If there is significant down payment to reduce the monthly payments so you are able to receive some earnings would be favorable. It would be unwise to over leverage yourself and play a game of chicken with rent versus monthly mortgage payment. The moment your renter stops paying you're in trouble. Better to have wiggle room and receive some income from the risk your taking, than hoping the market will lower interest and appreciate quickly. Those are big unknowns nobody can foresee.
