Your presentations are always impressive, and you have a great way of showcasing properties. ‘The Royal Residences’ is a beautiful project, no doubt, but the location and narrow approach road might be a concern, especially for the price. Just sharing an honest perspective for your audience!

Regarding your observation about the approach road to Trevoc Royal Residences, Sector - 56, Gurgaon, we would like to provide some context. This project is located in a prime area of Golf Course Road, which is a part of main Gurgaon. It’s worth noting that Gurgaon's rapid development has often been accompanied by infrastructure challenges due to below-average urban planning. If the approach roads in such areas were as wide as those on the main Golf Course Road, the property prices would likely be double their current value. However, as the area continues to develop and commercial activities expand, these regions are expected to witness significant upliftment, both in terms of accessibility and property valuation. It’s also important to understand that most internal roads in Gurgaon’s prime sectors (Sector 24 to 57) follow a similar pattern, with access roads measuring 12, 16, or 24 meters. Wider roads, such as the 60-meter or 90-meter ones, are typically found in premium zones, where property prices already range from ₹38,000 to ₹75,000 per sq. ft. (Excluding Camellias). For example, DLF Belaire, a 12-year-old premium project on Golf Course Road, currently trades between ₹35,000 and ₹40,000 per sq. ft. A new development like Trevoc Royal Residences, with its state-of-the-art features and modern amenities, is likely to command much higher prices upon delivery in 4-5 years. This is primarily due to the limited supply of new constructions in this sought-after region. In conclusion, while we acknowledge the current challenges with the approach road, we strongly believe that the organic demand for properties in this area will drive long-term growth and appreciation, making Trevoc Royal Residences a sound investment.
