“Great place to raise a family” I’d rather raise a family in a place that has GOOD schools, healthcare, and infrastructure, and has ANYTHING to do. Raleigh and the triangle SUCK and are insanely overpriced

Maybe you should talk to a professional, or maybe more than one. Septic tanks manage themselves. Until 20 years ago, all of my 3 homes (until 20 years ago) had septic tank with drain fields. You NEVER should have to have your septic tank emptied. It’s a process. The bacteria manages everything. It never gets full, UNLESS you develop problems with you drain field. This can happen by planting or allowing growth from trees or shrubs. OR it can happen because it was inadequately sized. The soil has to be analyzed by the authorities and sized appropriately. It’s not a big deal.

I think this video is really insulting to the village and the community built here. I would suggest you actually learn a thing or two about the towns you visit, and consider showing the same amount of hospitality you are given. I actually do not approve of my face or voice being used in this video.

Absolutely! It’s pretty much the same as it’s always been… Probably because in North Carolina it was never a requirement for sellers to pay the buyers agent so it’s been voluntary all along. In some states sellers were required to pay a buyers agent fee if they listed in the MLS.

I did a video about that a couple years ago. I do think Sanford is a great option. Vinfast has been a slow start. But the proximity to Raleigh and price point make it a great up and coming area. This video was more about commercial construction booming in the Triangle.

Marinate on this and work it into future discussions about home prices. A neighborhood has 10 homes each priced at $100k and they are 20 years old. A new street of homes is built that now shares the backyard of some of the 10 home neighborhood. Each new home is priced at 200k and 20 of them are built and sold. Now all the 10 homes are put up for sale at 180k. Bought, renovated and flipped for 220k each. Think about that in terms of economics and work it into a discussion about what's going on with home prices. On a side note... deregulation can make cheaper (tofu dreg) homes but will they be priced that way or will the builder take the money and run.

The residential market needs to reset/ crash. It is artificially inflated because many households are holding onto homes with 30 year loans at 2 percent. There is no home movement and openings for the younger generation to buy their own residential homes because prices are artificially high.

So, all retirees should base where they will retire on getting cancer? How about what place can a person afford to live in retirement? The Research Triangle and Charlotte are expensive real estate markets and not good places to live on SS. I am 66 and in very good health and my parents lived to be 96 and 100, so I will take my chances and choose a place I can afford to enjoy my retirement.

All this talk about traffic in Raleigh and not a peep about how completely unwalkable it is or how useless transit is. Both of which are relevant for retirees. Charlotte is running laps around Raleigh in infrastructure as they have 26 light rail stations and Raleigh can't even break ground on 1 BRT station.

Traffic in both Charlotte and Raleigh is getting worse. When i did the video comparing Raleigh to Charlotte last year, traffic was 3x as bad in Charlotte. Now it’s only twice as bad 🤷‍♀️

It is heartbreaking for me to see how real residents of the Cary Raleigh area are affected by the recent tax increase. Since 2023 I have been writing about it with facts, I even shared information and data with relevant organizations, but it seems that no one is interested or willing to say anything against the false trends. Below I copy some points raised in dicussion with a social media channel, after a report published by American news and world supporting real estate trends in Raleigh; "-The report you cite comes from American news and world reports, which are very unreliable and the owners of the media company are large real estate developers with large stakes in properties on the east coast, including North Carolina. -All other data you provided are very wrong such as supply and demand issues. Thousands of properties from builders such as Leenar, Stanley Martin, Pulty Homes and KB Homes are currently awaiting buyers in the area. -On the other hand, companies are laying off thousands, including Microsoft, Google, Facebook, IBM, and many biotech companies, including startups that are closing. -And the Disney project you're citing is not announced for the Raleigh Durham area. They added that consumer price inflation in the United States had increased by 21.75% from January 2020 to that month, even lumber prices is pre covid levels, so the actual valuation should not be beyond that, meaning that the actual price of a house of 257,000 (2020) in Wake County at this time does not exceed 310,000, excluding other fees and taxes.

Data from apps is not regulated and can be represented in different ways depending on your likings. Correlating data from realtor apps with government agencies figures to draw a conclusions is a wrong formula. Actually the situation is really bad and I mean really really bad. People and investors still holding properties hoping to get their emotional price, but the interest and taxes they are paying on the properties are gradually digging a deeper hole for them. Individuals and investors who own properties have good holding power, anticipate soft landing and correction upto 30% out of which 10% already occurred and 20 to go. Thanks.

