Hi Shawn absolutely love your channel just subscribed and turned on the notification bell. My name is Abdullah I am 20 years old and I currently live in Toronto Canada. I really love the construction industry and see how much potential there is, my longterm goal is to own my own business that can possibly function with out me. My plan is to first work for a successful home remodeling company to get a good understanding of the different trades, then go for my GC license. My next goal is to work as a project manager and part time in sales to learn as much as I can on the business end. I strongly believe that this will provide with a good understanding and the skills needed to start my own construction business. At the the end of the day I am still a 20 year old and this goal may sound delusional so I hope you may guide me and give me advice on what you think the most ideal and efficient path to take on becoming a construction business owner. I would also like to know if you see value in the formal schooling route (4 year bachelors in construction management) or simply working my way to my goal. I thank you once again for your help and wish your channel the best of success!!!!

As long as you have everything spelled out for inclusions it doesn't matter for comparison. Do you ask auto dealer to break out all the parts on a car?

Thanks for taking the time to reply. Paying contractors for professional services isn't for everyone. You don't have to worry. There are plenty of contractors who will work for free. Just keep calling around and you'll find what you're looking for.

Cost plus is not also known as time and material. They’re 2 different things maybe that’s why you find it difficult

Line item pricing can protect you though too bc if there is confusion on how many lights/doors/trim etc. Were quoted u can go back and show them that they paid for 8 doors not 10.

Line item pricing doesn't inherently protect you from that. You just need to have a clear scope of work in your contract.

33 years, 218 homes built, we don"t Bid or do cost plus on custom homes. We charge a fee to design and estimate the Home. The we list ALL the estimates for each process of the build for the owner to see. Our management is listed as well, and is billed at certain finished stages of the project. This has been the best system we have found. However it still doesn't stop owners from going over their own budget. But it is safe for us as a builder. Great podcast Sir!

If I have to choose from 4 clients and one of them has been hiring me for years on a cost-plus basis which allows me to be creative and aggressive without bogging myself down in paperwork I am going with that project. Quality of life :-) 30% or more is the mark-up number. 20% even if we only refer because we stand behind our references.

In the current Covid environment where materials and labour is messed, cost plus is the fairest way to complete a contract for both sides. The critical element of using cost plus is that all contractors are trustworthy.

I agree, in the post covid world with pricing changing, many items that used to be "quoted" are now an "allowance." Cost Plus contract still require immaculate tracking and documentation, which you should have for Lump Sum or Fixed Price contracts too. My issue with Cost Plus is that many contractors think that the plus part is the Markup...and the Plus in a Cost Plus project isn't enough to make a profit if the plus is your markup. You have to build in your overhead and other margins into your "costs" or rates.

Normally I do lump-sum; however Ive done many cost-plus contracts usually due to; Insurance claims with many unknowns like mold....., or kitchen/bath remodels where the customer just can't decide in advance the dozens of materials choices, and finally when a fickle customer makes incessant changes to a lump sum deal - slowing progress while my subs and I Waite for the numerous decisions and signatures. In any event I get a retainer up front equal to at least 1-2 weeks of costs-plus and invoice with payment due weekly, or every 2 days, or daily -all depending on perceived risk. That retainer serves as a buffer and is perpetually maintained until the project ends. How do I get these conditions? A solid - impeccable reputation.

Well said. Ive been a contractor for 30yrs and never do Line item contracts, even on my commercial projects. Over the years I've developed a reputation that people trust, and writing an explicit contract is key. Thank you!

Shawn it sound like you are talking to contractors, So as a home owner I ant a cost plus because I want control of the payouts I want to know what we are paying for concrete and maybe I can find a lower price if my general is selling it to me for more, I want controls of deciding of the sub contractors such as rough in framers plumbers and electricians, It seems the going rate in my area is 20% so if a general cant take the job with that kind of profit that is not my problem.

I work for a local construction company here in iowa that I feel would benefit from these and "engaged employees " methods. The problem is that the owner believes that since he's been in business for 15 years he must be doing everything right. How should i suggest these tips without insulting him? I want him to feel that I'm trying to help the company grow, not that I'm predicting failure or suggesting I'm unhappy.
