It can take weeks if not months to close a deal. Buying in NYC especially a condo is way different than buying a house in LA. In LA when you have money you can close very fast on a house like within a month. In NYC between contingency periods, financing, and sometimes two separate boards reviewing your application then waiting a couple weeks for approval for each you can be looking at 2-3 even 4 months before you get paid from that transaction. On top of that we have to pay New York State and New York City tax. Then she has to pay her dues, split commissions, and use the money to market properties. It really does eat into your money. So her husband must be making significantly less than her for her to have the finances on her shoulders. A baby in this marriage dynamic would further stress her out.

When I look at Taylor’s relationship it just is a red flag. I’m sure he’s a nice guy but he doesn’t seem like he’s with it like he has ambition. He seems very soft and that’s making her take on the more dominant aspect that he’s supposed to handle. She can’t handle having trying to have a kid, a career, and financially being responsible for the bills. Something’s gotta give. I wouldn’t give a man like that a child.

I’m sorry but Elenora seems really insecure about Taylor just viewing a listing w jade. She doesn’t own her and doesn’t need to manage other agents time. Like don’t make a big deal out of nothing. But the comments she made about Nicole were just below the belt and distasteful. I also didn’t like watching her and Emma consistently going out of their way to isolate Nicole. By the end of the season, I was wondering was what Nicole did really that deep? (Can someone explain cause idgi) I just hate mean girl stuff and watching them try to tear down Nicole. Like that’s not okay? we need to stop acting like Chrishell is still the victim.

Elenor was the shabby awkward friend that blossomed. Jade is bitter of the come up but I’m not completely buying Elenor’s pretence niceness, there’s cray cray there.

Yes, they do look alike!! Also, I don't understand why El thinks Jade is her friend :(. She seems quite competitive and jelous, not a real friend behavior imo. She seems like she wants El to owe her (I think Jade helped her at some point in her career), and she can't wrap her head around the fact that El can be also successful on her own. The real friends are the ones that celebrate your success with you.

It's obvious, the fake people are the ones getting into arguments and conflicts, in other words, Jade, Giselle and to some extent Taylor. Taylor seems more insecure than fake though. But the higher ups probably give Ellanor exclusive information about real estate/ network/ events since she does so well so if it looks like her team isn't performing well, it looks bad on her reputation/ leadership and she could lose those benefits. And also IVF and surrogacy is crazy expensive. IVF doesn't always work the first cycle and it can be $20K/ cycle..and surrogacy can be $100K. Ontop of your living expenses, lifestyle to maintain her job, and paying for her dads treatments

To explain the brokerages / groups... Douglas Elliman would be compared to a Remax, Royal Lepage, Keller Williams, Sotheby, Century 21, Sutton Group etc. they are a firm that has a lot of capital, so these brokerages offer agents resources like office space, meeting rooms, websites, signage, administrative support, etc. they put a lot of money into marketing and getting listings exposure. Agents choose their brokerage based on who they want to be affiliated with, the brand recognition already established within their community (which is important because buyers/ sellers already have established a sense of trust rather than the agent being a no name). The brokerages also focus on offering education to agents and bring them new tech like apps and websites to market their listing, backend support/ infrastructure, they manage the deals (payouts), they host conferences and networking events as well. It's important for agents to network with other agents because that is how they hear about new listings first, get exclusive access etc especially as a new agent. Agents have to pay their brokerage part of their commission. Agents can choose to be independent within that brokerage or they can join a team. The benefit of a team is usually that head of the team (Eleanor in this case) has an established clientele and name so it's easier to get new business and leads, often times they have more business then they can help since real estate is so demanding so that is why they need more people, they also take a percentage of commission from the agents on their team. Another things is Eleanor likely has her own resources she offers her team like a photographer, a stager, a mortgage broker, home inspector. She most likely pays for the cost of those services which is also why she takes commission. She likely even has her own administrative support, website, signage like billboards, marketing materials like magazines, listing promotion like email campaigns, social media etc. She would also help her agents negotiate deals, write contracts etc. If she wanted she could even have her own office space as a group but Eleanor likely rents the space from Douglas Elliman. There is a lot that goes into real estate so it's easier to work on a team if you want to do a lot of volume. Oppenhiem group would be considered a Douglas Elliman, they created their own brokerage which takes many years of marketing and establishing yourself before you can branch out like that on your own but the benefit is that they keep their commissions. You can kind of think of it like a McDonalds Franchise in a way -- McDonalds does majority of marketing but the individual franchise operates on their own and has the resources of McDonalds available. This is my long winded explanation but I hope this helps lol!!

Agents don’t get 100% of their commission. Based off their contracts, a percentage goes to the broker. Taylor is living in la la land. Why would you want to spend money that she doesn’t have to have a child with a man that she doesn’t see a future with?
