Even a whole national ministry like the national Lottery was run by Indians and in 2018, the Chinese took over. The Ghanaians are just the admins and take up low roles! Think of it… this interviewee lived most of his life abroad but is now working for the government? What does he know about the real Ghana? In China, to work at a the ministry, you MUST HAVE HAD all your education in the country, travelled on the road and not by air etc…. A nation employed those who schooled mostly abroad can not work better than those who know the nooks of even the sand the walk on in the country…. The tech he mentions belong to Non-Ghanaians… thus running a smooth internet does not necessarily bring money to Ghana. Otherwise yes he speaks eloquently but give cloud 9 reasons that are almost impractical

In the Uk we have Land Registry. The cornerstone of the property industry here. All relevant document pertaining to ownership is documented there. Additionally, it also documents anyone who has an interest in the property.

African people are truly oblivious… In Africa a lot of the schools teach them theory, they don’t learn the technical things, how things work, and how to make them. African people don’t understand the way to build and create is from the ground up… everything builds off of itself; that is what helps you navigate life.

In 2021, I bought a plot 80X100 in what is proposed to be a Pan African Village out in Gyahadze. I received some fancy paperwork, had a fance built around the plot so it would be protected as suggested. Well, somebody came in the dark of night and knocked said fence down along with damages to two other properties. I got the message fast and decided to accept my losses of over $7 thousand dollers and just go about my business. I should have listened to my first instict and not even fooled with Ghana but, I wanted to own a piece of Africa, the Motherland. It seems to me that most everybody in Ghana has to have some scam going in order to survive there. It's just a damn shame how incompetent and corrupt the system in Ghana really is.

In the U.S., generally all land is surveyed with the records kept at local county tax office. When you purchase property, the realtor has law office that will process the valid paperwork. If you are wanting to get a bank loan, the bank will validate all documents. The property tax system in the U.S. helps to fund this process.

Very sad indeed. Watching your situation and others is the main reason they I decided not to move and invest. The Government don't seem to be taking this seriously. Like the Jews who returned to Israel, they should have an office dedicated just to those of us who wanted to return and addressing those issues. This is the reason why Africa will remained colonized with new colonizers taking over when the other got their share of the resources; It's now the Russians and Chinese. I bought mine at same location. I took a huge risk and bought without doing any search. The land per plot was $400 and I wasn't too worried to loose that cash if things went south. Thank God I had no issues with the registration. I am so sorry you are having issues with yours. The KAS people can be unprofessional sometimes. how do you allocate wrong location to a customer. The dysfunction in the country is mind-boggling, but I have been blessed from the beginning to connect with trustworthy competent people and all my land purchases have been without issue. Looked at KAS several years ago and something didn't smell right. I have since started my own real estate company in Ghana to keep things like this from happening to people from the diaspora and Ghana from being scammed! We have had nothing but problems dealing with this same KAS Estates, we had all paperwork/receipts and we paid for land pillars to only find out that they was removed or never put up and once we had our building company ready to build our wall, all of a sudden KAS ESTATES said we need GPS first, I was like why was GPS not already done before selling land and plus KAS ESTATES said that you need a wall or something on your land in a certain amount of time but if you do and Kas Estates didn't do GPS it's like they want you to approach others land, and we're feeling like you about KAS ESTATES they're starting to seem like SCAMMERS😢.

🤔 we have been waiting for our GPS to be done by KAS for over a year now 😢, we have done all on our part even paid Fees to Cheif already and nothing, we have been held up by Kas Estates for 3 years 🤯 and our paperwork was not correct with wrong names as well. True land ownership for many on the continent of Africa is an illusion. Many in Africa claim that they own the land and are proud of this but in fact they are just still treated as serfs on the Lord's (Chief) land. The European conqueror's in the 1800s never advocated for straight out land ownership by the average African, and gladly agreed to let the Africans rulers keep the current system of land ownership used throughout Africa today knowing that such a system will never allow the average African to own any property as most of the property will be owned by the Lord (Chief) who they ultimately control through forceful military conquest in a world war that we call imperialism. Feudalism is a system where their is a overall ruler but land is given to the Lords (chiefs) to control within a region within a country. The land is worked by the serfs who never own any of it no matter how long their live on it. This feudal system was gotten rid of in Europe through violent revolution and the average European was given land ownership rights (Freehold land) but this never happened in most of Africa where you can only be granted land by a chief on their estate to use (like a serf). Even Freehold land you can only acquire / lease for 99 years in most places. Yet the resources are being extracted by the same imperialists / conquerors forever such as oil, gold, uranium, etc.. As a result on a continent that has enough land for everyone of African descent people lie and swindle each other to gain money, wealth and land. African countries need fair payment for their commodities (gold, oil, diamond, uranium, etc.) from those who seek to buy them so that "caring" African leaders can build up their country's infrastructure and see the growth of a striving land owning working / middle class. Secondly, the land owning aristocracy (chiefs / lords) should be risen up against by the people who no longer want to part of serfdom as times have changed and Africa must change with it not stay stuck in a system that does not work or serve the needs of the average African. African governments should buy land from the lords / chiefs and then sell it or give it to the people for free or at a price that is reasonable so that the average African can build wealth through land ownership (property rights need to enforced within such a system from the bottom up). Sister you are stepping in a situation whose roots have grown deep long before you decided to return back on the African continent. I would say buy a house in a new subdivision that is already built so no land issues and / or buy a condo that does not include land. You can also go directly to a Lord (Chief), swear allegiance, give money and hope they do not go back on their word (or are forced to by angry villages / serfs who might feel you are taking what "belongs to them" but there are fooling themselves as the land belong not to the community but to the lord (chief).

Thanks for sharing your knowledge. There’s no way I would be purchasing anything again after experiencing this. This is a chapter soon closing. Learned my lesson and moving on to greater things.
