This has to be one of the worst pitches ever but I still managed to raise £200,000. It's a pitch I put together to raise money for a property project.

Thanks for the high quality videos. Some of property coaches and investors are shouting in their pitches and this is stressing the audience. I learn more here.Was that permitted development C4? or you had to get planning permission?

Thank you so much - we had to put in for full planning permission to convert this mixed use building into 4 apartments. We did a feasibility study to see if the project ticked all the boxes in terms of meeting the national minimum space standards, garden space, amenity space etc which gave us the confidence to proceed! Appreciate the insight. I'm assuming this project is done and dusted based on the stated mortgage payments? If not, how did you navigate this? Thanks.

Yes the project is done and dusted. We actually went for the refinance at the time of the mini budget with Lizz Truss! So there was a lot of turmoil in the mortgage market - but by the time we completed on the refinace things had settled down and we got 75% loan to value which was amazing :) Mortgage payments are higher than expected but rents have also moved on a lot of overall we were in the same position. Hi Rav . I see here you are adding value via refurbishment instead of focusing on creative deals . I notice you prefer to split larger properties into 1 bed flats rather than converting these for use as HMO’s . Do you have a video explaining why you prefer splitting properties into flats instead of converting them for use as HMO’s . What are the benefits you see for your strategy ?

Hi - I dont like the idea of managing HMOs hence why I dont personally like them - also where I invest is an article 4 area which makes it much harder!

Hi - its a mixed use commercial unit so the stamp duty is reduced due to the commercial element. Here is the link to the calculator: www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#!/intro You have to tick the box that says If it's a mixed transaction, choose 'Non-residential'. Complete the rest of the calculator and it will show you. I hope that helps :)

You can use someone on fiver.com or upwork to edit your video :) I didnt edit myself - I am no editor and have no intension of being one!
