You are misinformed about the scorpions local to Arizona. The small ones are actually the most venomous ones. Bark scorpions, They are the only scorpion species that have a death count each year. No other scorpion is capable of killing a human. although very uncommon, bark scorpions do kill people every year. The larger scorpions are actually much less venomous. And less harmful, even though they may look more creapy

I'll never live in an HOA community again. They inevitably become small gestapo outposts, they serve no real purpose other than discriminating against whoever they feel isn't right for their community. They reduce city services by charging YOU for road maintenance when the rest of the city gets them for the taxes that you already pay, so you're basically getting charged twice for the same thing. Never paying for HOA, you want to charge me for a guard at the gate and using the pool, fine, I won't use the pool, since I wouldn't buy a house without one anyhow.

The video objective wasn’t to provide stats but real life experiences of people that have come across pitfalls. I believe I covered it. By the way, I have no dog in the fight. Guessing your perspective is the solar salesman perspective. People find out the hard way unfortunately.

Don’t forget to mention the wildlife. Many people move here and when they see a coyote, bobcat, javelina, rattlesnake, etc., that they can shoot them and or call someone to remove them. They need to understand you really need to protect your pets especially small ones and the place is infested with rattlesnakes. Please don’t forget to tell them that.

Thank you. Not to mention that they are right next to a 32,000 acre preserve. There is a lot of wildlife in the preserve obviously and they often go through neighborhoods and the desert searching for water and food and animals. People truly have to understand that the wildlife is here first and it is protected. I wouldn’t live in that area because of the snakes. I live a little bit further south in an area that has been populated for a long time so in 35 years I’ve seen one snake.

@@rikeshpr85 Right? The video is specifically about low crime in Scottsdale and that is a product of good policing. The two go hand-in-hand. The city of Phoenix has gotten rid of some of the bad cops and if there’s more hopefully they get rid of them too and replace them with good coos. The good cops need to handle the crime in Phoenix. Much higher rates in Phoenix than Scottsdale, but most of it happens as you get central in every direction of downtown.

Crazy 🤪 traffic and the Phoenix area is the pits. It takes four full size maps to over look the Phoenix area try driving 🚗 looking at a map...good luck after you ruined the whole area..

Thanks for watching. Most people today have navigation on their phones. They don’t use Maps. As far as traffic the fact that Phoenix is so spread out is what makes traffic so light here compared to other major metropolitan areas. I get it there’s more traffic than there was 20 years ago, but that’s every city my friend.

A more fair comparison would be comparing Scottsdale specifically to Summerlin in Las Vegas, or even to Henderson. Comparing Vegas as a whole would be like comparing all of the Phoenix area which definitely has terrible areas within too, not just Scottsdale which is of course mainly an upscale and wealthy area. The comparison as you’re doing it would unfairly bias toward Scottsdale (except for entertainment). I’m trying to decide between the three areas, I just wish this was a more fair comparison, comparing apples to apples.

I totally agree. Las Vegas and Phoenix are two completely different cities. Also agree that parts of Summerlin have a Scottsdale feel but as a whole again completely different. Most of my clients that compare Las Vegas and Phoenix metro end up in Phoenix. Many are really looking for Scottsdale. There’s something for many people that just doesn’t resonate about Las Vegas. Maybe it’s every time you want to go to a restaurant the best restaurants are in the back of casinos. Mild exaggeration but you get the idea.

Hmmmm... one important fact, it was the mortgage backed SECURITIES industry not JUST the mortgage industry. Look at what is happening right now now too. MAJOR lenders are moving OUT of RE right now. If this DOESN'T impact RE, I'll be shocked.

@@PhoenixHomesandHotspots I still say look at housing starts data. While up it's indexing in multiple (>5 unit) buildings. I think this shows where RE investment is focused right now. Again, I don't think anyone is likening it to 2008 but to say there will be NO impact, to me based on current housing starts, doesn't suggest that there is and won't be any impact.

The fact that there are fewer SFR housing starts as compared to past numbers is creating less inventory and more of a housing crunch, which is why the market is turning back up again along with the fact that rates have stabilized. Interest rates don’t follow the fed funds rate but there is a direct historic correlation between rates following inflation. With inflation coming down and anticipated to be down as far as year over year numbers significantly in the coming months, rates will likely come down significantly as well. Watch for May 10th significant mortgage rate drops. This will only add to demand on top of low supply. So yes, even if we were to announce we are in a recession tomorrow, it’s not likely to slow the real estate market here in Phoenix metro. That was the point of the video. KZbin shorts are tough. I can only cram so much information into 60 seconds.

