, as per the development in the region is forecasted the area will move in towards a base price of 15-16k per sq.ft. if given considerable amount of time of 4-5 years as the Sector 82 will be gifted with the highest standard Mall with a 5 star hotel by Elan Group (Opposite to SG City 81) and we all have witnessed in the past how malls like Ambience, Select City, Promenade Etc. changed the entire growth pattern of the areas nearby.
