Ek het 'n paar eiendomme in my eie naam en verhuur hulle. Maar om hulle nou in 'n besigheid in te sit, sal transfer fees ens kos. So dis nie die moeite werd nie, is dit? Ek weet ook nie hoe om so entiteit te skep nie.

Mens kan iemand soos Prosperity Enterprises gebruik om te help met die entities. Hulle kan mens ook raad gee oor die skuif van die eiendomme. Daar is maar koste betrokke om dit te sluif so dit hang af of jy nog eiendom wil koop of nie. As jy nie wil nie en hou by wat jy het kan jy dit sekerlik hou soos dit is. Daar is wel baie voordele om dit eerder te skuif, al nadeel is die koste en moeite

Based on fundamentals ,No I wont. But There is perhaps trade opportunities in the short term. I dont like to invest in companies that dont generate free cash flow

Is any of this protected against panic sellers? I lost a lot of money on the ABSA property equity fund many years ago because people panic sold the unit trusts after some nonsense report was released (short sellers). It still has not recovered its original value and the dividends are not going to make up for it in many many years.

Yes as far as I understand it cant be manipulated because it's an auction process , so if there is no buyers it cant be sold. If that makes sense.

Please don’t tell the beginners to start out with a Trust, cause it’s costly and not necessary when starting out. I had to deregister my Trust. Just register a business Pty(Ltd) when you starting out.

Good luck with your journey and tha ks for watching. Its not mandatory but sometimes the banks can tequire a higher deposit depending on your finances. I always pay as little deposit as possible. With thatsaid a bigger deposit also has advantages like lower risk, better cash flow and more peace of mind. It all depends on your goals and strategy

@louisreynhardt thank you for the information. I also wanted to ask, I'm aware the amount you charge your tenant will increase annually but I'm also aware that your bond will tend to fluctuate at crazy rates. In your experience has your bonds ever grown beyond what tenants are charged

Thanks for watching. When its a Sectional title property, building insurance is included in your levies. If you buy a freehold property you will have to budget for insurance. My advice would be to avoid insurance from the banks.

Thanks for the video. I have an access bond with Absa and have often paid in extra to be used in cases of emergency, etc, but every time I make a withdrawal from the additional funds, my monthly bond payment increases. Could you please explain the reason for this and if the structure can be changed.

If it's paid off, why would you sell ? Unless you need the cash? What can it be rented fo, and will you have to depend on the cash flow? These are all questions that will affect the answer. I would say property is a long-term game, and my mentality is focused on never selling any property unless it's really needed

@louisreynhardt Thanks for the response. No, I don't "need" to sell and am 100% ready to rent. I literally got given the property via deceased estate/will (very lucky !?) Repairs are necessary but I have the capital to do this. A standard 3 bed house in an "OK" area... My main question... Do I register myself as a provisional tax payer, or do I open a company (or other method??) in order to write off tax expenses (or should I contact a tax practitioner)... or someone else? Sorry. Lots of questions!

You can either transfer it to the Cc like you would normally transfer a property ( this involves transfer and registration cost ) or you can consult with accountant and consider a asset for sales swop

Please consider what your advice sounds like: example: 7:29 you talk about 50-59yrs and suggests that: "during your 50s you should save at least 7x your annual salary" 1. Gross or net salary? 2. Should I save 7x in addition to everything else I've accumulated prior to my 50s (this is not mathematically possible, yet your sentence implies this) Or Should I during this period reach a total saving of 7x my current salary (Thus just the amount in my savings account excluding my other investments); which is not what your words are saying I think if you do the math on this idea it's not going to work: 50-59 is 10 years Annual salary = R300k total earned is R3m To be saved = R300k x 7 = R2.1m Thus what is left is R900k with which to make a living during those 10 years. Not possible. Suggestions are great but can be interpreted in different ways which may lead to disappointments

Thanks for your comment and for actually thinking about the numbers. The short answer is by the time you are in your 50s you should have saved up 7 times your net salary. Not within that 10 years, but by the time your are that age. So its all about compounding your savings from a young age.

Yes sure, the main reason would be buying for a large portion of equity or in other words a big disscount.

If it’s overseas - 1% is completely impossibly unrealistic in many other countries. In Germany or the Netherlands you’ll be lucky to get 0.3%

How I pay no taxes in South Africa is to NOT own any property in SA anymore 😂. Not a good idea to own part of a ship that the ANC criminal cartel has been steering onto the rocks for 30 years. US property investment I made years ago grew 600% in R value in 18 years, 😂while the SA one decreased 10% in real terms and actually 50% when you factor inflation in over comparable time period…

All income beneficiaries of a trust receive gets taxed in the hands of these beneficiaries.(So if I'm a beneficiary and get money from the trust and I am company then I will be taxed at 27%). All money retained(left over) in the trust gets taxed at 45%. I'm failing to see how it is avoided Sir? Also any income earning assets donated to the trust, the income these assets produce gets taxed back in the hands of the person who donated the asset to the trust, limited to the Woulidge Limit. Could you perhaps shed some light please Louis? Thanks

@devanne3 the first point you mentioned is called the conduit principle. And now suddenly you are not taxed at 45% anymore And the beneficiary pays tax in his personal capacity. So you can pay out tne profits to a member with the lowest income tax bracket. Loans are also a great way to reduces taxes. Donations is just to small to benefit from. You also use depreciation and expenses to reduce your overall profit to pay less tax. My advice would be to reach out to a smart accountant that can share more detail on the matter. Eveyrones' situation will also be a bit different. There are many smart and legal ways to pay little or no taxes.

@@louisreynhardt Ok, I'm starting to see your point. Basically live off the company(trust) and claim all expenses(if possible) as business expenditure that we may claim deductions from them. Find a family member down on his luck funnel the money through him as he only gets taxed I think on his first R100,000 before he has to pay 18%, and give him something nice for his help. And so we skip paying a lot of taxes. Makes a lot of sense now actually😄. Jy's 'n ster broer🤌

I invested in the S&P 500 at the end of last year and I think I was quite lucky that it went up by 30% about so I made quite a lot of money from it but yeah I do think this wasn't necessarily a normal yearly interest rate