@@PhoenixHomesandHotspots All I'm saying is that this seems like a gross over generalization. Not saying this will be a repeat of 2008, but to say it will be NOTHING is a broad statement. (1) Is there a DIRECT 1:1 correlation in the Fed Funds rate and FIXED mortgage rates, no. There are direct correlations in ARM loans and other indexes, primarily LIBOR, which do follow nearly 1:1 FED Fund rates movement. (2) Even fixed mortgage rates move with broader economic conditions. While it isn't 1:1 there are elements to what moves the FED Funds rate that will impact mortgage rates (e.g., inflation and unemployment). So forecasts in these economic metrics will have an impact on mortgage rates. (3) One vastly different component of this housing market is who owns the current supply. Corporations. 5% in 2022. These are private equity firms with very low appetite for mass swings in the market. So unemployment rising will absolutely cause these firms to dump homes in markets. Point here is that you are saying look at 2-6 weeks of peaks and valleys and saying "no concern" and comparing it directly to 2008. Then saying 2008 marked the only recession that correlated with a housing market correction and it that recession was directly to the housing market (also a gross over generalization... there were broader economic conditions that CREATED the housing market correction, some of which are likely to repeat in this recession). 2008 was unprecedented AND we've had easy money policies that have kept many of those broader economic conditions in check for 15 years. These a more uncharted waters than any we've been in. Way too early to take cues from 2-6 weeks and measuring against conditions before 2008 to ring the bell.

The point I made was that 8 of the last 9 recessions the real estate market performed well meaning recession doesn’t necessarily mean doom and gloom for the real estate market and we’re already seeing signs of a resurging market here in greater Phoenix despite a looming recession for all the reasons I cited. I think you’re making it more complicated than it was. You make some fair points, but many of your points support my broader point. As far as it being an overgeneralization, I use stats, charts, and data for this type of analysis. It’s not a guess. If you think I’m wrong, watch the days following May 10th when inflation numbers come out next month. Rates follow inflation when you look at year over year data. Last May inflation was at its highest and with inflation coming down the year over a year data is going to look very good and historically rates will follow inflation down. That’s a fact. There’s a direct correlation. Do you think a drop in rates will add more buyers? I do, nationally a 1% drop will add 5 million potential new buyers. Again statistics. The buyers are already coming back with rates in the 6’s, at least in my market. Most of Phoenix metro is back in sellers market territory after spending only one month in buyers market and a couple months in balanced market. Lastly, I’m not taking 2 to 6 weeks of data. The information in the video used data that went back almost 100 years.

I thought you're comparisons was a little unfair, it seemed like when you wanted to use Phoenix for a plus for Scottsdale you did but when Phoenix was a negative, you just used Scottsdale's data instead of Phoenix, like crime.

I’d rather buy a house in Tucson Arizona in the Catalina foothills (1.1 million), a home in stone canyon in Oro valley (1.4 million) and a condo or townhouse in downtown Scottsdale ($700,000-1.1 million)= 3.2-3.6 million, for the same price of one home in paradise 😂

Well you’re the first to call Tucson paradise in comparison to Scottsdale. In Scottsdale you’re not just paying for a city you’re paying to be in the middle of the best golf, hiking, restaurants, shopping, entertainment and nightlife. Not to mention crime is out of control in Tucson and Scottsdale has really low crime rates. But to each their own.

Smart new builds don’t need solar $80 month summer $180 max with 2 AC units and over 60 lights. Then I was quoted 26kwr and I laught at them. I’m not going to pay extra 350 month bill. If anything get the 9kwr from Tesla that’s enough and pay it off in 1 yr.

This video wasn’t about the experience it was about whether it’s cost-effective or not to put solar on your home. I clearly mention that if you’re going to buy solar and have a long-term plan for living in your home it may make sense. Most people don’t live in their homes past seven years and it likely doesn’t make sense for them at that point. I go on to say that you don’t always get your value back out of solar panels when you sell. Appraisers will only appraise and give value to solar panels if there’s other homes that have sold with solar panels in the area at a premium price. This is all true as it relates to real estate.

@@PhoenixHomesandHotspots So a couple of things here. I have a real estate license myself and have represented both buyers and sellers who have or are interested in solar. If the system is owned outright the appraiser will add value to the home regardless of the comps. There is actually a line item for this on the appraisal docs which i've personally seen. If there is a note on the system then the appraiser will not add that value and this goes the same for a lease. Secondly, most homeowners who go solar do not factor in the ROI as part of their decision making process (i know this for a fact), it is the immediate savings that gets them buy or "invest".

This depends from appraiser to appraiser. I’ve personally spoken with and had experience with appraisers not giving value for solar unless they have comps to justify. For me I’d rather not roll the dice. Everyone can make their own decision.

We pay to the solar panels for about as much as we used to pay for electricity bills. And we pay no electricity bills now. So I think it works out pretty good. And no, you never want to rent solar! Own it!

Solar is a bad investment trust me I'm bought one and sucks!! I pay $315 per month plus electricity bills. Only cover 35% of the electricity!! Nergy in az is a bad company. Plus srp rasis your rates for having solar!! Scam scam scam

Yeah they’re all different and you definitely need to be a strong negotiator to be sure you’re getting the best deal. If you’re not paying zero in monthly electric bills solar can catch you that way too. From a real estate standpoint my clients usually get caught on the backend when they go to sell their property. Old Town Scottsdale is simply a tourist trap, where everything is over priced. If you're a tourist, buy something. If you live in Arizona, you know the same things are cheaper in many other places all over Arizona. Just like all over America. It's the same way in every state.

