lol. Right. I’m plain BAD. That’s why I put so many educational videos about real estate on KZbin to help people make informed decisions about their real estate goals. I’ve only helped hundreds and hundreds of people buy and sell, but what could I POSSIBLY know about marketing real property that someone who buys or sells one house every 10 years or so would know better? 😂

I as a buyer I don't want my agent to be paid by seller. I'm getting the loan and I'll get a cash back from my loan to pay my agent or I'll pay them of my savings or downpayment money. I'll reduce the price of house by 3% cause I'm paying the commission and my commission structure will incorporate a percent of how much the price is negotiated down (just as on seller side is proportional to how much price is negotiated up). NOW WE HAVE A BALANCE ON BOTH THE SIDES.

Nobody should pay a commission. Realtors artificially inflate the prices for an unnecessary service. Get rid of them and home prices fall 5% over night.

Realtors are not inflating prices. Sellers set their price. Every single appraisal you read states that the price is the price is the price regardless of if real estate agents are involved in the transaction or not. If real estate agents inflate prices, why then are FSBO listings not listed at 5-8% off market value?

That has been the way the typical real estate model has worked for the last several decades in the US, but now the model is changing due to the DOJ. When you list a house for sale now, there will be a bigger conversation with your agent, and if you want to offer compensation to the buyers agent, your listing agent will have to find alternative ways to communicate that to potential buyers…that particular info can no longer be included with your listing information on the MLS. You can still offer money to the buyer’s agent as a way to make your property appealing to the greatest pool of buyers.

Hi Emily. Great video! After the change can sellers put the fact that they are offering to pay the buyer's agent commission in the listing (not in any field but in the actual description of the house) and list the percentage? Thanks!

@@Mark-x4z No, no mention of any offer of commission can be ANYWHERE on the MLS or on any website/app connected to the MLS (like Showingtime…the app many agents use to schedule showings). How this is not considered a violation of sellers’ freedom of speech I’m not sure…

Thank you for your video. This morning I am going to a closing that I never wanted to be part of. Unfortunately, I do not have the resources to buy my estranged wife 's portion of the equity. Once I hired this realtor and she saw the property and that it really did have two houses on the same piece of land she tried to put on her poker face. The house was sold before we even finished the realtor contract. It was a cash offer but she only asked for $500 earnest money and then the list of requirements for me as the seller was extremely extensive. And you know what happens when a seller has to meet an extensive list of requests by a buyer many times that buyer changes their mind and that's what happened. This whole time the realtor had showed her hand by mentioning her best friend lived right down the street and wanted to buy this house for her son. So when the original offer fell through, she told her friend and was inside the house doing a walk-through within the hour and gave an offer that was only 45% of the appraised value. My estranged wife did not care how much money it was as long as I did not get to keep the house. They tried to force my hand to sign A offer of $175,000. My answer was no. That's too low. Let's put a sign in the yard and see what comes through. She refused to put a sign in the yard and said that she has found me a solid offer. Her friend and continued to repeat the $175,000 offer. After a wake of refusing to put out a sign I emailed her and her broker that I no longer wanted to do business with them. So that day at lunch she brought a sign to the property and while there putting a lock box on told me that she would be testifying in court. Confused. I said what kind court case are you involved in? Her answer was your divorce. She was threatening me because I was not selling the house to her friend. Also offended because I attempted to fire her. But I was unable to because it required my estranged wife signature. The threats and the insults were very unfortunate considering the current circumstances of the family in the middle of a divorce with four children. This is the home where the children were raised. This is where the memories were made. This is their community and their school zone. Just as I suspected as soon as The sign was in the yard cash offers started rolling in and I was able to accept an offer that was reasonable. But just to make it more difficult for me. She told me that I was not allowed to take anything else from the property. I had not finished moving but she stated they want it as is. That means as is. You don't get to take anything else. They want everything as is. She even went as far as to request that I present a schedule of times that I will be visiting the property and if there was anything that I had to remove I would present that list to the buyers. This was completely absurd not being allowed to be at my own property and take my own personal possessions. It has just been one small piece of a much larger nightmare. But your video was an encouragement and a reality check that this truly did happen and it was wrong.

It’s the economy st*pid….Back in aprox mid 70’s to mid 80s , the state’s population declined every year for about 10 years. Due to the lack of good paying jobs. Which can also be positive. As not to draw in the indoctrinated.

Hi, I'm from Palm Beach Florida and I'm graduating from college next fall. Im thinking of moving to Iowa because I want to escape the year-round heat, traffic/congestion, and expenses. Iowa seems very nice, but what concerns me is living in the winter. Ive seen both winter videos and it still seems like a challenge. But do businesses shut down during a bad storm? Also, what are some nice cities/neighborhoods? Thanks and have a nice day

Lived in Iowa my whole life. Wanted to leave my whole life. There's no job opportunities here that can keep you alive in many places. The reason it's mostly older generations is because they still have the money to leave in the first place. The rest of us that I personally know across Iowa, and others, just have no real prospects on how to even get started because it seems too daunting a task. We have no capitol to make it out of state, or to start somewhere else in the first place. We're completely blocked in monetarily.

Besides the five years in the Marine Corps, and my five years driving OTR, I've lived in Iowa collectively for 25+ years. I have plenty of grievances with the political climate in Iowa, but I've driven all 48 continental states, and I really don't want to deal with the drivers elsewhere.

