Sorry for the delayed response. There are several communities that are more wooded and others that are near water, but not necessarily as many that are wooded and near water. If schools are important, then what school district the area is in will also play a factor, as will price point. I am more familiar with north Dallas than the areas east or south. Can you please tour American Legend homes on 65s, I believe some of their models are fully ready at Grove. They seem to have good value for money paid per sqft compared to Highland in this phase of Grove !

270 k is a good price in Allen tx in 2006 and even in 2011, basing on that now tell me your good price 20 miles out. Remember taxes are high. You will end up paying 30k taxes for anything more than 1.2 m. Do the math in 30 years what you will end up paying. TOLLWAY is the only fast way in.

I get it! It doesn't seem possible, as even the prices in Anna, Melissa, and up towards Sherman are much higher than you would expect them to be. What I do know is that, over time, real estate prices always go higher. I love having conversations with people who have been here forever and share stories of when Frisco was way out in the stinks. Look at it now.

I can appreciate that considering how much prices have increased. I guess it's all in the eyes of the beholder, as they say, as the vast majority of the homes in these communities continue to sell without a discount.

@@TheAndrewSmithTeam unnecessary immigration is the root cause of current inflation. If Both Illegal and not so required legal immigrants are sent back, the problem of inflation will be solved and prices will be reset to 2019 levels.

Horrible home/layout for the price of $1.5M (for only 4K sq feet, no backyard, no pool) -- way overpriced imo. some of the older homes nearby have better build quality/layouts IMO and are slightly cheaper. Also this is zoned for Frisco HS, which isn't bad but a much older HS and perhaps not as desired as Reedy/Wakeland. I looked into Silverleaf about 1.5 years ago when we moved to Frisco -- and as much as I love the overall look/style (white brick, more modern design) I wasn't impressed for the price. just my 2 cents. (PS: I'm biased but think PPE neighborhood homes are just better overall).

seems to be on a busy corner lot. master bathroom windows looks out to the mail box for all to see. Media room entrance is too wide. Nice home, underwhelming for 1.1m

@@z0diak08 I agree with you. Don’t think the corner will be really busy but definitely needed to have obscure glass in the master bath. Did feel a bit underwhelming overall for the price. I think the colors had a lot to do with it. Different choices would have given a very different feel.

It’s not the interest rates, it’s the price of homes, price of insurance, and insane property taxes. Not to mention the higher cost of utilities, groceries, etc… lots of homes for sale now in Frisco but home buyers and realtors still think its 2021 so for sale signs are just sitting in peoples front yards in Frisco with no activity. Prices need to drop to meet what people can actually afford.

Thanks for watching and the comment. I agree, all of those factors definitely impact affordability. Lower mortgage rates will help, though, as a 1% mortgage rate reduction is equivalent to a 10% price reduction. While I do see some overpriced homes, ultimately, realtors don't set prices, the market does, and homes will only sell for what a buyer is willing to pay. Overpriced homes will just sit, but we currently aren't seeing downward pressure on prices in our local market.

Most funny, agents should avoid predicting economic future. Real estate goes up/down often because of broader economic activity. These graphs mean nothing, flatten out or decrease / increase. Finally, predicting about next 5 years 😀, none of major economic collapse was predicted by broader public. There will be no data to show any economy is gonna collapse. It is a series of activity some understand and some don’t. Nothing personal my comments are general to all real estate agent.

Thanks for the comment, and I couldn't agree with you more. In my videos, I often state my crystal ball is a bit foggy and acknowledge that nobody, not even the experts, can accurately predict the future. Things are definitely not black and white and there are many nuances. At the onset of the pandemic, it was widely believed the housing market would crash, but it didn't and nobody predicted the boom that happened. My goal is simply to share insights from my experience so that people can make the best decision for them. Thanks again for watching.

@@amynguy crazy isn’t it! I asked the sales office the same question. A surprising number are cash buyers, people moving from Highland Park area, move-up buyers who have a lot of equity in current homes, and people from out of state. Thanks for watching.

@@TheAndrewSmithTeam No one can predict the market precisely. It was my personal opinion based on the facts that unemployment rate touched concerning levels, liquidity levels in the market are nearing its lowest, inverted rate curve is indicating a lot of caution, US debt is unbelievably high etc. The Fed rate cuts are expected in Sept that may lead to a short term spike in real estate and there after looks like prices will go down really fast.

@@prashanthtalla all great points. With this being an election year, total home sales and prices generally tend to go up in the year following. The Fed cutting rates won't directly impact mortgages, as those are tied to the 10 year Treasury. Interesting times for sure and a lot of uncertainty out there.

@@TheAndrewSmithTeam Fed rates indirectly impacts the cost of borrowing including mortgage rates. Before 2008 crash, fed rates were higher and so were the mortgage rates. As fed started cutting rates and later kept the them near 0, mortage rates were also at historical lows accordingly. They went up proportionately in the recent couple of years as fed rates started climbing. People that want to buy homes really need to understand these things + inflation effects and guage the risk involved. Otherwise we will see another 2008 like situation.
