I usually only accept paper applications, after they’ve visited the property. But I get a lot of people reaching out. Usually about 3 to 5 applicants for every 10-15 people that visit.

You’re welcome. Appreciate the support and feedback. To answer your question, it would depend on where you live. If your local fair housing laws prohibit you from discriminating based on “source of income”, then you wouldn’t be able to advertise saying “only available for section 8.” But instead, you can choose to only advertise it where voucher holders are looking, and also can mention that you accept vouchers.