Yes home prices are more in Scottsdale than most of the valley, more affordable in south Scottsdale compared to north. Sometimes haters just hate. Scottsdale is a fantastic place to live and play. I have to say coming from New York, Scottsdale has a lot of shopping and tons of restaurants of all types. If you love to shop and eat out, this is the place to be in Fantastic weather year round, except the summer 🥵😥😪😓

You have to do your best to run calculations to see if you’re gonna own the house long enough to make buying solar worth it. I’m pretty sure I mentioned that in the video but that’s my input. I like owned solar especially if somebody else pays for it. In other words I don’t mind buying a home that already has owned solar on it I just don’t want to assume their lease if at all possible. You do have to keep in mind that if you own solar you’re now responsible for any maintenance issues that may pop up.

The out of staters have driven the prices through the roof. I bought in 2018, making a killing on the price. If you like outdoor activities this is the place to be. In the summer you just need to adjust your outdoor activity to early mornings or sunset.

The news got out about Scottsdale in 2020 when every state was looking to move from their home state and moved here. I bought in 2018 when it was still cheap. I’m very happy I did.😃 I’m making a bundle on my investment. People have a misconception it’s always hot. I can take 3.5 months a year of horribly hot weather. I dealt with 7 months of horrible weather in NY for 57 years. The weather is amazing here always sunny. I love it. Great restaurants and shopping. Golf is everywhere. You can exercise outdoors year round you just need to change the time of day.

Scottsdale, like most of the rest of Arizona, by 2022, has now become unaffordable. Get out of Arizona as quickly as you can. The average house now costs well over $400,000 to $1,000,000. Just drive right through, straight to Texas, which, in not too many years from now will be unaffordable, as well. America's Government has destroyed the country, and thrown the Constitution right out the window.

Yes prices have increased and most Arizonans now think of our housing market as unaffordable. The reality is we became very spoiled with our low cost of housing being dirt dirt cheap with very low interest rates and almost untouchable property tax rates (still low today) for a very long time. For most Americans especially where they’re moving to AZ from still see our real estate market is extremely affordable. Demand remains much higher than supply and local economists and experts see that continuing for the foreseeable future. People are still flooding here for one reason, overall affordability. Our housing is still affordable for most people, our property and income taxes are low and our overall cost of living is below national averages for most categories. . So I couldn’t disagree more. As far as the political argument whether I agree or disagree I’ll leave for another outlet since this is a real estate channel. BTW property values in Texas are also way up and property taxes are 3+ times that of Arizona property tax rates.

THIS IS OUTDATED AND IRRELEVANT DO NOT BUY A LEASE EVER!!! BUT THE VALUE OF TIER 1 equipment and OWNERSHIP PROGRAMS MAKE FINANCIAL SENSE!! You’re so obviously 🙄 picking a “boogie man” to pick on to build “credibility “ on gullible people!! This was a long rant on solar leases I agree ☝️ solar leases don’t make sense also if you get into a good ownership program it would 100% transferred to the new owner’s.. It absolutely adds value to the home! What on earth are you talking about let’s say 70$ solar payment fixed like a fixed rate home loan, vs option b. Sticking with srp/aps and paying a annualized average amount of 250$ and going up EVERY year!! Stop picking hot button issues for views also your intolerable and so obviously 🙄 spreading your negative opinion about a subject you admittedly know very little about! Most people in solar are just like you trying to earn a living. Also we actually care about our clients and do care and want to provide a value to our clients! Also you paint solar people in the better than thou attitude. Dude you’re so absolutely toxic.

Kyle thanks for watching. I had no idea how many solar salesman would want to weigh in but appreciate your feedback. Unlike you I have no dog in this fight. My perspective is purely through real estate experience working with buyers and sellers as it pertains to solar. I directly express some of those stories in my video. I encourage people to watch. If that bothers you I can't help. I'm not here to sell your product rather simply give buyers and sellers pros and cons as it pertains to real estate transactions. Yes of course an owned system transfers with the property. I never said it didn't. You shouldn't put words in my mouth. Again why people reading this should just watch. The challenge in some cases is getting value back at the sale. Have you ever spoken to an appraiser about this? I have. They will tell you that unless they have comps that can directly show other properties in the neighborhood that have sold for a higher value and being able to tie that higher value to owned solar they cannot give it a higher appraisal amount. It's not like owning a pool in AZ. They can make that adjustment and almost always have plenty of comps to justify it. Just not the case with solar. My advice is the same - if you're trying to save the planet I'm not talking anyone out of solar. If you're trying to save money look at the numbers carefully, try to determine how long you'll be in the property and determine if the savings vs cost makes sense. The problem is you guys can never give real numbers on the savings side and the cost is extremely expensive so people must run their own calculations and make a decision that's best for them. I know this bothers solar salesmen like you but it's sound and wise real estate advice.
