Thanks so much - you can have a look on rightmove, zoolpa and land registry to see how many have sold in the block and then compare this to the number of apartments in your block. I hope that helps :)

Not rental boxes - there is nothing stopping 'starters' using this strategy to end up with a 2 bed flat themselves and get a lot of their money back as well. Depends on how you look at it doesnt it really.

Great video. What if the bathroom is not on the same side of the new kitchen area. So diagonally across from each other once the kitchen is moved to the living room area?

You need the existing kitchen or a bathroom to be opposite the living room - this is for the pipework. If the kitchen or bathroom is on the opposite side of the flat then how will you run the waste away from the living room? Freeholders dont like you running new pipework externally (understandably). Hi Rav, Thanks for sharing all these valuable information. How difficult is to get the consent from the Freeholder for converting the flats and was it any case in the past when the consent was refused?

Hi - thanks for the comment. I have never been refused consent and actually helped someone who was refused consent to get this over turned. You just have to check the guidance from the freeholder and take a step back and look at what you are proposing - does it sound reasonable and if so you should be ok. You can make enquiries before hand before exchange to find out if you will get consent - so you are not running the risk of not getting it once exchanged. I hope that helps :)

Hi Rav Great video as usual 1. Does the split of council and private tenants have to be exactly 50:50 or is there some form of leeway on this? Does the council provide that information readily in advance? 2. Do you get the flat changed to an official 2 bed property on land registry during remortgaging 3. Does this process work well with converting 2 into 3 bed apartments (rare I know).

Hi - thanks so much: 1. It doesnt have to be exact - but something the lender will look for at least 50/50 they will take a view if its less 2. No - we have never been asked to have the plans modified in anyway by anyone - the question the lender usually asks is did you get consent - and the answer is yes. 3. Yes I own a 2 bedroom apartment that I will be converting into 3! The only reason I didnt focus on this is that there is a bit more risk involved because there are less 3 bedrooms apartments on the market and sold so bedding down the end value becomes harder (leads to more uncertainty). But is possible for sure. I hope that helps :)

You could try and see if you can cancel early but usually there will be fees to pay so might be worth waiting until contract is up. What are you driving at the moment?

Is it possible to do a Service accommodation/Air BnB on a property purchased outright rather then the rent-2-rent model? If so, does section 24 landlord tax apply if you Air BnB from your own propert? 🙂

Hi. You can airbnb a property you own. If owned in your personal name then you wont be able to off set all of the mortgage costs if held in your personal name due to the changes proposed in the Budget but if its held in a limited company you can off set all the mortgage costs. I hope that helps :)

Thanks so much - splitting the utilities - is straight forward - you simply contact UK Power Networks for the electrics and your water company - complete an application form, they do a survey and then let you know what you need to do and by when and the cost of the works. The application and survey is usually quick - usually within weeks and then depending on if they need to close the road or set up traffic lights the connection can take 4 to 6 weeks.

It's such financially irresponsible things, not only is it predatory but what he doesn't mention is the level of risk. Who the fuck are you going to sell it to during this recession or with the level of high interest rates. All this guy is doing is inflating the house prices, inflating the assets value, and claiming having zero collateral is a good thing. No, it's the other way around. If your so successful, then buy the whole thing outright and avoid all the associated costs. If you're watching this and feel like it's a free lunch, don't there's no such thing as a free lunch.

Thanks david - buy the traditional way then. Why would you need to sell to anyone? I think you might have missed the point of the video....Im not 'inflating' the value of the flat - im adding value to it so its worth the same as any other 2 bedroom flat in the area - so going with the market. Very few if any buy any property 100% cash - its not financially savy and you cant exercise leverage. Why would you buy a flat for say £240k cash and have all that money tied up in it when you could put a fraction of that down using a mortgage and use the rest of your funds to....well buy another one. Its not a free lunch - you need to do some work - I never said it was a 'free lunch!'

How much do you need to add deposit for bridge finance and what type of interest rates will a finance bridge take?

For bridging you will need 25 to 30% and the interest rate will around 1% per month. Yes you will need more money upfront but you will get a lot of it back compared to buying the traditional way - its the end result that we are looking for!

Who cares! I dont have to physically do anything for this money to come in every month! It just comes in month after month! But yes i will do a video showing what the mortgage payments so that you can see the net amount coming in each month. This money that comes in i treat as a bonus so dont live off it but maybe will in the future when I retire :)

Hi - thank you :) Yes 100% you have to get consent from the Freeholder. It depends on the freeholder but usually its a form to fill in and can take a few weeks for them to process. They might send someone out to have a look at the apartment before the works and check once the works are complete. The cost is usually a few hundred pounds to process the application. The process and cost varies freeholder to freeholder but the above is true for the ones I have done :)

Hi mate. First of all, great video. I wonder if you can advise here, I have an unencumred property that was converted into two flats around 20 years ago by the previous owners. I don't have planning but have refurbished both flats and have tenants in both. I have just purchased the freehold. I want to refinance into a BTL but I'm unsure if I should or even could split the leases and refinance as seperate properties. I have been advised as the freeholder I cannot split to leases. Any advise would be greatly appreciated as I'd like to get the most value out of refinancing! Best

Just to add further to that, there is a small shared all way with seperate doors to each flat. They both have their own water connections, gas and electric downstairs and full electric upstairs including boiler etc. The council bills the CT as two seperate flats and it's recognised when you enter the post code into the council website.

The interior designer charged me £1,000 for the design service excluding the cost of the furniture. Most of the furniture was from Ikea so reasonably priced! I hope that helps :)

The net loan LTV is the net loan to value - its the amount you will receive less any arrangement fees and interest - so in essence the amount your solicitor will receive on completion. I hope that helps :)

Yes the project is done and dusted. We actually went for the refinance at the time of the mini budget with Lizz Truss! So there was a lot of turmoil in the mortgage market - but by the time we completed on the refinace things had settled down and we got 75% loan to value which was amazing :) Mortgage payments are higher than expected but rents have also moved on a lot of overall we were in the same position. Hi - we installed a water mist system which building control reccommended and also installed fire doors at the living room and bedroom entrance. I received a building control certificate for the works - so all good - no issues on value and there were no issues on getting a buy to let mortgage on this flat.
