Most likely, the lender will require a 20% down payment if you don’t plan on living in it.

Section 8 causes rent to rise. My rental goes for $1300 but if I did section 8 I’d get $1710. I can’t do it because I’m not for government assistance for people who can work but choose to leach. Creates laziness

They know most landlords don’t want to pay their tenant’s utilities, therefore, by overpricing the utilities, it will be a bigger chunk of money off of the rent price the landlord can charge.

omg you tim are a heaven sent. thank u so much for this video. About it im a section 8 hcv participant in illinois and i had my first 2 year inspection i passed that. then right after that i had my qc inspection that i was freaking out because i never had that type of inspection so because of you and your video i passed my qc inspection which is a great way to be on the good foot with any housing authority that i can take care of their unit and it also shows that my unit is being properly taken care of according to the govt that my landlord is doing their job, maintenance of the unit is in good standing and that whenever i want to port i have a good report to follow me. God bless you tim and yes it would be a dream come totally true to be a tenant of yours because i appreciate your hardwork and information that you put out and your units are off the chain like a family dont have to struggle and everything feels like home in your units.

Nope. We refinanced in 2021 at a 3.75% interest rate. Mortgage payment is $1686, collected rent is $3083.

Sooooo. You aren’t making money off those section 8 properties? You are garenteed a portion of the rent and the renters are responsible for the rest… So when you bought that property and renovated it did you not get a higher value of the property from when you went back to the bank? Did that tax free cash not go in your pocket paying for the renovation? Is the rent you get each month not paying for the mortgage and also giving you passive income? Just because you do section 8 doesn’t mean you ARENT leeching off of hard working peoples money to make your OWN income. That’s why people say landlords are parasites. You do nothing to earn that money except for the fact that you could afford to buy the property. So just because you own it means that you can make other people pay MORE to live in a place they will never own. Maybe you aren’t a slumlord and fix any problems that arise in the building, don’t tack on late fees if your tenant is a few days late from rent, you keep everything up to code and in good working order (because it’s law that you have to make it habitable… but don’t sit there thinking you aren’t making money off your tenants. I agree you aren’t the whole problem but you’re part of the problem.

You forgot to mention the Biden administration who ordered eviction moratorium and sent relief checks to tenants who went to Disneyworld instead of paying your rent. And yet, they remain protected, at the LL expense. You’d be insane to rent anything market rentable to entitled unemployable losers.

I thought to qualify for Section 8, the applicant needs to have no criminal record. If so, how did she get approved for Section 8? Aren't these housing authorities government agencies? Their background checks should be more extensive than the background checks landlords do.

I’ve had a similar credit score before.. keep focused on it, it’s not the end of the world! Also look into the section 8 Homeownership voucher program if you haven’t already. Instead of helping with rent, they can help you buy a house. Keep your head up! 💪

@@praisingecho337 My security deposit started at $3000 from my Houston property. I had to lower it to $1500. I probably could have gotten $2000 though. If you list around tax return time, $3000 shouldn’t be a problem.

Listen you're already making $$$ off the tenants. Why complicate things? Get you a MRO account, and get new appliances for pennies on the dollar, and include them in the home. All appliances have multi year warranties. Why nickel and dime the tenant? Stick to the lease. They pay rent, utilities, and landscaping. That's it, move on to the next.

Like the video. Only concern is not factoring in Management fees and I think CapX. For a lot of new investors, they may not take on the management initially so that will eat into the cash flow, making all these deals negative.

Okay riddle me this. How many black families do you rent on section 8 and how do they leave them when they leave? Because of being a landlord I only had one section 8 and that was the only place that didn't pay their rent most of the time they were two to three months behind and when I got him out of there they ruined the house even though the day before they moved out the house was fine. These people think they deserve everything and when they don't get it they will ruin what you have. And I'm talking single black mothers with a litter of children

My parents were landlords and all they got was headaches out of all the black people that moved in to a beautiful place in within a year it looked like it should be torn down. And that's not the worst of it, when they moved out they were 5 months behind in rent. But we're able to rent another house in section 8 saying that my dad's house was in disarray, what they don't say is they don't show the before picture when they moved in in the after picture when the black people moved out. They don't give a s*** because I've never owned anything in their life or no accountability to their actions they're just haters that think that they deserve everything for free. Taxpayers are getting sick and tired of these lowlifes spitting out kids so they can make money on it because they definitely could care less about the kids because when they get of age they kick them out because that was their money piece. Don't get me gone I've been around rental property all my life and having to fix it up and I will tell you this I've never had a white hispanic Chinese or any laughing like that do the things that black people do when they move in and move out of a rental, especially section 8 women with 5 to 6 children and 5 to 6 baby daddies. Where's the daddies. You probably don't even know their names. This has been going on for 60 years now so for sure it was taught by The Mamas to the children because I know the fathers aren't there
