Sales persons always tell about locality, construction quality, interiors etc but they never discuss legality of the project.

All these villas & flats in NOIDA Extention are not UP Reara registered and illlegal construction on private agricultral land, which land use is not changed in residential. Internal roads, parks & villas and flats are not built as per by approved authority bye buildibg laws and construction qwality is very poor so no worth to buy these villas in this cost. Total waste of money.

Best way to know property is leagal or not , if it is financed by NBFC bank then don't go for it .prefer government banks like SBI , canera ,central bank etc.

agar house 60l ka hai or agar other tax, gst,maintain charge ,etc ye sab mila ke tho dekha jaye tho 70-75lac ban jayega .....please ek example se ya approx value bata dio karo ..................

@@subahashsuman9183 just ask one question from any builder , provide document in which gnoida authority approved thr building plan . Pure g noida mein freehold naam ka koi chiz nhi hai , Sara land is of g. Noida authority and they can buldoze anything which is not approved by them , builder usually they buy agriculture land from farmers and build low rise building and provide only registry which can be done by anyone on any name. There is always risk just ask building plan if approved by g.noida authority or not ask for noc for sewage water connection and obviously they will tell for freehold it's not aplicable ask for rera if they will tell the same , ask if govt bank can provide load like SBI , Bob etc which they don't because it's illegal. Rest your choice
