Great video! Would like to hear your opinion in todays market is it worth buying example 2bed property to invest & rent it out? Considering today interest rate at 3.5%, meaning in you will have negative cash-flows for good few years until rates decline or you repay loan quicker.

If there is significant down payment to reduce the monthly payments so you are able to receive some earnings would be favorable. It would be unwise to over leverage yourself and play a game of chicken with rent versus monthly mortgage payment. The moment your renter stops paying you're in trouble. Better to have wiggle room and receive some income from the risk your taking, than hoping the market will lower interest and appreciate quickly. Those are big unknowns nobody can foresee.

I didn’t get why you mentioned that you can’t deduct expenses like heater generated on investment property bought under your personal name? As a Luxembourg tax resident or equivalent, you can deduct the actual costs of generating your rental income. These include: All debit interest on the home loan for the buy-to-let property Financing costs: one-off fee, mortgage registration deed, costs of processing the file Land tax and municipal tax Upkeep and repairs Insurance premiums, such as civil liability, fire, etc. Also if you buy property via company & sell to avoid capital gain tax. But money still sits in the company, to transfer from company to personal account you will incur personal tax?

This video was uploaded a while ago so tax policies might have changed. If a private persons sell a property the costs of renovation aren't taking into account to calculate capital gains tax. Different laws apply as to what timeframe is used for the sale of a property by a private person. For companies standard accounting principles apply over the fiscal tax period. As to how to get the money from your company into your own account, different approaches are available such as debt repayment or loan repayment to the owner of the company. This is however beyond the scope of this KZbin channel and should be handled by your tax advisor. Great questions. I hope this helps.

What does wholesaling mean? Is that like buying a short sale in cash or a distressed property which doesn't qualify for conventional lending? Do a correction and then re list as a normal sale?

Wholesale means pretty much what you mentioned. A wholesale really differs per country and its legislation. In short it means get a property under contract without actually going through with the sale until you found another buyer who will buy it for more than the contract it is currently under.

My question is how to get the financing? For non Luxembourg citizens and non EU citizens is the a way to traditional financing in Luxembourg or do you have contacts for private money lending? Are any of the local banks specialising in bridge loans for renovations and or restoring historical homes? Luxembourg has my attention and I would like to work in real estate there.

There are different aides and incentives for restorations on historical properties. Banks usually only give loans if your income is in Luxembourg unless your down payment is of significant magnitude compared to the sales price.

From signed sales agreement to loan approval (depending on the bank) = 1-2 months. Loan approval to notary deed (depending on how good the notary is and how complex the deed)= 1-3 months.

Most owners will require a file with the following documents to be handed over to them: Work contracts, last 3 payslips and copy of your ID. Additonally they might ask for your social security card or proof of affiliation and a work certificate. Not all landlords have the same standards or requirements but you can expect them to ask for these documents. Have them ready to be sent before going on showings. I hope this answers your question.

I appreciate your comment and I understand that rent can be too high. Unfortunately it's not the agents who set the rental amount, but owners. We do try to make owners understand that rent is sometimes unrealistically high. In the recent passed we have seen that rent is coming down slightly after it toke a hike upwards in 2023.
