Love your advice but I would like to add…. Calculate your interest on your debt! Instead of paying it off faster you might could just invest in the stock market and get a higher rate of return then just paying it off. In theory you could offset your debt to income ratio by having a higher down payment due to current market returns

I don't agree. The valuations of these companies has to do with expectations of the real estate market. If the market is expected to skyrocket, the stocks would go up preemptively.

I don't feel trap. I love my home and location. I don't want to leave and never will leave. Everything is paid off. I don't have a mortgage. I have no reason to leave. I'm staying here for life. I'm 61 and staying put.

I know what you mean. I should have prefaced that people who want to move are trapped. The ones like yourself who love their homes and want to stay are not trapped at all. I love my home as well!

03:36 old homes do things like put the outside AC unit right at the back deck, new homes put that loud thing over away from the deck so you can still talk on the phone and hear the person with the AC kicks on suddenly, but new homes often put the AC on the side of the house that isn't part of the fenced back yard making your outside AC unit easily stolen my thieves.

Uhhh. No. Your not trapped. Its a failure of imagination. Sell a 400k house buy a 400k house. Also. 6 & 7% is low interest. Historically. My dad had a 17% loan. I had a 12%. For those who think the past was better. No. Not it wasn't. If my dad let his loan mature back then. And you purchased that same house today with your 6%. And went full term in that loan. My dad would pay double for that house in total of what you did. Even though your sale price was 3x his. What happened is that 2-3% interest rates allowed people who couldn't afford home ownership get into home ownership. Or allow you to buy a home size your not ready for.

I'm ten grand in debt no money at my credit limit I got sick and could not work for a month or so I have to ask friends for food I have no mo ey for bills or gas in the car or food for my animals ,life is hard ...and America should be ashamed of itself every way around

Sad to say but this is the exact same way it is for auto appraisers for insurance. I'm a third generation appraiser and I have so much knowledge and you compete against anybody that signs up. Like you, I've seen the industry completely change. The middlemen have taken over and Small locals firms can't compete with Nationwide contracts. The insurance companies have force body shops to do a lot more of the heavy lifting and because they don't have appraisers anymore that know what they're doing. So the shops have of course taken advantage of this to the extreme. This is one of the reasons insurance costs have skyrocketed. I don't see it getting any better.

Maybe a good idea if they had a clue about what's really going on. Perhaps a barometer for batshit crazy politicians might be worthwhile. For instance 2021-2024, LA faced (1) A president committing treason by opening the borders; (2) A governor inviting the world's homeless, charging his taxpayers an additional $12 billion to that end; (3) A city council declaring itself a sanctuary city that won't allow public resources to be used in exporting illegals.

Mental illness. Off their meds, destroying the shelter they at one time had, alienating family, turning to the street which they can't handle, a downward spiral. To remedy, establish group homes, asylum, where the mentally ill can be managed. Question is, who will take on that job?

Someone I know cosigned a car loan for their son. Which they stopped paying on causing a repossession. Their son got married and she moved in. They were supposed to pay the electric bill. They didn't have electricity for an entire summer. Finally the son and his wife moved out. I offered to pay for having the locks changed. They moved back in(with their 7 cats) within 6 months. Don't let your kids wreck your life!!!!

hurricanes didn't help anything, that's for sure! And the LA fires were mostly rich folks, but still they're suffering financially from the fires. But homelessness is more about the mentality of people and not being able to get ahead.
