Hi! I believe the raised ceilings were roughly 5k, and the downstairs floor around 7k. The floor is actually tile, I believe true hardwood would've been more expensive.

Congratulations that is so exciting! The lady who assisted us in our design appointment gave us a ballpark number to stay below in terms of upgrades in order to appraise, and our house did appraise just fine with no gaps/issues. I think as long as you stay below whatever number or percentage your design consultant gives you, you should be okay.

We actually only had to pay an earnest deposit of a few thousand upon signing up, and the rest was not paid until closing. We did not close until the house was completed. I hope the process goes smoothly for you!

Sure! I want to say the sink was around $500 and the tile was a few thousand, but it was more because we wanted the tile on the whole downstairs area. It could be less depending on how much square footage you'd like!

We luckily have not had many issues, however just this week we realized our furnace/heating is not working properly so we actually just placed a call in to KB's warranty service today. They said they opened a service request and we should be getting a call today to schedule someone to come out and fix it. So far so good, but I will update you!

Oh my goodness, they basically asked us for every document of our lives! Definitely get organized before starting the process- I wish I had done that! From driver licenses to W2s to Letters of Explanation describing every place we've ever lived, the documents were a lot. And they continue to ask you for more documents throughout the entire process, which I hadn't known beforehand.

Basically the most recent paystubs.. must have a 2 year employment history.. 2 years W-2’s.. your application must have the 2 year Address.. make sure you clean up the addresses on your credit report. 2 months bank stmts to show your funds to close.. if you provide earnest money, provide the bank stmt to show the funds came from your own account.. if you have recent inquiries, you will need a letter stating if new debt were opened.. So everyone’s situation is different so you may need other documents.

Thank you so much!! The amount required for down payment really does depend on your credit. If you have good credit for most loan types you can put down as little as 3.5%, but if your credit score is lower the minimum down payment is 10% for certain loan types. Interest rate also are affected by credit, we were able to do a 100-day rate lock thanks to having good credit, otherwise it would've continued to increase before closing. So far no issues with the house at all, KB is great in our opinion. Good luck to you and I hope this helps!!

Congratulations! We found out in the last week prior to our scheduled closing date (that didn't actually end up being the closing date) that there were delays, however once we got cleared to close the process went super quickly and we had an appointment scheduled at the title office. @@immonienarcisse3558 Yes, at least if you go through KB's lender they can be pretty strict about the job thing. I'm self-employed but my husband has been at the same job for two years and they needed documentation to back that up. Credit score basically just gets you a better interest rate
