Hey Louis , I’m just a little confused. I bought a house cash and it doesn’t pass the 1% rule, but I’m still making money every month. Does this rule only apply to property that you would be taking out a bond on?

Oh wow I just had real problems here in Australia, (I am South African) Strata Management acted outside the "Act" "10 year building Act" and all most had the ederly people lose their units. I am a Social Worker and had my unit sold, but morally I could not leave the ederly people with that Strata management, so took them to Strat Tribunal and won, than moved them to a good Strata Management Company. If ever I buy a Units again, it will buy the whole complex, so I can community manage the complex. Strata Companies influte the building costs to fix the building. The Strata fees increased year after year, whilst the building had sub-standard work done.

Calc ain't right. Expect 8% annual rent escalations and 8% capital appreciation. Not certain about Sea Point, but most of the Southern suburbs has market rent at around 75% of costs of ownership. Market rent should exceed ownership costs after around 4 years. At this point, you're cash flow positive and have an appreciable asset growing safely at substantial compound rates. It's uniquely advantageous to own property in Cape Town, especially if you're able to rent it out.

Thanks for sharing your insight. If you escalate rent with 8% yoy, you will have terrible tenant turnover. Even with all these assumptions, it seems like an average return. Dont get me wrong. The right type of properties in CT or WC can be very profitable.

if ppl knew which properties you had to invest in in order for the property asset class to makes sense, 90% would leave it. Unless you inherited properties to begin with, or have a decent start, property is not worth it.

Im definitely not an advisor, but you can reason the same with literally any other asset class, not all stocks, trades, bonds,property, or commodities are smart investments. The investments become great with the use of specialized knowledge

My aunt passed and I inherited some of her portfolio and cash savings, I'm 51 with about 400k cash in savings and as usual everybody's preaching invest, S0 what stocks are a good long term buy, only major purchase 1 intend to make is buying a home in 5years from my returns

A cliche answer would be to invest in your education. With the right education, you will know which vehicles to use to double your money. What I did when I was younger is to invest in education and then invest in high risk stocks that could double my moneym

You can start with R15 buy you wint be able to invest the entire amount. You need 20% available by all times which is R3. If your available funds go below R3 you will get margin called.

Thanks for your comment. Do you have a credit score and some form of income in SA ? You will have to prove to the banks kn some way that you can afford the additional refinance. They are quite strict with this but it should be possible

Louis , great videos, overall it is super advice, sad reality we see a lot in this industry, (I am working as a real estate agent in Pta) is that a lot of clients don't even know they would be able to buy/ afford property and start a real estate portfolio of investment properties. Sectional title is a piss poor investment to make in the first place, you pay levies which go up every year, just buy freehold is better.

Hi Louis. Interesting question for you. What happens to the interest portion owed to the bank if I sell a property that has an active 30 year bond on it? Does some of the interest fall away if I pay back the original buying price to the bank, including the interest for, let's say... 5 years ownership, or do I have to settle the full interest amount for the 30-year bond on top of the original loan amount regardless of an early sale?

You notify the bank of cancellation of the bond and notify that you’re paying it off early, example you’re selling the house with a bond attached. When you sell you pay back the capital amount you owe to the bank plus bond cancellation fees.

@LantumBayFilms it's difficult to say. Depends how much of the capital amount you paid off, this is the initial loan amount excluding any interest. If you have a bond statement you will be able to see what the outstanding capital amount is. Normally it would be the outstanding capital amount and any early settlement penalty fee. Depends on the bank and agreement you have.

The bank owns the deed until it's paid off, so if you buy cash, you can get the actual deed from the bank.

It can be a advantage but dont use all of your money just to buy a property cash. If it cost your R500k you should have atleast R1m in cash in my opinion for it to make sense. Otherwise you use all of your available cash. I would say whatever property you choose just make sure you live within your means 💪🏻💪🏻

Very good advice. We have spent 6 months trying to sell a property with no bond and the time delay has become a big problem. So you make sense & the ROI is very interesting too. They should teach this in schools

You will get taxed CGT if you hold onto a stock for longer than a gear otherwise it will form part of your personal income tax because trading is seen as income and not an investment

Seems like in Bloemfontein you have an advantage above e.g. Cape Town. As property prices in Cape Town are high and inflated to begin with.

4m is not a luxury property in CT, also if these properties are in awesome condition it also means no maintenance for a long period hopefully.. I think too many generalizations here. BUT lots of other very good points and understand you are making these vids for average SAfrican

Thanks for watching. The price point was just an example and is technically irrelevant because prices is different all over SA. I dont invest in CT because of the imflated price, and I prefer cash flow