Not to be rude or anything, but the fact that you made an entire 17:29 video basically bashing && down-playing the pros of Texas and trying to hype up North Carolina tells me everything I need to know. Sorry, sweetie, but North Carolina isn’t exactly the Ideal destination most tourists would think of when planning their vacation. On the other hand, Texas gets over 122.4 million tourists every year, from all over the world. And honestly, before watching this video, I couldn’t even name a major city in North Carolina-it’s just North Carolina to me. Meanwhile, Texas has at least five major cities that are globally recognized. Speaking of which , does North Carolina even have any Landmarks? Because when I think of landmarks, I think Statue of Liberty in New York, the Golden Gate Bridge and Hollywood Sign in California, Navy Pier and The Bean in Chicago, and then-of course-Texas, with iconic spots like NASA, the San Jacinto Monument, the Gerald D. Hines Waterwall, the Alamo, Dealey Plaza, the River Walk,Pleasure Pier, Kemah Boardwalk… need I go on? I’ve never even heard of a landmark in North Carolina. Maybe you can enlighten me on that one. (LOL) And sure, North Carolina has some nice green areas and mountains, though calling them “mountains” might be a stretch. They look more like hills compared to the stunning Guadalupe Mountains. But let’s be real-Texas is way prettier. I’m sure you wouldn’t know that though, given that after a year in the state, you’d barely scratch the surface of what this vast, gorgeous place has to offer.

I have been looking at North Carolina for a while. This is very informative. So nice hear how friendly people are. As a New Yorker, I crave kindness, safety, better weather and a welcoming environment. As a whole food plant based eater (AKA the dreaded "vegan"), I have friends with all eating styles and religious beliefs. I don't get into other people's business and I don't want to move somewhere where people judge me (or don't get it) for my way of eating. What do you think of the Raleigh/Cary area for plant based eaters? I see they have an HMart and Whole Foods. I don't expect to meet many people who eat like me (there aren't many in NY either!) but it would be nice to find a small community that I can connect.

My husband and I home was destroyed by a tornado in March 2024 been in rental since waiting on insurance the housing market to have a new home is crazy once we get our money we haft to rebuild we honestly thought we was in our forever home until the tornado took it all away I checked some prices on some new stick built homes for our property and the priced jumped in November I just wonder with all the deserters happen if more people buying homes if prices will go up more or if more people needs homes if prices will go down but then again many will not be able to afford to rebuild Im praying prices go down average homes in ohio to build a three bedroom 2 bath 300,000 to 400,000 It all is just terrible my friends just rebuilt permits are terrible as well 😢

The triangle is 3 suburbs in search of a city. Why would anyone take advice from you? Aren’t you in the business of selling homes? That’s pretty biased I would say! Raleigh is suffering the same fate as Atlanta with urban sprawl and expense but with a lack of things to do; if you’re from a real city you’ll be bored to tears there after the first year.

The triangle is three towns in search of a city. There’s just no there, there. So don’t be fooled. It’s not that Raleigh is boring. It’s more the people there are vapid. My hometown was probably boring, but the people weren’t vapid. Nobody has any soul in Raleigh. They all wanna fit in to whatever cookie cutter reality everyone else is in. It seems like an ok place to move to if you have a good job waiting for you, but don’t think you’re gonna move there to live your best life.

@@EllenPitts Cary is one of the safest places to live, with really low crime rates, etc. Your chance of experiencing violent crime is just 1 in 1,253. Property crimes like theft and burglary are also rare, with an overall rate of 11 per 1,000 residents. Reliable stats show Cary is a great example of how numbers, when used correctly, can tell the real story of safety in a community. Hope this helps...

went to check out the Triangle and I was shocked by the price of the houses, very expensive and it seems like there is a ton of building going on. As a visitor there seemed to be a lot of traffic throughout the day and I imagine that will get worse with so many people moving there. The people we met were all great, very nice

In the triangle there are not as many jobs, as compared to say one of the bigger clusters in texas or Floria. Most of the people who gobbled up homes in the last 3-4 years are remote workers. That is not going to fly anymore, with several employers demanding folks be in office. Raleigh job market sustain cannot people looking to move out of their current jobs - lest they have to relocate. So the demand data is counter intuitive to me. It might again be Black Rock, State Street and other wall Street profiteers that are buying up here.

Not sure I agree with you. We’ve got a pretty big retirement boom in the triangle and also the data I shared in the video showed that our labor market is one of 48 cities nationwide that is above the national average. But I guess we will see how it plays out!

I see no evidence in recorded deed transfers that ANY large institutional buyers were actively buying in 2024 OTHER THAN Opendoor. They bought 305 properties and sold 307, per Wake County DEED search count results. American Homes for Rent, Progress Residential, Invitation Homes all were absent from buying in 2024 (and most in 2023).

Ellen, when you and "Jeeves" are cruising around in your . . . . Boxster?, are you factoring into your new home inventory increase predictions that the 3 industries that are predicted to be devastated by the upcoming deportations of millions of working people will be agriculture (getting food to the grocery store), factory workers and HOME CONSTRUCTION? I think that home prices in the more desired locations in the Triangle will skyrocket due to lack of construction labor resources.

Also, we play a game of counting the FL license plates whenever we drive around the Triangle in our "not Boxster". Hopefully the last person to leave DeSantis-ville will remember to turn out the lights.

Only an ___ buys a new construction home these days. They have small plots, cheaply built, owners restricted by HOAs, cookie cutter, perilous angled roofs.

Cary bad - definitely the mecca for constant complainers, Apex bad - 5 trillion small children in Apex, and they all go out to eat every night, Holly Springs bad - gentrification, Chapel Hill bad - this growing city has NO GROWTH PLAN. Seriously, they are just winging it. Raleigh bad - property crime, Durham bad - real crime, Everywhere else bad - traffic, traffic, traffic.
