Thats kind of a weird way to explain the 1% rule... I would rather say: The rent should be 1% or more of the purchase price 400,000 purchase price means 4,000 rent or more

Hey Louis , I’m just a little confused. I bought a house cash and it doesn’t pass the 1% rule, but I’m still making money every month. Does this rule only apply to property that you would be taking out a bond on?

The 1% is just a simple way to analyze rental properties. Whether its bonded or not does not matter because you use the rental income and purchase price only. You can do Return on Investment calculations if you want to find out more about your cash deal.

If it has a loan its highly unlikely to be profitable if its lower than 1% but it can be depending on the levies and rates and interest rate and deposits etc.

It all depends on your situation. I like using OPM. But if you dont have a income it can make sense if the return you receive from the property is enough

No not exactly. Multi lets can be done in in different ways. The strategy is simply using for example a 2 bedroom and renting it out to two separate people for R4000 each instead of, for example, R6500 for the entire 2 bedroom. This is just simply put.
