Isn't it the venture capitalists, like Blackstone, purchasing single family homes en mass, keeping prices artificially inflated? Normal people can't afford these higher prices, especially when interest rates are high. If the national debt continues to rise, interest rates will likely continue to go up. Inflation will absolutely go up if tariffs are imposed, as the new republican administration has promised they will put in place. Not a great combination of factors for Americans wanting to buy a home.

My county in CO is up 9% yoy right now. But price has been pretty flat all year yoy. For some reason in the last month price has shot up. There must have been some very expensive multi million dollar estates sold that has skewed the median price. But overall, all things considered (price, rates etc…) real estate is pretty strong. Definitely not crashing. There is still plenty of wealth around to carry the market given the amount of inventory available.

We make $80k median household income here and houses start at like $550k, and those need a lot of work. To get a regular house in decent condition you need to pay at least $800k. Now that interstate migration is dying off, I don’t know who can buy these houses. The locals sure can’t.

Mr. Simonsen if I may suggest when comparing Miami you should compare Miami and not Miami & Fort Lauderdale and Pompano Beach . The reason is that the other two are located in Broward County and Miami is in Miami-Dade County. If you take Miami only then you will see a higher median price, slightly higher price decrease of 38% and trending a Buyer's market.

Rates are still going to the 5s by the end of the year. Don’t listen to the doomers they have zero clue. The fed isn’t paying 4% when Europe and China are paying 1%. Inflation is fine and rate do not have a large effect.

Both stocks have a long term potential, The most important thing is the ratio of the distribution based on the financials of each company. There are many other companies that are also doing well. You could just hire a financial advisor to guide you. A financial advisor really does help me do the distribution even between different asset classes. When homes were appreciating by 10%+ (even 20% in some markets) you could buy and hold RE as a profitable investment without even renting the home. That's insane but it worked. RE has a negative basis once you factor in interest payments, property taxes, insurance and maintenance but 10%+ is enough to offset those cost and still generate good returns. When rates were sub 3% you could buy a million dollars worth of RE (with 20% down) for like 4 grand a month. After 2 years that RE appreciated to 1.4M+ in some markets. 4K a month for two years is $96,000. A small portion of that went to principle but even ignoring that 400-98 is $302,000 profit for simply owning a few 500K homes and letting them sit vacant for two years. That's a damn good return on your 200K you had locked up for 24 and you are also getting every mortgage payment back. Clown world for sure but it worked.
