I just wanted to add that every decade has its architechtural gems, including the 70s. Brutalists houses are also “classically italian” but they are not your taste, which is fine. I just find your comment that only 1920s houses are truly Italian, a little dubious. Other than that, thank you for the breakdown.

The air in Liguria is fantastic. Doctors from all over Italy send their lung patients to Liguria. I didnt believe it at 1st, but I walked the path fm Sta. Margherita to Portofino, and the air was just fabulous.

Heating those old stone buildings is what gives me pause plus not knowing how well septic systems are made in Italy. Many old beautiful villages on rock make me think sewage most likely goes to the local creek.

Renovations on my 2,000sqft space done in 2019 - excluding the bathroom - were about US$55,000 or $25/sqft - which is very low. I project managed and did some of the easier work myself. Renovations are more difficult if you don't live here. Buying and renovating can definitely be worth it - you get exactly what you want. Finding good workers is the key. I would always suggest hiring a project manager - it saves you time, money, energy and stress in the end.

As a US citizen resident in Italy for over six years, I offer the following example. Just before moving to Europe, I broke my ankle and had a very simple surgery to correct the problem. Paying from my health insurance deductible it cost me almost $6,000. Four years later in Italy I broke my foot and had a very simple surgery to correct the problem. It cost me 37€ (about $40). These expenses alone serve to demonstrate how Italy offsets similar costs that I would face in the US. As a consequence, my lower absolute dollar amount salary in Europe ranks as a higher purchasing power level than what I achieved in the states.

Yes, but I have no mortgage and as a resident no annual property taxes on the house. I have minimal taxes on the land, which are offset by rental from the farmer. The only other thing that I included in that category was homeowner's insurance.

1. If you record $50,000 USD income, that's not very much. In fact, you're poor, and still have to pay a big Italian tax bill. No money left for really living. 2. If you make $100,000 USD income, 40+K will be your Italian TAX or more. You might get a US tax carryforward on your US taxes and not even pay any US Fed tax, but you STILL have to pay the Italian government 40K. How is that a deal? Only way around that is to live in a 7% zone, but that deal expires someday, and you're right back where you started, or you have to become a non-tax resident...leave 6 months out of the year. NONE of that is attractive.

Well, it's scalable. Let's do the math. On 100k - not counting carryforwards as these are for business owners and it is the same in Italy -- Italian tax would be 43% or 43,000. In the U.S., total withholdings for Federal and State Taxes, Medicare, and Social Security would be at an effective rate of 27%, or 26,945. A difference of 16,000 more in taxes you pay in Italy. But offset that against: 5,000 in average annual Healthcare savings, 6,240 in average Property Tax savings (based on 500,000 house in California where prop taxes are quite low), 7,000 in average annual Rent or Mortgage savings (based on examples in my video also I would not have been able to buy a house outright in U.S. for less than 100k ) and 55% lower Cost of Living prices of 8,250 (based on 15,000 in annual expenditures on utilities, food, home owners insurance, etc). and you are way ahead in Italy.

Italy should allow a US driver's license to be recognized...I'm sure lots of viewers do not know everything that is required to pass that test and get a car. I'd love to hear more about your experience getting a driver's license in Italy. It's all about reciprocity between the two countries. And since the U.S. is made up of 50 states, it won't be happening anytime soon. It was difficult - due to the administrative run arounds and the amount of material you had to study. The written exam is only 30 questions but there are hundreds of possible questions you have to study for. Going to a driving school makes it easier. I didn't do that but I might have if I knew what the process was going to be like...

What an excellent video! One of the best I’ve seen on the ERV. Someone I know that recently got their ERV @ Miami said the consulate requires 60k€ per couple. They also require a credit report from one of the 3 credit unions. This requirement was listed in a letter that came a few weeks before the appointment. As you said, the consulates can have different requirements and the Italian government is giving them leeway. . P.S. The amounts in your update are listed as dollars but are actually Euros. Thank you so much for this video

Hey, thanks for your informative video! A few questions: How much do you think you've spent on house maintenance per year? And do your utility costs represent half of the bills (i.e. split with the friend with whom you bought the house)?

Thanks! My biggest steady maintenance cost is garden maintenance -- which I didn't include in this video, mainly because it is elective, I could do it myself. In the late spring, early summer, -- especially if it rains a lot -- trees, bushes and hedges explode with growth. Everything needs trimmed, and clipped, and regularly cut and trimmings dealt with. I think I spend about E1.000 per year on garden maintenance. I have not needed anything fixed at the house this year, knock iron. But, I could spend endless amounts of money upgrading the outside of the house...

If you are a resident here on the Elective Residence Visa (ERV) - you pay E2.000 per year, or a bit more depending on income. If you are a resident on other visas, it is free. Many people who move here to retire are on ERVs.
