Correction, the Florida housing market is a mess. We just sold our basic ranch in California for $865 sq ft (in 6 days) and are moving up into a much better neighborhood. It's a great time to be buying in non-trainwreck markets because so many are still on the sidelines waiting for that juicy .25% rate cut.

Hey you guys are great! I like the honest down to earth thoughts on what you are seeing in the housing market. I think you guys should focus on the prices of homes not the interest rate. Just bc you have more purchasing power doesn’t change the fact that the homes are seriously over priced. Ex: would you pay 1 million dollars for a house that is worth 500K just bc the interest rate is 2% and now you can afford to borrow that amount of money or would you rather have a 7% interest rate and pay what the real value of the home is 500k. Over paying for the biggest purchase of your life could be the downfall of that person financially Keep up the good work!

In Florida if you use your home for non commercial purposes, it’s personal property also known as household goods which isn’t taxable. The Florida Constitution, Florida Statutes and Florida Administration code all say this. Case law says if no situs exist no tax is applied and a situs is a location of a entity that pays a corporate income tax to the state so a tax return can be filed by the taxpayer and the property appraiser can assess the property pursuant to “just value”. Household goods aren’t o be taxed and your house is household goods

I think it should be something like: 1st home 0.5% or less Doubles for each additional single-family home. 2nd = 1% 3rd = 2% 4th = 4% 5th = 8% And ban corporations from buying.

Property tax for the first house you bought should be abolished! You shouldn't pay for a place that guarantees your healthy living; is like paying tax for being alive! Tax should only be for you when you receive surplus income, so that you are able to live healthy, produce an outcome and contribute to society.

Not a good explanation of Florida. The law limiting appraisals to 3% annually started in 1990 to prevent long-term elderly homeowners being thrown out of their property because of increase in property taxes. Additionally Florida has homestead exemptions which are also deducted from the appraised value of the houses. This is an effect of benefit for those people who have owned their houses for a while, so they won't be thrown out of their houses because of taxes. If you buy a house in Florida without knowing this and rely on the current tax amount, then you are stupid. In 3 years, the property tax appraisal can only go up about 9.5%, even if the market value went up 20%. The new owner buying such a house with pay taxes on the 20% increased appraisal. By the same token, the person who buys a house in Florida benefits from the same limit on appraisal increase. This means if you bought a $200,000 house, then in 10 years the appraised value of the house would only be 260 to $270,000, even if the market value of the house was $500,000. Think of it as paying the full property tax amount diring the first year, but then getting a reduction every year thereafter when the appraisal increase is limited.

I lived in Utah for 19 years. MIL rate was used in my area. So my home assessed @ 414K in 2006, 586K in 2007, 864K in 2008. Taxes doubled plus in two years. Then 2009 assessed came in at 604K which was high. I challenged to have county lower to 562K. My taxes basically matched the high of 2008. They raised the MIL rate. When I went to county to complain they said we have made commitments based on that income and we can't lower or net. I said what the hell do you think all of us are doing in this crappy economy. It was a FU to tax payers.

Some folks are complaining about needing 2 incomes for one household. I'm carrying 2 households on one income. Its tight, but still possible. Live within your means. If it means using the same phone for a few years, driving a vehicle until the wheels fall off, and foregoing Starbucks, so be it.

Hawaii sucks ! the locals are hostile, groceries are spoiled and expensive, they have the worst traffic in the USA, and so on and so on... Also the few nice beaches are pACKED 24/7 with homeless, and the water is so rough people are constantly injured !

Yes, and questionable quality. If the food has preservatives and less nutrition than just making yourself, then you end up paying (and suffering) for more meds and medical attention. It's not worth it going to them frequently or at all.

I see a harsh landing with people not being able to afford homes. Those of us locked in with low rates are beating inflation. I have a 2.50 on my second home in the space coast. My mortgage is so low that I’ll be keeping that house for me and my kids. The mortgage is a lot lower than the average rent. I’ll never let it go or sell

I lived in NH, TX and FL. The least taxed was NH, followed by FL then TX. NH has no income tax nor sales tax. Property taxes are the same as TX. FL has the lowest property taxes. If you can deal with cold weather then NH is where is at but if you want hot then FL. TX is just too expensive to live. TX is a money grab everywhere you turn. Also lived in MA 🤢.

Come to Illinois High sales tax, property tax, income tax, fuel tax, etc....still deep in debt and the Democrats have been in control for decades. Our Governor bought his way into office and just passed a huge corporate income tax increase..who does he think will end up paying for it?

@Starman2440 and to think decades ago us folks from WI wanted to live in IL because taxes were less. WI had generous unemployment and welfare benefits that IL fraudsters were claiming they were WI residents, but lived in IL To get some tax benefits. How things have turned and I wouldn't live in IL for many reasons like you mentioned.

I wonder if the insurance companies are in collusion with one another to reduce risk in such an unreasonable way as described. Yes we have hurricanes more so than Nebraska, but even Nebraska can get a lot of rain as a hurricane comes north through the gulf. We have seen this already in many interior states this year. I think the risk in Florida is hyped for insurance companies to maximize profits.