Getting people to move to Iowa has always been problematic, but the super majority of the Republicans Party in Iowa for the past 8 years or so is making things very much worse. We are worker poor, so new companies are not willing to move here. Recreationally we are not set up well, so that is not an attraction. If you want to have babies, be careful where you settle, because there are deserts as far as birthing is concerned. If you have a child that is LGBTQ you will not want to subject him or her to new laws and regulations in education. If you want to put your parent in a nursing home, be careful, as inspections are lax due to coddling by the state government. Now, abortion is under threat, even though a previous Iowa Supreme Court ruling held that abortion is a constitutional right in Iowa. Teachers are leaving Iowa and the profession in droves in part due to draconian legislative moves. Water quality was supposed to improve over the past ten years by a loose program that features individual responsibility. Of course, it has been a failure, as one would expect. In fact, the legislature defunded the operation of waterway monitoring equipment so the data could not even be collected. Local control of most everything by nearly every bit of local government has been diluted or taken away by the Republican legislature. You know, that group that has always been so vocally in favor of local control. Expect no logical consistency here.

Yep, moved to Iowa from a deep blue state to escape the very things you appear to embrace. Freedom, low taxes, and great outdoors opportunities can be found here in Iowa - without being subjected to a daily freak show, and government in every aspect of your life. It's "Padilla" North of you. It may have morphed into "Padiddle" since the 1970s. "Cornhole" definitely meant something totally different a few years ago here in Iowa. "Dinner" is "supper" generally, but on Sundays it's always "Dinner" at 5:00pm.

Whatever happened to this city? It used to be so clean,safe and now people on every corner beg for money, homeless sleeping on benches you can't even sit and observe city. Every store in your face signs "OWN BY WOMAN" . Glad to see women succeed but such a turn off. This cuty became so unsafe nowadays. I don't recommend at all. Horrible, horrible.

Another profession where it is impossible to know what you will be paid for doing the work is farming. It sucks because we work so hard and then find out after we are done providing everyone food how much money we made or worse how much we lost. Imagine working for a loss and hearing everyone grumble about how much groceries cost. Livestock is 365 days a year work and then find out what you get paid at the end of the year.

I mean, Des Moines just sucks. The Southside (Des Moines as a whole, really) has fallen off a cliff over the years. A lot of people I know who lived in Des Moines moved to Carlisle, Indianola, Knoxville, and other smaller towns nearby. Their reasoning was quote, "I'm tired of the bullshit." I'm sure that that is the same reasoning others in other parts of the state have as well, but I don't know.

As someone born in Iowa I spent most of my life in NY and CA. I always knew I would return, so when I retired from teaching I moved to Mason City and never looked back. A great place to live your best life.

Born in Iowa, moved to CO in 84, moved back in 2012 because CO was getting too expensive and crowded. The population had doubled in 20 years and was expected to double again in the next 20 years. Traffic was getting unbearable. Road rage was on the increase because of over population. The only thing I do miss from CO is the milder winters. The pace of life is much slower in Iowa. I no longer wanted that 1000 mph pace I had in CO.

The large number of people moving to and from Illinois is likely due to people moving to Iowa to get Section 8 vouchers and then many use the option to port back to Illinois after a year. It's driving up the cost of housing in Iowa and creating shortages.

Iowa is very divided and college town grads are choosing not to live in a state that goes against all of their education that includes an understanding of the importance of diversity and women's rights. Could it also be their ridiculous 7.25 minimum wage while Illinois has 15.00? Iowa no longer embraces diversity, and honestly, lots of smokers and drinkers monopolize the state.

This lady seems pretty ignorant on what the lawsuit did, now when we(buyer) negotiate fees to our agents, they will work for us and not the seller! Part of the lawsuit claimed anti trust violations because once any offer was made to the listing agent, the buyers agent no longer worked for the buyer because the he/she was getting paid by the seller. Generally speaking, this de incentivized the buyers agent. What I foresee happening is buyers agents will start offering flat rate services for paperwork, etc. because showing clients different listings isn't needed and not required by any agent. The roll of the buyers agent will be changed for the better.

Actually that’s not correct. A buyer’s agent did not and does not work for the seller once an offer is written, and the seller does not pay the buyer’s agent. The seller agrees to a listing fee with the explicit understanding that the listing brokerage will share a portion of it with the brokerage that brings the buyer. The listing brokerage pays the buyer’s agent through a cooperative agreement. I am curious as to how you envision touring properties without a buyer’s agent? Will you wait for an open house and hope the property doesn’t go into contract by then? Will you contact the listing agent and hope they have time to show it to you? Will you rely on pictures and video walkthroughs?

Of course norms can change--change is the only constant in this world.Buyer and seller agency agreements are COMPLETELY LEGAL--that fact that you claim to be an agent and you're saying they're not is highly concerning. The anti trust allegations stem from the argument that some listing agents artificially inflated commissions by leading sellers to believe the HAD to offer a commission to the buyer's agent and that there was a minimum that had to be met. There is no requirement for a seller to offer a buyer agent commission...though they often do because it tends to bring the greatest number of buyers.

I just put myself into the shoes of my clients, which many Realtors don't and can't because of a biased nature to their job. That's why you hear so many of them on KZbin, X, etc proclaiming nothing will change, while not fully understanding what the nature of the lawsuit was about to begin with.

Personally, I've not been proclaiming nothing will change, in fact, the video is ALL ABOUT changes that are quickly coming. Maybe you need to start your own KZbin channel and make videos about the topic so you can get your viewpoint out there.
