my coworkers that drive fulltime routes for ups make over 100k/year. but they work 60 hours weeks fairly regularly. should they get a second job? also i'm super skeptical about the two full time jobs thing...full time means 40 hrs a week. so an 80hr workweek? how does that math when most time frames for doing those jobs would conflict. like are you working from 9am to 5pm sleeping for four hours and getting up to work 9pm to 5am then sleeping another four? how many people are going to find that scenario. now if you're saying ballpark eighty hours with some sidegig like uber. ok. but saying two full time jobs...that reeks of fantastic bull. i like that this guy proves that you can forge ahead but it really doesn't mean you will. and i really doubt that the engineers, construction workers, and truckers i.e. essential (yes that term is problematic i know) have the time or energy for this? work as hard as the goals you set demand. but don't let outlier cases cloud the reality of the absolute casino bs that is the modern workforce and economy.

I develop property for a living, and I wanted to share my thoughts. 1. Property development is not easy 2. Property development is not cheap. 3. I'll repeat: property development is NOT easy OR cheap. These property gurus all sing from the same hymnsheet: 'you too can be a property millionaire with no money or experience'. Let me burst that bubble now - no, you can't! I'll preface this by admitting that 'some' of the information they present is bang on the money, but it is or should be common sense. Buy the worst house on the best road. Buy under market value (good luck with that). Avoid anything that requires expensive structural repairs, etc. My biggest gripe with these courses (aside from being hugely expensive) is that they are extremely vague about important details. They explain that you 'simply' need to find an investor. I've been doing this for a while and have a lot of experience, and I can almost guarantee that I would seriously struggle to find someone willing to invest tens of thousands in me. If someone has no demonstrable history in property and no money or relevant experience to offer, then who in their right mind will invest their money in that person to fund a property development? It's not going to happen, and by extension, what kind of investor with a few hundred thousand lying around would be remotely interested in investing £200k (to fund a purchase and renovation) for a percentile return that might amount to £20-25k over 12 months. If you have that much money to invest in a project, £25k is chump change and not worth the bother. Knowing what I know now, if I were to start investing or looking at doing property for the first time, I'd get more honest and transparent advice. I'd speak to genuine developers. Those who actually build and develop, who have their feet on the ground on-site, and who are there to ensure the progress of the project. If they are anything like me (and I'm a small developer), they won't have the time to teach a course, let alone preach how easy it all is to the masses. Most folks who are blinded by the idea of property development will not have the faintest idea of where to start, how to get funding, or even if they can afford it! It's very easy to say, get an investor, but as I said, if you have no experience or skills and nothing tangible to back it up, why should someone invest in you? This goes for banks and private equity. Furthermore, if they have to go it alone (as I did) and don't have adequate income (and most won't), they won't be able to raise funds to acquire a property, much less afford the renovation, and if they have no applicable skills, tradesmen labour will cripple them straight out of the gate. These gurus also often state that you can buy, renovate and sell a house in six months, which, while possible, would be a landmark I have yet to experience (in the main, it takes 3 months each way just to buy and sell - at best). Neglecting to mention these little yet super important details (and there are rafts more) irritates me with all these promotional property posts. Ultimately, these courses prey on the naive and vulnerable and, dare I say it, the desperate. The 'mentors' who push and promote these seminars are much like snake oil salesmen. They employ promotional hooks to tantalise and tease at the prospect of riches while completely ignoring or brushing over just how demanding, physically, mentally and financially, property development is. It is disingenuous and misinformed at best, and a downright legal scam at worst! While I don't dispute that some of them may actually do some property development to a degree (and I'm sceptical as non post progress pictures of their reno's), I am cast-iron certain that is not where they make their money. They make their money from hoodwinking folk into believing they can be millionaire developers by upselling them ridiculously expensive courses. There are a few old sayings which are perfectly appropriate to property development: There's no such thing as a free lunch - Developing isn't easy, and it isn't a money tree, especially with smaller houses. For example, a terraced house can be as labour-intensive as a four-bed detached. Obviously, the costs are vastly lower across the board, but the hidden issues can be numerous and expensive and can and do wipe out profit. The returns on terraced houses are often not worth the effort, but for budding developers, until capital has been built, there really is no alternative than to start with small houses. If it were easy, everyone would do it - it's not, so that's why everyone doesn't. Capital is king - if you haven't got it, forget it. Just my tuppenceworth, and good channel btw, Mike. People need resources and information like this.
