So I wonder do you need a realtors license or an llc? Do you think it’d be beneficial? Is interest high in bank loans? How fast are you able to pay those off? Those are some of my questions if you could help me out thank you

You don’t need a realtors license. You also don’t need an LLC. Interest rates have increased, but they’re not prohibitive yet. We don’t pay off any of our loans early, and early payoff of long term debt isn’t a part of our current strategy. I recently got my realtors license, and it wouldn’t hurt to have one. However, I wouldn’t suggest using not having one or studying to get one as an excuse to wait to get started.

I was active duty in the military for 4 years, did 3 years with corrections, and 45 years police patrol. With mandatory retirement in 3 months, I would stay if they let me. My most favorite assignment was running a midnight-basketball clinic with inner-city kids for 2 years. Was invited to many graduations and wedding afterwards. I was a cop for 24 yrs, sgt for 12 yrs, Lt for 8, and captain for 1. Wish I could stay for 10 more.

Almost 16 years in and things have gotten ridiculous. Burnt out and doing the work of 3 cops. Understaffed and underpaid. Not worth it anymore.

The HUD website I pulled up requires a monthly subscription, is there one without a monthly cost. I’m currently just looking and learning and not quite ready to buy why I want to peruse the site for educational reasons right now.

When we use private lenders we finance the purchase price, closing costs, and rehab amounts. As long as the ARV is there, I don’t see an issue in financing this cost.

everyone speaks in generalizations... if i live in ca and invest in the midwest its not so easily obtainable it would b nice to get some concrete specifics as in who would qualify me with the best numbers as far as highest ltv and lowest min amount if anyone has some specifics please lmk could really use the help

It’s impossible to give specific advice on everyone’s individual situation. It’s also always going to be a moving target. The banks that worked for us in the past aren’t working for us now. I’d suggest reach out to banks trying to find this answer as regularly as you look for deals.

Everyone is an expert in law enforcement, except the men and women who actually do the job.. I would never encourage the youth of today to become a member of the US military or law enforcement.. What a shame.

30 years and retired. We need good police officers out in the field. Life is tough and there are no free meals when it comes to law enforcement. You have to have that grunt mentality to work as a police officer. Everything was hard working as a police officer but I took it one day at a time. I now have a full pension with supplement attached. I have full health benefits as well. You keep God in your life and he will protect you. We need to promote the good and not the bad. Without police we will live in a lawless society. Due to the shortages around the country in law enforcement we are getting closer to that. There will come a day when everyone with a gun will take the law into their own hands because no one wants to go into l aw enforcement.

We use a combination of banks, money from private lenders (friends/family), hard money lenders, and our own money.

Pardon me for asking this but I need help in paying off my mortgage faster, I'm currently doing double mortgage payments but I'm so not into taking up any debt, I have 20k in savings as my emergency fund and will continue to increase my savings, since we are debt free except for our mortgage, can my emergency fund be in good use or link to our mortgage to save on paying interest, need navigation to sustain my mortgage.

An even better idea is to have 30k plus saved already to pay the mortgage down with it, and then pay an extra 10k per month into a high-interest investing account. Once your high interest account reach $20k plus, pay it on the mortgage again! By doing it this way, you won't go into debt and you'll have the interest account as an emergency fund!
